The Sumadhura Solace floor plan set covers 3 BHK and 4 BHK homes from 1,705 to 2,730 sq ft, in two layout families the developer calls Regal and Elite. That’s the published part. Room sizes, carpet areas and unit drawings haven’t been put out in public, so this guide explains how to read them once they’re in your hands.
Key takeaways
- Sumadhura publishes a size band of 1,705 to 2,730 sq ft, not a carpet area per unit
- Two layout families, Regal and Elite, across 3 BHK and 4 BHK
- Seven homes per floor in each of seven towers, 777 homes in all
- Reported sizes from third parties conflict, so treat them as rough only
- Ask for the RERA carpet area of the exact unit before you compare prices
Every Sumadhura Solace floor plan sits inside the project facts. Full project page with the RERA numbers, cost sheet and amenities: Sumadhura Solace, Thubarahalli — 777 homes, 3 and 4 BHK.

What the Sumadhura Solace floor plan data actually says
Start with what’s on the record, because every sales-desk conversation builds on it. The developer’s own project page lists 3 BHK and 4 BHK homes between 1,705 and 2,730 sq ft, grouped as “Regal” and “Elite” residences. It says there are seven homes per floor in each tower, seven towers, and 777 homes on 11.66 acres.
What the Sumadhura Solace floor plan material doesn’t say matters just as much. There’s no carpet area per unit, no room-by-room dimensions, and no statement of whether 1,705 sq ft is carpet, built-up or super built-up. Floor counts don’t match across sources either: one says 18 floors, another says two basements, ground and 17. We haven’t printed a floor count for that reason.
| Item | Published by Sumadhura | Status |
|---|---|---|
| Configurations | 3 BHK, 4 BHK | Confirmed |
| Size band | 1,705–2,730 sq ft | Area type not stated |
| Layout families | Regal, Elite | Difference not explained |
| Homes per floor | 7 | Confirmed |
| Carpet area per unit | — | Not published |
| Floors per tower | — | Sources conflict, omitted |
So a Sumadhura Solace floor plan you see on a third-party site is someone else’s redraw or a brochure scan. Useful as a sketch. Not something to sign against. The only Sumadhura Solace floor plan that counts is the one attached to your agreement.
Sumadhura Solace 3 BHK and 4 BHK sizes, and why they don’t line up
Third-party listings quote Sumadhura Solace sizes inside the developer’s band, but they don’t agree with each other. One puts the 3 BHK at 1,705–2,255 sq ft and the 4 BHK at 1,800–2,730. Another puts the 3 BHK at 1,985–2,120 and the 4 BHK at 2,628–2,730.
Look at the overlap. In the first set, a 4 BHK starts at 1,800 sq ft, which is smaller than the biggest 3 BHK at 2,255. That’s possible if the large 3 BHK carries a study or a servant room, but it’s also exactly the kind of mix-up that happens when one site quotes carpet and another quotes super built-up.
| Type | Reported set A | Reported set B |
|---|---|---|
| 3 BHK | 1,705–2,255 sq ft | 1,985–2,120 sq ft |
| 4 BHK | 1,800–2,730 sq ft | 2,628–2,730 sq ft |
Some aggregators also mention a 3.5 BHK and a 4.5 BHK of 4,710–4,980 sq ft. Neither appears on Sumadhura’s page or in any official Sumadhura Solace floor plan, so we treat both as unconfirmed. If you’re shown one, ask which RERA phase it sits in.
The practical point: don’t compare a Sumadhura Solace floor plan from one source against a price from another. Get both from the developer, for the same unit, on the same day.
Carpet, built-up and super built-up: the three numbers
Every Sumadhura Solace floor plan will eventually carry three areas, and they measure very different things. Getting them straight is the single most useful thing you can do before comparing homes.
- Carpet area is the usable floor inside your walls. It’s defined by RERA and it’s the figure filed with the regulator. Internal walls are included; external walls, balconies and shafts aren’t.
- Built-up area adds your external walls and, usually, the balcony and utility.
- Super built-up area adds your share of the lobby, lift cores, staircases, corridors and often the clubhouse. It’s what the price per sq ft is normally quoted on.
The gap between carpet and super built-up is called loading. In Bengaluru it commonly runs 25 to 30%. Sumadhura lists a 45,000 sq ft clubhouse and more than ninety amenities for Sumadhura Solace, and all that shared space gets divided among the homes, so don’t be surprised if the loading lands towards the upper end.
We wrote a longer piece on what the extra rooms in a large plan really cost you, which is worth reading alongside this one.
A worked loading example
This is an illustration, not a Sumadhura Solace figure. We don’t know the loading at Sumadhura Solace and the developer hasn’t said whether 1,705 sq ft is carpet or super built-up.
Suppose the smallest Sumadhura Solace floor plan, 1,705 sq ft, turns out to be super built-up, and loading is 28%. Carpet area would then be about 1,705 ÷ 1.28, or roughly 1,332 sq ft. That’s 373 sq ft you pay for but don’t live in.
| If 1,705 sq ft is super built-up at… | Carpet area works out to | Shared area |
|---|---|---|
| 25% loading | ~1,364 sq ft | ~341 sq ft |
| 28% loading | ~1,332 sq ft | ~373 sq ft |
| 30% loading | ~1,312 sq ft | ~393 sq ft |
Now flip it. If 1,705 sq ft is carpet, the home is far bigger than the table suggests and the price per usable sq ft is much better. Same number, very different flat, and the same Sumadhura Solace floor plan could be either. That’s why the first question about any Sumadhura Solace floor plan is simply: which area is this?
Divide the price by the carpet area, not the super built-up area. That’s the only rate you can compare fairly across two projects.
Seven homes a floor: reading the Sumadhura Solace floor plan layout
Seven homes per floor is a specific number and it tells you a few things about any Sumadhura Solace floor plan before you see a drawing.
On a Sumadhura Solace floor plan with seven units around a core, some homes will sit on the corners and some in the middle. Corner units usually get windows on two sides, better cross-ventilation and more light. Middle units share walls on both sides and depend on one face for daylight. Prices often differ for this reason, so ask whether Sumadhura Solace charges a corner premium.
Seven homes also means seven Sumadhura Solace households sharing one lobby on every floor. That’s busier than a four-a-floor building and quieter than a ten-a-floor one.
- How many passenger lifts serve each floor, and is there a separate service lift?
- Which units are corners, and which face the core?
- Does any unit’s main window look into another tower at close range?
- Is the lift lobby naturally lit and ventilated, or enclosed?
Our arithmetic, not a filing: 777 Sumadhura Solace homes across seven towers is 111 per tower. At seven a floor, that implies around 16 residential floors. The real count will be in the approved plan, so check it there.
Regal and Elite: what to ask
Sumadhura Solace groups its homes into Regal and Elite residences but doesn’t explain the difference publicly. It could be size, ceiling height, the number of balconies, a study or servant room, the finish specification, or simply which towers they’re in. We don’t know, and we’d rather say so than guess.
Within the Sumadhura Solace floor plan range, one reported entry figure attaches “Elite” to a 1,705 sq ft 3 BHK, which hints that Elite may be the more compact family. Treat that as a lead to check, nothing more.
Ask the sales team to put a Regal 3 BHK and an Elite 3 BHK drawing side by side, with the RERA carpet area of each written on them. Then compare room by room. If the only real difference is the tower, you’re choosing a price point, not a different home.
The same check applies at Sumadhura’s other new launch nearby. Sumadhura Edition on Nallurahalli Road uses Smart, Classic and Grand as family names, and it doesn’t publish the difference either. It’s a habit worth asking about directly.
How to read a Sumadhura Solace floor plan drawing
When you get a Sumadhura Solace floor plan drawing, it’ll look tidy and generous. Floor plans always do. A few habits make them far more honest to read.
- Check the scale and the units. Dimensions are often in feet and inches, sometimes in metres. Convert before you compare.
- Look for wall thickness. A room marked 12 x 14 may be measured to the wall centre, not the inside face.
- Find the balcony area separately. A big balcony looks good on paper but isn’t carpet area under RERA.
- Spot the utility and the servant room. In a large Sumadhura Solace floor plan these add real square footage, and you pay for it.
- Trace the furniture. Drawn furniture is often undersized. Check whether a king bed and two side tables really fit.
- Follow the plumbing. Bathrooms stacked above each other across floors are a good sign for leak-free maintenance.
Our guide to reading a RERA filing shows where the approved plan and carpet areas sit in the regulator’s record, which is the version that binds the developer.
Orientation, lakes and Vastu at Sumadhura Solace
Sumadhura describes Sumadhura Solace as having “lakeside orientations with twin-lake views”. On the map, Thubarahalli Lake sits roughly 0.6 km north-east of the locality centre and Kundalahalli Lake about 1.6 km north. Which units actually see water, and from which floor up, isn’t published. Ask for the unit’s view in writing on the Sumadhura Solace floor plan itself rather than relying on a render.
Orientation matters more than the view in Bengaluru’s climate. A living room facing west takes the afternoon sun from March to May. East-facing bedrooms get the morning. North light is soft and steady.
| Question | Why it matters |
|---|---|
| Which way does the main door face? | Vastu preference for many buyers, and resale demand follows it |
| Where is the kitchen? | South-east is the common Vastu choice; it also affects heat |
| Which rooms face west? | Afternoon heat and cooling bills |
| Is the lake view from this floor guaranteed? | A future building can block it if it’s not your own site |
If Vastu matters to you, take a compass to the Sumadhura Solace site and check the drawing’s north arrow against the ground. Brochure arrows are occasionally wrong.
Ceiling height and the Sumadhura Solace questions to bring
Ceiling height rarely appears on a Sumadhura Solace floor plan, yet it changes how a 1,705 sq ft home feels more than an extra 50 sq ft would. Ask Sumadhura Solace for the floor-to-ceiling height after false ceilings, not the slab-to-slab figure.
Bring this list to the Sumadhura Solace site office and ask for answers in writing against a named unit. Every item maps to something that should be on the agreement, and together they turn a marketing brochure into a document you can compare.
- The RERA carpet area, in sq ft and sq m, for this exact unit.
- The super built-up area and the loading percentage between them.
- Whether this unit is Regal or Elite, and what that changes on the Sumadhura Solace floor plan.
- Corner or middle unit, and which direction each room faces.
- Balcony and utility areas, listed separately.
- Clear ceiling height after any false ceiling.
- Number of lifts per core and homes sharing them.
- Which RERA phase the tower sits in: Phase-I is PRM/KA/RERA/1251/446/PR/111225/008330, Phase-II is PRM/KA/RERA/1251/446/PR/111225/008333.
Both Sumadhura Solace phases declare completion on 31 December 2029. You can check either number on the Karnataka RERA portal, and Sumadhura’s own Solace project page carries the size band and layout names quoted here. Once you have a carpet area, our Sumadhura Solace price breakdown shows how to turn it into a real per-sq-ft rate, the full Sumadhura Solace review weighs the project as a whole, and the Thubarahalli area guide covers what’s outside the gate.
Common questions
What sizes are the Sumadhura Solace floor plans?
Sumadhura publishes a band of 1,705 to 2,730 sq ft across 3 BHK and 4 BHK homes. It does not say whether that is carpet or super built-up area, so ask for the RERA carpet area of your unit.
Does Sumadhura Solace have a 4.5 BHK?
Some third-party listings mention one, but Sumadhura’s own page lists only 3 BHK and 4 BHK. Treat any larger configuration as unconfirmed until it appears on a developer document.
What is the difference between Regal and Elite?
The developer has not published it. Ask to see a Regal and an Elite drawing of the same configuration side by side, with the carpet area of each written on them.
How many homes are on each floor?
Seven per floor in each tower, according to Sumadhura. That means a mix of corner and middle units, so ask which one you are being offered.
What loading should I expect?
Bengaluru projects commonly run 25 to 30 percent. With a 45,000 sq ft clubhouse, expect the upper end, but get the exact figure for your unit in writing.
Where can I check the approved plan?
On the Karnataka RERA portal under the project’s registration number. Phase-I is PRM/KA/RERA/1251/446/PR/111225/008330 and Phase-II is PRM/KA/RERA/1251/446/PR/111225/008333.
