Sattva Group’s Track Record: What 142 Projects Does and Doesn’t Prove

Sattva Group has been building in Bengaluru since 1993, and by its own reporting has delivered 142 projects and around 80 million sq ft. Those are large numbers. This is what a developer’s track record can and cannot tell you before you buy, and how to check it for yourself rather than taking the brochure count on trust.

Key takeaways

  • Sattva was founded in 1993, is headquartered in Bengaluru and operates across seven cities.
  • It reports 142 completed projects and roughly 80 million sq ft delivered.
  • A long record reduces stall risk. It does not guarantee a handover date.
  • The useful check is completed projects you can visit, not the portfolio count.
  • The RERA portal shows complaints filed against a promoter. Read them.

What the record actually says

Sattva Group was founded in 1993 and is headquartered in Bengaluru, with operations across seven Indian cities and a portfolio spanning residential, commercial and co-working space.

The group reports 142 completed projects and around 80 million sq ft delivered, with a comparable quantum in various stages of development. Commercial and office space is a substantial part of that, not only housing.

In Bengaluru residential specifically, its projects include Sattva Vasanta Skye, Sattva Aeropolis, Sattva Songbird on Budigere Road, Sattva Lumina at Yelahanka, Sattva Park Cubix and Sattva Forest Ridge at JP Nagar.

Several of those sit on the airport corridor, which is unusually useful. It means there are finished Sattva buildings within a short drive of its current launches there.

What a long record genuinely tells you

Three things, and they are worth real weight in a decision.

Stall risk is lower. The single worst outcome in Indian real estate is a project that stops. A developer with three decades of delivery and a commercial portfolio generating income is less exposed to that than a first-time promoter.

Approvals are usually in order. Established developers have the relationships and the in-house capacity to get sanctions properly, which reduces the risk of a title or approval problem surfacing later.

There is evidence to inspect. This is the most useful one. You can go and look at what the developer built ten years ago, which is a far better predictor than any brochure.

None of these are small. Together they are most of the case for paying a brand premium at all.

What it does not tell you

Equally, three things, and buyers routinely assume the brand covers them when it does not.

It does not guarantee a handover date. Large developers run late too, and the only date with consequences is the declared completion date in the RERA filing for your phase.

It does not make a price right. A good developer can launch an expensive project. Brand strength and value are separate questions and should be assessed separately.

It does not tell you about this project. Quality varies between projects within a portfolio, with different contractors, different site conditions and different price points. The previous building is evidence, not a promise.

So use the record to narrow your shortlist, then assess the specific project on its own filing, specification and numbers.

How to check a developer yourself in an afternoon

All of this is public and none of it needs a professional. It is the most underused research available to a buyer.

  1. Search the promoter on the Karnataka RERA portal and list its registered projects.
  2. Read the quarterly progress updates on two or three older projects — built versus promised.
  3. Read the complaints section against the promoter, and what they were about.
  4. Visit two completed projects at seven on a weekday evening, not on a Sunday morning.
  5. Talk to a resident about handover delays, snag resolution and what maintenance actually costs.
  6. Look at a ten-year-old building and judge the facade, the lobbies and the basement.

Step six is the one that separates developers. Anyone can hand over a clean building. Whether it still looks good in year ten tells you what was specified behind the finish.

Look specifically at the basement and the service areas, because that is where cost-cutting shows first. Water staining on basement walls, exposed conduit and a struggling drainage arrangement all tell you more than a polished lobby does.

How to read the portfolio number itself

A project count is a weaker figure than it looks, and it is worth knowing why before it does any work in your decision.

Counts mix asset classes. A group with a large commercial portfolio may have delivered most of its square footage as office space, which says a great deal about execution capability and less about apartment finish.

Counts also mix eras and cities. A project delivered in 2004 in another state tells you little about a Bengaluru township being handed over in 2032, under different management, different contractors and different standards.

The version of the number that matters is narrower: how many residential projects this developer has completed in this city in the last ten years, and how they look now. That is a question you can answer in an afternoon, and it is the one worth answering.

A commercial portfolio does carry one genuine advantage for a homebuyer, and it is worth naming. Rental income from office assets is steadier than residential sales receipts, which gives a developer a cushion when the housing market slows.

That is a real argument for a diversified group over a pure residential one, and it is the sensible way to read a large commercial share in the portfolio count rather than dismissing it.

Finally, check who the contractor is on the project you are considering, not just who the developer is. Large developers appoint different contractors across projects, and the contractor is who actually builds your building.

It is a question almost no buyer asks and sales teams will usually answer. Where the same contractor built a project you can go and inspect, you have something close to a genuine preview.

Common questions

How long has Sattva Group been building in Bangalore?

Since 1993. The group is headquartered in Bengaluru and operates across seven Indian cities, reporting 142 completed projects and around 80 million sq ft delivered across residential, commercial and co-working space.

Does a developer’s track record guarantee on-time possession?

No. A long record reduces the risk of a project stalling and usually means approvals are in order, but established developers run late too. The only date with legal consequences is the declared completion date in the RERA filing for your phase.

How do I check a builder’s track record myself?

Search the promoter on the Karnataka RERA portal, read the quarterly progress updates on older projects, read any complaints filed against them, then visit two completed projects on a weekday evening and talk to residents about handover and maintenance.

What Sattva projects are there in Bangalore?

Its Bengaluru residential portfolio includes Sattva Vasanta Skye, Sattva Aeropolis, Sattva Songbird on Budigere Road, Sattva Lumina at Yelahanka, Sattva Park Cubix and Sattva Forest Ridge at JP Nagar, among others. Several sit on the airport corridor.

Is a project count a useful measure of a developer?

Only loosely. Counts mix asset classes, eras and cities, so a large total may be mostly commercial space or mostly historic. The useful version is how many residential projects the developer completed in this city in the last decade, and how those look today.
