What “Near the Airport” Means
Kempegowda International Airport sits at the north end of Bellary Road (NH 44). Apartments near Bangalore airport cluster in five pockets along and off that road, and the distance to the terminals changes a lot between them.

The spread is wide. A 1 BHK at Kalyani LivingTree and a 5 BHK duplex at Tata Varnam are both apartments near Bangalore airport, but they’re aimed at completely different buyers.

What Apartments Near Bangalore Airport Cost
For apartments near Bangalore airport, start with the base price, then add the government charges. Most of the airport belt is outside the old BBMP limits, so the stamp duty surcharge is 3% of the duty rather than 2%.

Then ask about the extras: floor rise, car parking, club membership and the maintenance deposit. On a pre-launch project, none of those are fixed yet.
Apartments Near Bangalore Airport: Registered or Not
This is the check that matters most for apartments near Bangalore airport, because the belt has several big names still at pre-launch.
On 23 October 2026 we searched the full Karnataka RERA list for the Chikkajala Puravankara project. There’s no registration and no pending application under Purva Codename Infinity, Purva Aerocity or Purva Grand Hills.
Watch the number you’re shown. The “RERA number” broker sites quote for Purva Codename Infinity, ending AG/171021/001317, is an estate agent’s registration that expired in October 2022. A project number has “PR” where that one has “AG”.
A registered project gives you an approved plan, a declared completion date and an escrow account for your payments. A pre-launch one gives you none of those yet. Our guide to checking RERA registration in Karnataka walks through the portal.
Pre-launch can still be a fair bet, especially from a listed developer. Just keep any payment small and fully refundable.
Metro and Roads
Phase 2B of the Blue Line runs about 27 km from Hebbal to the airport terminals along Bellary Road. Stations include Yelahanka, Bagaluru Cross, Doddajala and the airport itself.
Two planned stations were dropped from the current scope for lack of funds: Chikkajala and Bettahalasuru. Both are now listed as future stations. If an ad for apartments near Bangalore airport says “near the metro”, ask which station, and measure the distance to it yourself.

Until then, apartments near Bangalore airport depend on Bellary Road. It moves well north of Yelahanka. The queue builds towards Hebbal, and that’s where commutes to Manyata or the city lose their time.
Who Rents and Buys Here
The airport belt runs on a different economy from Whitefield. The big employers are the airport, cargo and logistics, airport hotels, and the aerospace and defence units in the KIADB parks. Data centres are arriving too.
That shapes who rents apartments near Bangalore airport. Shift workers want short drives at odd hours. Frequent flyers want the terminal close. Families tied to Manyata or Hebbal look at Yelahanka first.
Do the rent sum before you buy to let. All-in, each ₹1 Cr of price costs about ₹1.13 Cr. A 3% gross yield needs about ₹28,000 a month in rent per crore. Ask a local agent what finished flats actually let for.

Checks Before You Pay

Frequent flyers working from home. Living under 10 km from the terminals saves hours a month.
Patient buyers. Many of these projects hand over between 2028 and 2031. The area will look different by then, better or more crowded.
Apartments near Bangalore airport suit less well if you work south or east of Hebbal, need a metro today, or want shops and schools on your street. For that, Yelahanka is the safer pick.
