44 Homes an Acre: How to Read Density Before You Buy in Bangalore — Maven Realty

Lodha Beaumont Estate Price Breakdown: The Real All-In Cost

A ₹3.10 crore apartment at Lodha Beaumont Estate registers in your name at about ₹3,49,06,000. The extra ₹39 lakh is statutory, payable in cash, and no bank funds a rupee of it. Here is every line, worked out, plus the three different entry prices currently circulating for the same home.

Key takeaways

  • Quoted entry is ₹3.10 Cr — but ₹3.25 Cr and ₹3.50 Cr also circulate.
  • Statutory charges add about 12.6%, in cash, on top of the price.
  • That is ₹39,06,000 on a ₹3.10 Cr home. All-in: ₹3,49,06,000.
  • Registration doubled to 2% on 31 Aug 2025 — many calculators still run 1%.
  • Above ₹50 lakh, you must deduct and deposit TDS. Not the seller.

The three prices in circulation

Before any arithmetic, the base number itself is unsettled, and you should know that before you budget.

Configuration Size Reported price
3 BHK From 2,385 sq ft ~₹3.10 – 3.50 Cr
3.5 BHK Mid tier On request
4 BHK Up to 4,060 sq ft On request
4 BHK Sky Residences Larger formats ~₹8 Cr onwards
5 BHK Penthouse Up to ~8,000 sq ft ~₹8 Cr onwards

We have seen ₹3.10 Cr, ₹3.25 Cr and ₹3.50 Cr quoted for the 3 BHK within the same few weeks. That spread is normal at pre-launch, when pricing moves between expressions of interest and allotment.

It is also a reason to get your figure in writing, for your specific unit, on letterhead or an official email. A verbal quote at this stage is an expectation rather than an offer.

We have used ₹3.10 Cr below because it is the lowest and therefore the most conservative basis for a budget.

One structural point before the arithmetic. At roughly 44 homes an acre in Cluster 1, this is a low-density product, and low density is most of what the premium over the rest of the corridor buys.

Whether that is worth ₹3 crore-plus to you is a judgement. But it is worth knowing what you are paying for, because it is not square footage alone.

The all-in cost, line by line

Every one of these is payable regardless of which developer you buy from. They are set by government, not by Lodha, and no developer can vary them.

Line Rate Amount
Base price — ₹3,10,00,000
GST 5% (under construction) ₹15,50,000
Stamp duty 5% ₹15,50,000
Municipal cess 10% of duty ₹1,55,000
Surcharge 2% of duty ₹31,000
Registration 2% ₹6,20,000
All-in, registered +12.6% ₹3,49,06,000

GST applies because this is an under-construction purchase with no input tax credit passed on. Stamp duty is charged on the higher of guidance value or consideration.

The registration line deserves attention. It doubled from 1% to 2% on 31 August 2025, adding ₹3.10 lakh here against the old rate, and a great many online calculators have not been updated.

What the price list does not include

The base figure is where a quote starts. Ask for the cost sheet by name — the itemised document — and these appear.

Floor rise. A per-floor increment above a base floor. It looks small on one floor and compounds substantially up a tower.

Preferred location charges. A premium for corner units, better facing, or a lake aspect. On an estate built around an 18-acre waterbody, expect this to be material on the best positions.

Car parking. Frequently charged separately, and a second space more so.

Club membership and corpus. One-time amounts falling due at or near handover.

Together these commonly add ten to twenty per cent before statutory charges are even mentioned, so the cost sheet is the document to ask for rather than a headline number.

Smaller lines sit near the bottom of a cost sheet and get skipped: infrastructure or development charges, water and electricity connection deposits, legal and documentation fees, and sometimes an advance maintenance deposit covering the first year or two.

Individually modest, together another meaningful sum. Ask for the sheet with a validity period on it, because a quote with no expiry is a snapshot rather than an offer.

The cost of waiting until 2030

On a long build, the carry is frequently larger than any of the add-ons and almost nobody models it.

On a construction-linked plan, interest starts on each disbursement as it is made. By the third year you may be servicing interest on a substantial loan while living somewhere else and paying rent.

Reported possession here contradicts — December 2030 and December 2027 both circulate, three years apart. That three-year swing is a three-year swing in the cost of carrying the purchase.

Work it both ways before committing. Take your likely average loan across the build, apply your interest rate, add your annual rent, and multiply by the years to each date. The difference is usually large enough to change the decision.

And note that statutory charges are paid during the build, not at handover — that ₹39 lakh leaves your account years before you hold a key.

The tax obligation that is yours, not the seller’s

One line that appears on no developer cost sheet, because it is not the developer’s money.

On a purchase above ₹50 lakh, the buyer is required to deduct tax at source from the seller’s consideration and deposit it with the government, filing Form 26QB and issuing Form 16B.

It does not increase your total outlay — the amount comes out of what you would otherwise pay the seller. What it does is put the compliance obligation, and any penalty for getting it wrong, on you.

On an instalment purchase you deduct on each payment as it is made rather than once at the end, which means a sequence of filings across the construction period.

Developers handle this routinely and will usually walk you through it. Ask their finance team how they expect it handled before the first payment goes out, and take your own advice on your specific position.

Joint buyers should ask specifically how it applies to them, because the compliance is generally handled per buyer and per seller, which multiplies the filings rather than the arithmetic.

Common questions

What is the actual cost of a flat at Lodha Beaumont Estate?

On a quoted 3.10 crore, statutory charges of about 12.6 percent add 39,06,000, taking the registered cost to roughly 3,49,06,000. That covers GST, stamp duty, cess, surcharge and registration, all payable in cash with no bank funding.

Why do different sources quote different prices for Lodha Beaumont Estate?

We have seen 3.10, 3.25 and 3.50 crore for the same 3 BHK within weeks. That spread is normal at pre-launch, when pricing moves between expression of interest and allotment. Get your figure in writing for your specific unit.

What are the stamp duty and registration charges in Bangalore?

Stamp duty at 5 percent on the higher of guidance value or consideration, municipal cess at 10 percent of duty, surcharge at 2 percent of duty, and registration at 2 percent. Registration doubled from 1 percent on 31 August 2025.

What charges are not in the quoted price?

Floor rise, preferred location charges for better facing or a lake aspect, car parking, and one-time club membership and corpus amounts at handover. Ask for the itemised cost sheet rather than a headline figure.

Do I have to pay TDS when buying this property?

On a purchase above 50 lakh the buyer deducts tax at source from the seller’s consideration and deposits it, filing Form 26QB. It does not increase your outlay but the compliance obligation is yours, and on instalments you deduct on each payment.
