The Sumadhura Solace price you’ll see online isn’t Sumadhura’s. The developer hasn’t published one, so every figure in circulation is reported, and the reported numbers don’t agree. This post lays them side by side, works out what a 3 BHK and a 4 BHK would really cost once tax and registration are added, and shows you how to get a number you can rely on.
Key takeaways
- There is no official Sumadhura Solace price; all figures are reported
- Reported 3 BHK entry is about ₹2.87 Cr; reported 4 BHK about ₹3.81–3.85 Cr
- Statutory charges add 12.6%: ₹2.87 Cr becomes about ₹3.23 Cr all-in
- Reported pairs imply roughly ₹14,000 to ₹16,800 per sq ft
- Possession is declared for 31 December 2029, so budget for three years of carrying cost

Why there’s no official Sumadhura Solace price yet
Start with what Sumadhura itself says. Its project page for Solace gives 11.66 acres, seven towers, 777 homes, 3 and 4 BHK in two layout families called Regal and Elite, and sizes from 1,705 to 2,730 sq ft. It gives a 45,000 sq ft clubhouse and more than ninety amenities. It does not give a rupee figure anywhere.
So the Sumadhura Solace price you’re reading on any website, including this one, is second-hand. That’s normal for Sumadhura Solace, a project that was only registered with Karnataka RERA on 11 December 2025 and is described by the developer as newly launched. Developers often hold back a public price list early and quote unit by unit at the sales desk.
It still matters, though. Without a published Sumadhura Solace price list you can’t check whether two buyers in the same tower were offered the same rate, and you can’t compare a quote against anything official. Treat every number below as a sense-check, not a budget.
What is official: the land, tower count, unit count, BHK mix, size range, clubhouse size and the two RERA registrations. What isn’t: any Sumadhura Solace price. Keep that line in your head while you read.
The reported Sumadhura Solace price range, and why it’s so wide
Here’s what is being reported for Sumadhura Solace. Two sources agree on a 3 BHK Elite of 1,705 sq ft from about ₹2.87 Cr. Two sources roughly agree on a 4 BHK of 2,730 sq ft at ₹3.81 to ₹3.85 Cr. Others give different starting points for Sumadhura Solace.
| Configuration | Reported size | Reported price | How many sources |
|---|---|---|---|
| 3 BHK Elite | 1,705 sq ft | from ₹2.87 Cr | Two agree |
| 3 BHK | 1,985 sq ft | ₹2.8 Cr | One |
| 4 BHK | 2,730 sq ft | ₹3.81–3.85 Cr | Two, roughly |
| 3 BHK / 4 BHK “onwards” | Not stated | ₹2.66 Cr / ₹2.76 Cr | One |
Look at the second row. A 1,985 sq ft home for less than a 1,705 sq ft one doesn’t make sense if both are measured the same way. And a 4 BHK “onwards” at ₹2.76 Cr, below the 3 BHK entry elsewhere, tells you the same thing. Some sources are quoting carpet area, some super built-up, and some are quoting a figure from an earlier date or a different tower. The developer’s own page doesn’t say which area its 1,705 to 2,730 sq ft range uses either.
So we won’t average them. We’ll work the two Sumadhura Solace price figures that have more than one source behind them, ₹2.87 Cr and ₹3.85 Cr, and show you the arithmetic so you can redo it on your own quote.
3 BHK all-in: a ₹2.87 Cr Sumadhura Solace price becomes ₹3.23 Cr
The headline number is never what leaves your account. Solace is under construction, so GST applies. Then there’s stamp duty, a cess and a surcharge on that duty, and the registration fee. Here’s the full stack on the reported 3 BHK entry Sumadhura Solace price.
| Item | Rate | Amount |
|---|---|---|
| Agreement value (reported) | — | ₹2,87,00,000 |
| GST (under construction, no input credit) | 5% | ₹14,35,000 |
| Stamp duty | 5% | ₹14,35,000 |
| Cess | 10% of duty | ₹1,43,500 |
| Surcharge (inside city corporation limits) | 2% of duty | ₹28,700 |
| Registration | 2% | ₹5,74,000 |
| Statutory charges | 12.6% | ₹36,16,200 |
| All-in | — | ₹3,23,16,200 |
That’s ₹36 lakh on top before a single extra charge. Two details catch people out. Registration went from 1% to 2% on 31 August 2025, so an older cost sheet will understate your bill by about ₹2.87 lakh on this home. And stamp duty, cess, surcharge and registration, ₹21,81,200 here, aren’t covered by your home loan. That money comes out of savings on registration day.
Thubarahalli sits inside the city corporation limits (the old BBMP area), so the surcharge is 2% of duty. Outside those limits it’s 3%, which would be ₹43,050 instead of ₹28,700. Our guide to stamp duty and registration charges in Bangalore walks through each line in more detail.
4 BHK all-in: ₹3.85 Cr becomes ₹4.34 Cr
Same rates, bigger base. On the upper reported 4 BHK Sumadhura Solace price the stack looks like this.
| Item | Rate | Amount |
|---|---|---|
| Agreement value (reported) | — | ₹3,85,00,000 |
| GST | 5% | ₹19,25,000 |
| Stamp duty | 5% | ₹19,25,000 |
| Cess | 10% of duty | ₹1,92,500 |
| Surcharge | 2% of duty | ₹38,500 |
| Registration | 2% | ₹7,70,000 |
| Statutory charges | 12.6% | ₹48,51,000 |
| All-in | — | ₹4,33,51,000 |
So a reported ₹3.85 Cr 4 BHK is really a ₹4.34 Cr decision. The cash you’ll need outside the loan for duty, cess, surcharge and registration is ₹29,26,000.
The useful shortcut: whatever Sumadhura Solace price you’re finally quoted, multiply by 1.126 and you’ll be close to the statutory all-in. That rule only holds while the rates stay where they are, and they do change. Check them again on the week you register.
If the 4 BHK you’re shown sits between the reported figures, say ₹3.81 Cr, the same 12.6% applies and the all-in lands at about ₹4.29 Cr. The multiplier doesn’t care which layout family you pick.
Sumadhura Solace price per sq ft: what the reported numbers imply
Dividing price by area is the quickest way to see whether two quotes are for the same thing. Here’s what the reported Sumadhura Solace pairs work out to. This is our arithmetic, not the developer’s.
- ₹2.87 Cr over 1,705 sq ft is about ₹16,830 per sq ft
- ₹2.8 Cr over 1,985 sq ft is about ₹14,110 per sq ft
- ₹3.85 Cr over 2,730 sq ft is about ₹14,100 per sq ft
- ₹3.81 Cr over 2,730 sq ft is about ₹13,960 per sq ft
Three of the four cluster near ₹14,000. The 1,705 sq ft figure sits about ₹2,700 higher. That gap is roughly what you’d expect if one number is quoted on carpet area and the others on super built-up, or if the smaller home is on a higher floor with a better outlook. We can’t tell which from outside.
That’s exactly why you should ask for both areas on any quote. Our Sumadhura Solace floor plans guide explains carpet, built-up and super built-up, and how the loading between them changes your real rate. A Sumadhura Solace price per sq ft is only comparable when both sides use the same area.
The extras that never appear in the headline Sumadhura Solace price
Statutory charges are predictable. These aren’t, and none of them has been published for Solace. Ask for every one as a separate line with an amount.
- Floor rise. A per-sq-ft add-on for each floor above a set level. On a 2,000 sq ft home even a small rate adds up fast.
- Preferred location charge. Corner units, park-facing or lake-facing homes. The developer talks about lakeside orientations at Sumadhura Solace, which usually means a PLC on those units.
- Car parking. Is one bay included? What does a second one cost?
- Clubhouse membership. With a 45,000 sq ft clubhouse, expect this to be a real figure, not a token one.
- Infrastructure and utility deposits. BESCOM, BWSSB and similar connection costs, sometimes bundled.
- Maintenance advance. Usually 12 to 24 months collected at handover.
- Corpus fund. A one-time deposit for the association.
- Legal and documentation fees. Small, but they appear.
Some of these attract GST too. Put together, they can add several lakh to the reported Sumadhura Solace price, and they’re where two quotes for the same flat diverge most.
Carrying cost: what waiting until December 2029 adds
Both Sumadhura Solace registrations, Phase-I (PRM/KA/RERA/1251/446/PR/111225/008330) and Phase-II (PRM/KA/RERA/1251/446/PR/111225/008333), declare completion on 31 December 2029. From now that’s a little over three years. If you’re renting while Sumadhura Solace is built, you’ll pay rent and the developer’s instalments at the same time.
Here’s a rough illustration with our own assumptions, not market rates. Say you rent at ₹50,000 a month: 38 months to the end of 2029 is ₹19 lakh in rent. Say ₹1.5 Cr of your loan has been disbursed partway through construction, at an assumed 8.5%: the interest alone is about ₹1,06,250 a month while you can’t live in the home.
The honest downside. On an under-construction home this size, the carrying cost can run into tens of lakhs before you get the keys. It doesn’t show up in any brochure or any Sumadhura Solace price quote, and it’s real money. Read our note on what a long possession date actually costs before you commit.
Also check which phase your tower falls under. Both phases currently declare the same date, but that’s the date to hold Sumadhura to in your agreement. Our piece on phased RERA filings explains why that matters.
How to get a written Sumadhura Solace price you can actually use
A verbal number at a site visit isn’t a price. Here’s what a usable quote for Sumadhura Solace should contain, in writing, before you pay any booking amount.
- The tower, floor and unit number. A quote for “a 3 BHK” isn’t a quote.
- The phase and its RERA number. Sumadhura Solace has two: 008330 and 008333. Check it on the Karnataka RERA portal.
- RERA carpet area and saleable area, both in sq ft, so you can work out the loading.
- The base rate and the basis it’s charged on.
- Every extra as a line item: floor rise, PLC, parking, clubhouse, deposits, maintenance advance, corpus.
- GST shown separately, so you can check it’s 5% of the right base.
- The payment schedule, linked to construction stages.
- An expiry date for the offer.
Get two or three units quoted the same way and the Sumadhura Solace price per sq ft tells you instantly which is the better buy. If you’d like to judge the project itself first, our Sumadhura Solace review covers who it suits and who it doesn’t.
Is the Sumadhura Solace price fair for Thubarahalli?
We can’t judge a price that hasn’t been published, and we won’t pretend to. What we can say is where the reported Sumadhura Solace numbers sit and what you’re paying for.
You’re paying for location first. Thubarahalli is between Marathahalli and Whitefield, with Brookefield about 1.2 km away and the Nallurahalli and Kundalahalli metro stations on the Purple Line roughly 2.5 km off in a straight line from the locality centre. Embassy TechVillage is about 4.2 km away. Those are straight-line distances, not drive times, and Varthur Road at peak hour is slow. Our Thubarahalli area guide covers the roads, schools and lakes in detail.
You’re also paying for scale. Sumadhura Solace puts 777 homes on 11.66 acres, so density is about 67 homes an acre, and the developer says 81% of the site is open space. A 45,000 sq ft clubhouse is large for this unit count.
Our view: the reported Sumadhura Solace price cluster near ₹14,000 a sq ft isn’t out of line for an inner-east Bengaluru launch of this size. The ₹16,800 figure needs explaining. Ask which area it’s charged on before you accept it.
Common questions
What is the Sumadhura Solace price?
Sumadhura hasn’t published one. Reported figures put a 3 BHK of 1,705 sq ft from about Rs 2.87 Cr and a 4 BHK of 2,730 sq ft at about Rs 3.81 to 3.85 Cr. None of these comes from the developer.
What is the all-in cost of a Rs 2.87 Cr flat at Sumadhura Solace?
About Rs 3.23 Cr. GST at 5%, stamp duty at 5%, cess and surcharge on the duty and 2% registration add Rs 36,16,200, or 12.6%, before floor rise, parking and deposits.
How is the Sumadhura Solace price per sq ft worked out?
Reported pairs imply roughly Rs 14,000 to Rs 16,800 per sq ft. The spread most likely comes from mixing carpet and super built-up areas. Ask for both areas on your quote.
Does a home loan cover stamp duty and registration?
No. Lenders fund the agreement value, not the duty, cess, surcharge or registration. On a Rs 2.87 Cr home that is Rs 21,81,200 from your own savings.
When is possession at Sumadhura Solace?
Both Sumadhura Solace RERA registrations, Phase-I and Phase-II, declare completion on 31 December 2029. Make sure that date is written into your agreement.
What extra charges should I ask about?
Floor rise, preferred location charge, car parking, clubhouse membership, infrastructure deposits, maintenance advance, corpus fund and legal fees. Get each one as a separate line with an amount.
