About This Listing
At a Glance
Century Tisora is a residential project at Attur Layout in Yelahanka New Town, off Doddaballapur Road, opposite Attur Lake. Reported at 14 to 15 acres with around 1,200 homes across five or six towers of ground plus 19 floors.
Entry pricing is reported at about ₹1.09 to 1.10 Cr for a 2 BHK, which is the most accessible project we currently track in North Bengaluru.
Two things to know before you read on. First, the project is marketed as “low-density living” — but 1,200 homes on 14 acres is roughly 86 homes an acre, which is dense. Second, Tisora does not appear on Century Real Estate’s own website, so every figure here is from secondary sources and flagged as such.

Project Overview
Century Tisora sits at Attur Layout in Yelahanka New Town, off Doddaballapur Road, facing Attur Lake. Century Real Estate was founded in 1973 and is one of Bengaluru’s older developers, with a substantial land bank across the north of the city.
The “low-density” claim, checked
This project is described in circulating material as offering low-density living. That is a claim you can test with one division, so we did.
| Inputs | Homes per acre |
|---|---|
| ~1,200 homes ÷ 14 acres | ~86 |
| ~1,200 homes ÷ 15 acres | ~80 |
| A typical Bengaluru high-rise | 60 – 80 |
| Genuinely low density | Under 50 |
At 80 to 86 homes an acre, this is not a low-density project. It is at or slightly above the upper end of the Bengaluru norm, and it is the densest project we currently track. That is not a reason to avoid it — density is largely what makes a ₹1.09 Cr entry price possible on a 14-acre site with a lake opposite. But you should buy it knowing what it is. Five or six towers of nineteen floors is a high-rise environment, not a spacious one. Our guide to reading density before you buy explains the bands.
Where these figures come from
Century Tisora does not appear on Century Real Estate’s own website, which currently lists Codename Blue Moon, Century Kindle, Bliss, Mirai, Liva, Regalia, Trails, Wintersun and Eden.
That may simply be because the project launched in March 2026 and the site has not caught up. It may be that the project carries a different name officially. We do not know, and we are not going to guess.
What it means for you is that every number on this page is from secondary sources rather than the developer. We have marked each one, and we would ask for all of it in writing before relying on any of it.
Who This Suits
Century Tisora suits you if you want a North Bengaluru address at the accessible end of the market and you are comfortable in a high-rise. At a reported ₹1.09 Cr entry it is roughly a third of what the premium airport-corridor launches ask.
It suits buyers working in the Yelahanka, Doddaballapur Road or north-city belt, and anyone for whom the lake opposite and the established Yelahanka New Town surroundings matter more than land area per home.
Who it does not suit
It does not suit anyone who wants space. At 80-plus homes an acre across nineteen-floor towers, this is a dense project and the marketing language should not persuade you otherwise.
It does not suit a Whitefield, Outer Ring Road or Electronic City commute. And with possession reported for December 2030, it does not suit anyone who needs a home in the next few years.
Why the price band matters here
At ₹1.09 Cr the resale pool is genuinely wide, which is the strongest practical argument for this project. Far more households can write that cheque than a ₹3 Cr one.
Liquidity is an underrated quality in Bengaluru property. A home you can sell in a reasonable time at a reasonable price is worth more than a marginally better home you cannot.
About the Developer
Century Real Estate was founded in 1973 and describes itself as one of Bengaluru’s leading professional real estate companies. Its own website lists projects including Century Kindle, Century Bliss, Century Mirai, Century Liva, Century Regalia, Century Trails, Century Eden and Ferié villas at Century Wintersun.
A five-decade history in one city is a meaningful thing. It means there are completed Century projects of varying ages around Bengaluru that you can go and look at, which is the most reliable evidence available about how a developer builds.
Century is also known for a large north Bengaluru land bank, which is why several of its projects cluster in this part of the city. Land held long-term at historic cost is part of what allows an accessible price point on a well-located site.
We would put real weight on visiting two completed Century projects — one recent, one ten years old — before buying here, precisely because this project is thinly documented on official channels. See our guide to checking a developer’s track record yourself.
Pricing
| Configuration | Reported size | Reported price |
|---|---|---|
| 2 BHK | From ~1,100 – 1,160 sq ft | From ~₹1.09 – 1.10 Cr |
| 2.5 BHK | Mid tier | On request |
| 3 BHK | Up to ~1,760 sq ft | On request |
| 4 BHK | Reported by some sources only, to ~2,315 sq ft | On request |
Every figure in this table is from secondary sources. No Century price list for this project is published, and the project does not appear on the developer’s own site. Sources also disagree on the configuration range — most say 2, 2.5 and 3 BHK; some add a 4 BHK and a wider size ceiling of 2,315 sq ft. We have shown both positions rather than picking one. Confirm your configuration, its size and its price in writing before you budget anything. Prices exclude GST, stamp duty, registration and statutory charges.
What is worth noting is how consistent the entry price is across sources, at ₹1.09 to ₹1.10 Cr. A tight spread on an entry figure usually means it is coming from an actual price list somewhere, even if that list is not public.
What You’ll Actually Pay
The quoted price is the base. Statutory charges add roughly 12.6% on top, in cash, and no bank funds any of it.
That is ₹13,73,400 above the quoted price. Registration alone doubled to 2% on 31 August 2025, adding ₹1.09 lakh against the old rate — many calculators still run 1%. Full working in our Bangalore cost breakdown.
At this price point the statutory burden hurts proportionally more, because ₹13.7 lakh in cash is a larger share of most buyers’ savings than it is at ₹4 Cr. Budget it separately from your down payment, and see our guide to what a 2030 possession costs to carry.
Floor Plans
Reported configurations are 2 BHK, 2.5 BHK and 3 BHK, with sizes from around 1,100 sq ft to 1,760 sq ft. Some sources extend the range to a 4 BHK at up to 2,315 sq ft.
| Configuration | Reported size | Agreement across sources |
|---|---|---|
| 2 BHK | ~1,100 – 1,160 sq ft | Consistent |
| 2.5 BHK | Between 2 and 3 BHK | Consistent |
| 3 BHK | Up to ~1,760 sq ft | Consistent |
| 4 BHK | Up to ~2,315 sq ft | Some sources only |
What a 1,100 sq ft 2 BHK means
That is a sensible, efficient size for a 2 BHK — neither cramped nor generous. Expect two proper bedrooms, a combined living and dining space, a utility and a balcony.
The 2.5 BHK is worth asking about specifically. The half room is usually a study or a small third bedroom, and whether it has a window makes a large difference to what it can be used for.
Ask for the RERA-disclosed carpet area of your exact unit. With a registration number published, that disclosure should be available on the portal, and it is the only figure that compares cleanly against another project. In a G+19 tower, also ask which floor and what it faces — see our guide to choosing a floor in a high-rise.
Amenities
No amenity specification for this project has been published by Century, and we are not going to reproduce channel partner lists as though they were confirmed.
What can reasonably be expected at this price point on a 14-to-15-acre site with around 1,200 homes: a clubhouse, pool, gym, children’s play areas, sports courts and landscaped grounds. That is the market standard rather than a project claim.
The location does carry one genuine amenity that does not depend on the developer at all. The project is reported as sitting opposite Attur Lake, and a public waterbody with a walking edge is worth more than most built facilities.
Ask for the specification annexure that will attach to your agreement, and ask which amenities fall in which phase if the project is phased. At 80-plus homes an acre, the ratio of facilities to families matters more than the length of the list — see our guides on judging amenities rather than amenity lists and what a lake nearby actually means.
Investment Opportunity
| In its favour | Against it |
|---|---|
| ₹1.09 Cr entry keeps the resale pool very wide | Not on the developer’s own website |
| RERA number published and internally consistent | 80 to 86 homes an acre, despite “low-density” claim |
| Established Yelahanka New Town surroundings | December 2030 possession is a long carry |
| Attur Lake opposite — a durable, public amenity | Sources disagree on acres, towers and configurations |
| Century has a five-decade Bengaluru record | No amenity specification published |
On yield
Bengaluru yields sit in the ordinary 3–4% band. This price point has the best tenant depth of any project we currently track, because ₹1.09 Cr homes rent to a far wider pool than ₹4 Cr ones. Rent still will not service the loan.
The honest horizon
With December 2030 possession and a dense high-rise product, this is a seven-to-ten year position. The strongest part of the case is liquidity: an accessible price in an established area is easier to exit than a premium unit in an emerging one.
The weakest part is documentation. A project this thinly covered on official channels deserves more diligence than usual, not less, and the RERA filing is where you should spend it.
Nothing here is personalised financial advice. It is our reading of the fundamentals, and you should weigh it against your own position.
Location Advantages
Attur Layout sits in Yelahanka New Town, off Doddaballapur Road. Yelahanka is one of the older established parts of north Bengaluru, with a settled residential fabric, schools and local retail already in place.
Doddaballapur Road runs north-west from Yelahanka and carries a growing industrial and residential corridor. Bellary Road and the airport are accessible across, rather than along, this axis.
| Nearby | What it is |
|---|---|
| Attur Lake | Reported directly opposite the project |
| Yelahanka New Town | The established residential township around it |
| Doddaballapur Road | The corridor axis, industrial and residential |
| Kempegowda International Airport | Accessible via Bellary Road |
| Hebbal and Manyata | The employment belt to the south-east |
What Yelahanka gets you
Yelahanka’s advantage over the outer airport corridor is that it is finished. You are not waiting for retail, schools or healthcare to arrive, because they are already here.
Its disadvantage is that the tech employment is not here. Manyata and Hebbal are a commute, and anything further east or south is a long one.
We have not published distances in kilometres because we have no verified site coordinates, and a wrong distance is worse than none. Drive your own commute at nine on a weekday before deciding anything.
Other projects we track nearby: Embassy Astra at Hebbal, Sattva City on Airport Road and Lodha Beaumont Estate at Sadahalli.
Construction Status
Launched, with a RERA number published: PRM/KA/RERA/1251/309/PR/010326/008412.
That number is internally consistent in a way worth noting. The embedded date, 010326, corresponds to 1 March 2026, which matches the launch date reported by every source we found. Registration numbers with mismatched embedded dates are a warning sign; this one is not.
Reported possession is December 2030, and sources agree on that figure.
What to do with the number
Search it on the Karnataka RERA portal yourself. This matters more here than on most projects, because the portal is the only authoritative source available for this development.
Read four things: the declared completion date, the project extent in acres, the number of blocks and units, and the carpet area schedule. Those four will resolve every conflict on this page — the 14-versus-15-acre question, the five-versus-six-tower question, and whether a 4 BHK exists.
Because this project does not appear on Century’s own website, the RERA filing is not a supplementary check here, it is your primary source. Read it before you pay anything, and take the figures from it rather than from this page or any other.
Before You Book
- Verify PRM/KA/RERA/1251/309/PR/010326/008412 on the Karnataka portal. This is your primary source, not a formality.
- Read the project extent, block count and unit count in the filing to settle the conflicting figures on this page.
- Do the density sum yourself from those filed numbers, and judge the “low-density” description against it.
- Read the declared completion date in the filing rather than the reported December 2030.
- Ask whether a 4 BHK exists. Sources disagree.
- Get carpet area for your exact unit from the filing’s schedule.
- Ask why the project is not on Century’s website, and whether it carries another name officially.
- Confirm the price in writing. No official price list is published.
- Budget 12.6% in cash — about ₹13.7 lakh at ₹1.09 Cr.
- Visit two completed Century projects, one recent and one about ten years old.
Frequently Asked Questions
What is Century Tisora?
Century Tisora is a residential project reported at Attur Layout in Yelahanka New Town, off Doddaballapur Road, opposite Attur Lake. Reported figures are 14 to 15 acres with around 1,200 homes across five or six towers of ground plus 19 floors, from about 1.09 crore.
Is Century Tisora RERA registered?
A registration number, PRM/KA/RERA/1251/309/PR/010326/008412, is published by secondary sources and its embedded date of 1 March 2026 matches the reported launch date. Verify it on the Karnataka RERA portal yourself, because it is the primary source for this project.
Is Century Tisora a low-density project?
No. Around 1,200 homes on 14 to 15 acres works out to roughly 80 to 86 homes an acre, which is at or above the upper end of the Bengaluru norm. Genuinely low density is under 50 an acre, so the low-density description does not match the arithmetic.
What does Century Tisora cost?
Reported entry pricing is about 1.09 to 1.10 crore for a 2 BHK from around 1,100 sq ft. Statutory charges add roughly 12.6 percent, taking that to about 1,22,73,400 registered. No official price list is published.
Why is Century Tisora not on Century Real Estate’s website?
We do not know. The company’s own site lists other projects including Codename Blue Moon, Kindle, Bliss, Mirai, Liva, Regalia, Trails, Wintersun and Eden. It may be that the site has not caught up with a March 2026 launch, or that the project carries a different name officially. It is worth asking directly.
How many acres is Century Tisora?
Sources report both 14 and 15 acres, and both figures circulate widely. The project extent stated in the RERA filing is the authoritative answer, and reading it also settles whether there are five or six towers.
When is possession at Century Tisora?
December 2030 is reported consistently across sources. The date that carries legal weight is the declared completion date in the RERA filing, so read it there and get it in writing.
What configurations does Century Tisora offer?
Most sources report 2 BHK, 2.5 BHK and 3 BHK from around 1,100 to 1,760 sq ft. Some sources add a 4 BHK extending to about 2,315 sq ft. The carpet area schedule in the RERA filing will confirm which configurations actually exist.
Important Information
Sourcing, stated plainly: Century Tisora does not appear on Century Real Estate’s own website (centuryrealestate.in), which lists Codename Blue Moon, Century Kindle, Bliss, Mirai, Liva, Regalia, Trails, Eden and Ferié villas at Century Wintersun. Every figure on this page therefore comes from secondary sources, not from the developer. We have published them because they are broadly consistent, and we have flagged the sourcing throughout rather than presenting them as confirmed. The RERA number PRM/KA/RERA/1251/309/PR/010326/008412 is internally consistent, since its embedded date of 1 March 2026 matches the reported launch date, but it too comes from secondary sources and you should verify it yourself. Where sources disagreed we have stated both positions rather than picking one: 14 versus 15 acres, five versus six towers, whether a 4 BHK exists, a size ceiling of 1,760 versus 2,315 sq ft, and an entry price of ₹1.09 versus ₹1.10 Cr. The 80 to 86 homes an acre figure is our own arithmetic from the reported unit count and acreage, and it contradicts the “low-density” description used in circulating material — we have said so rather than repeating the claim. Sections deliberately left out or kept short: amenities, because no specification has been published; a location map and distances, because we have no verified coordinates; and a payment schedule, because none is published. Nothing here is an offer or a contract. Read the filing on the Karnataka RERA portal and treat it as your primary source, then confirm current pricing with us before paying any booking amount.
