Project Overview

Purva Codename Infinity is the working name for a Puravankara apartment project in Chikkajala, the village on NH 44 between Yelahanka and the airport. A codename means the developer hasn’t launched Purva Codename Infinity yet. There’s no brochure, price list or project page from Puravankara.

What exists is a set of figures on property portals and broker microsites. They agree on the outline: a high-rise on roughly 7 to 7.5 acres, around 300 homes, and 2, 3 and 3.5 BHK apartments from about 1,200 to 2,100 sq ft.

On the rest of Purva Codename Infinity, they don’t agree. One source says one tower with two wings, another two towers. Floors are given as 2B+G+19 and 2B+G+21. We’ve left both out until Puravankara publishes a plan.

If the reported numbers hold, Purva Codename Infinity works out at 40 to 43 homes an acre. That’s our arithmetic, and it’s low for a high-rise. Puravankara’s Northern Lights at Bagalur is around 106 an acre.

Purva Codename Infinity location: where Chikkajala is

Chikkajala is a village of about 6,000 people (2011 census) in Bangalore North taluk, PIN 562157. It sits on Bellary Road, the stretch of NH 44 that runs from Hebbal to Kempegowda International Airport.

Going north from Yelahanka, you pass Bagalur Cross, then Chikkajala, then Doddajala and the airport toll gate. Our Doddajala and Shettigere guide covers the stretch just past it.

The village has a history most new buyers miss. It has the ruins of Chikkajala Fort and the Chennakeshava temple, built by the Hoysala king Vishnuvardhana in the 12th century. Our Chikkajala area guide covers the village in more detail.

Three names, one Chikkajala project?

You’ll also see “Purva Aerocity” and “Purva Grand Hills” used for a Puravankara high-rise of about 300 homes in Chikkajala. The figures overlap closely with Purva Codename Infinity, so it may well be one project under several sales names.

Puravankara hasn’t confirmed any of the three names, and none is on the Karnataka RERA list. Our guide to projects renamed before launch explains why the registered name is the one that counts.

We’ve compared what each name claims, side by side, in our post on Purva Aerocity.

Who This Suits

It works if

You work in the airport belt. Airport operations, cargo, hotels and the aerospace parks at Bagalur and Devanahalli are all a short drive up Bellary Road. Our guide to Bangalore’s aerospace and defence economy covers who employs people here.

You’re early and patient. Pre-launch Purva Codename Infinity buyers may get the best prices, and a low-density project from a listed developer is a fair bet to wait on.

You fly often. Purva Codename Infinity in Chikkajala is about 8.6 km from the airport terminals in a straight line, closer than almost any large project south of the toll gate.

It doesn’t work if

You need to pay a booking amount this month. Purva Codename Infinity has no RERA registration, so there’s no approved plan, no registered completion date and no escrow protection yet.

Your office is in Whitefield, Electronic City or on the Outer Ring Road, a long way from Purva Codename Infinity. Hebbal is about 15.5 km south in a straight line, and every one of those commutes goes through it.

You’re counting on a metro station at the gate. The planned Chikkajala station was dropped from the airport line’s current phase for lack of funds.

Purva Codename Infinity review: our verdict

Our Purva Codename Infinity review: a promising site from a developer that’s been building in Bangalore since 1975, at a reported density well below the corridor’s high-rises. But today it’s a name, not a project you can sign for. Register your interest if you like, and pay nothing that isn’t refundable until a RERA number exists.

About the Developer

Puravankara Limited was founded in 1975 by Ravi Puravankara and is headquartered in Bangalore. It’s listed on the BSE and NSE, and sells under two main brands: Purva for premium homes and Provident for mid-market ones.

Puravankara already builds in north Bangalore. Its Northern Lights project at Bagalur is registered and selling, and Purva Zenium 2 at Hosahalli, off Airport Road, carries a RERA completion date of 30 June 2027.

Because the company is listed, its filings to investors often mention upcoming projects before marketing does. Our guide to what a listed developer discloses shows where to look.

For every Puravankara registration since 2024, see our list of Puravankara upcoming projects.

The check before you buy: walk a finished Purva building that’s five or more years old. Look at the lifts, the waterproofing and the common areas. That tells you more about Purva Codename Infinity than any render can.

Pricing

Puravankara hasn’t published a Purva Codename Infinity price. The figures online don’t agree. A 2 BHK is quoted at anything from ₹60 lakh to ₹1.7 Cr, more than double. We haven’t put any of them in the table.

Configuration Reported size Price
2 BHK ~1,190–1,300 sq ft Not published
3 BHK ~1,520–2,050 sq ft Not published
3.5 BHK ~2,100 sq ft Not published
Check price for Purva Codename Infinity

We’ll ask Puravankara for the launch price list as soon as it exists, with the RERA carpet area for a named unit.

These Purva Codename Infinity sizes come from portals and broker sites, not Puravankara. Treat them as a guide to the mix, not a promise.

Purva Codename Infinity price: how to judge a pre-launch quote

Ask what the quote is per sq ft, and on which area: carpet, built-up or super built-up. A low price on a large super built-up area can cost more per usable sq ft than a higher one on carpet.

For reference, Puravankara’s own site lists Purva Celestial on International Airport Road from ₹1.01 Cr for homes from 1,034 sq ft. That’s a live, priced project you can compare against. Our guide to “price on request” covers how to get a real number.

What You’ll Actually Pay

With no Purva Codename Infinity price published, here are the government charges per ₹1 Cr of agreement value. Chikkajala is outside the old BBMP limits, so the 3% surcharge applies. See our guide to property outside BBMP limits.

Charges per ₹1 Cr of agreement value
Under-construction apartment, outside the old BBMP limits. Surcharge at 3% of duty
Agreement value₹1,00,00,000
GST at 5% (under construction)₹5,00,000
Stamp duty at 5%₹5,00,000
Cess at 10% of stamp duty₹50,000
Surcharge at 3% of stamp duty₹15,000
Registration at 2%₹2,00,000
All-in per ₹1 Cr₹1,12,65,000

That’s 12.65% on top, and none of it is covered by a home loan. On a ₹1.5 Cr agreement it would be ₹18.98 lakh.

Two traps. Floor rise, car parking, club membership and the maintenance deposit sit outside the base price and can add lakhs more. And Karnataka doubled registration to 2% on 31 August 2025, so older calculators understate it.

For the full working on duty and fees, see stamp duty and registration charges in Bangalore.

Floor Plans

There’s no official Purva Codename Infinity floor plan. Floor plans only become fixed once the building plan is sanctioned and filed with RERA. Here’s what the portals report.

Type Reported area Status
2 BHK ~1,190–1,300 sq ft Reported, unconfirmed
3 BHK ~1,520–2,050 sq ft Reported, unconfirmed
3.5 BHK ~2,100 sq ft Reported, unconfirmed

One source lists Purva Codename Infinity as 2, 3 and 4 BHK instead of 3.5. That’s either an older plan or a mistake.

Purva Codename Infinity floor plan: three numbers to ask for

RERA carpet area. The usable floor inside your walls. It’s the only area the law defines, and the one your sale agreement should state.

Super built-up area. Carpet plus walls, balconies and a share of the lobbies and clubhouse. In Bangalore high-rises the gap is often 25 to 30%.

What the half room is. A 3.5 BHK’s extra room can be a study, a staff room or a store. Our guide to the half room in a 2.5 or 3.5 BHK covers what to check.

Amenities

The amenity lists online are generic: clubhouse, pool, gym, landscaped gardens, a jogging track, tennis, badminton and basketball courts, a kids’ play area and a party hall. One microsite says over 80% of the site will be open space.

None of the Purva Codename Infinity amenity list comes from Puravankara, so treat it as a wish list until the brochure is out.

Do the ratio. Around 300 homes on 7 acres should support a proper clubhouse without crowding. When the plan is out, ask for the clubhouse size in sq ft and when it opens. See our guide to open space in Bangalore apartments.

Ask too where the water will come from. Many projects on this stretch rely on borewells and tankers, not piped supply.

Investment Opportunity

The Purva Codename Infinity case is the airport. Kempegowda International Airport opened its second terminal in 2022, and the jobs around it keep growing. A pre-launch entry from a listed developer, at low density, is a reasonable way to buy into that.

The honest arithmetic

All-in, each ₹1 Cr of price costs about ₹1.13 Cr. A 3% gross yield on that needs about ₹28,000 a month in rent per crore. Ask a local agent what finished 2 and 3 BHKs near Bagalur Cross actually let for.

What works against it

Purva Codename Infinity possession is years away. With no RERA date, portals guess anything from 2028 to December 2029. That’s rent or EMI on top of EMI. Our guide to the cost of carry on a long possession date does the sums.

Supply is heavy too. Northern Lights alone is adding around 2,600 homes a few kilometres away, and resale buyers will have plenty to choose from.

Tata’s Carnatica township is on the Chikkajala–Shettigere Road nearby, already partly handed over. Our Tata Varnam page covers its registered phases, a useful comparison for any Purva Codename Infinity quote.

Location Advantages

For Purva Codename Infinity Chikkajala, we’ve measured straight-line distances from the village point: the airport terminals about 8.6 km, Yelahanka about 8.7 km, Manyata Tech Park about 13.7 km and Hebbal about 15.5 km. Road distances will be longer.

One broker microsite puts the airport at 5 km and Hebbal at 10 km. Neither matches the map. Our Yelahanka locality guide covers the established side of the corridor.

On the metro: Phase 2B of the Blue Line will run from Hebbal to the airport along Bellary Road. Bagaluru Cross and Doddajala stations are on it. Chikkajala’s station isn’t in the current scope. Our guide to apartments near Bangalore airport compares the pockets along the line.

What to check before you believe the map

Before you book Purva Codename Infinity, drive from Chikkajala to your office at 8.30am on a weekday. Bellary Road itself moves well north of Yelahanka. The queue builds towards Hebbal.

Ask about height clearance too. Towers near the airport need an Airports Authority height NOC. Our explainer on airport height restrictions explains why floors can change.

We haven’t published a Purva Codename Infinity map pin. No survey number is public, and Chikkajala covers about 2.5 sq km. Ask Puravankara for the survey number and check it against the RERA filing once it’s registered.

Construction Status

Purva Codename Infinity is at pre-launch. There’s no RERA registration, no public building plan approval and no launch date. We didn’t find a pending RERA application under any of the three names either.

Some sites show Purva Codename Infinity as “under construction” or even ready to move. Those pages are stale or wrong. Our post on codename pages carrying stale figures shows how it happens.

The RERA number you’ll see online isn’t the project’s. PRM/KA/RERA/1251/446/AG/171021/001317 is an estate agent’s registration, valid from 2017 to 21 October 2022. The “AG” marks it as an agent. A project number has “PR” in that place.

Before You Book

  1. Wait for a RERA number with “PR” in it, and look it up on the Karnataka RERA portal yourself.
  2. Get the registered project name, and check it’s the one on your receipt.
  3. Read the expression of interest. It should be fully refundable and name no unit price you can’t change.
  4. Get the survey number and check the land title and the joint development agreement, if any.
  5. Ask for the height NOC from the Airports Authority.
  6. Get a written Purva Codename Infinity price on RERA carpet area, with every extra listed.
  7. See the RERA completion date, not a marketing one.
  8. Ask about water: borewell, tanker or piped.
  9. Walk an older Purva project before you commit.

Important Information

Official, checked 23 October 2026: the Karnataka RERA project list (no registration or pending application for this project under any of its names), the RERA certificates for the agent number and for Purva Zenium 2, and Puravankara’s Bengaluru and Airport Road project pages.

Not published by Puravankara: the project itself, its name, price, land area, towers, floors, unit count, sizes, floor plans, amenities and possession date.

Reported only, by portals and broker sites (read 23 October 2026): about 7 to 7.5 acres, around 300 homes, 2, 3 and 3.5 BHK of about 1,200 to 2,100 sq ft, and the amenity list. Towers, floors, prices and possession dates conflicted, so we left them out.

Our own arithmetic: density, straight-line distances from the Chikkajala village point, and the cost sheet. Statutory rates checked 23 October 2026: stamp duty 5%, cess 10% of duty, surcharge 3% outside the old BBMP limits, registration 2%, GST 5% on under-construction homes.

Nothing here is an offer. Look up any registration yourself on the Karnataka RERA portal.

For Puravankara’s registered projects, see puravankara.com.
