Thubarahalli Bangalore area guide - Varthur Road locality between Marathahalli and Whitefield, home to Sumadhura Solace

Thubarahalli Bangalore: Area Guide for Homebuyers in 2026

Thubarahalli Bangalore is a small revenue village squeezed between Marathahalli and Whitefield, and plenty of people who live there give their address as Marathahalli or Whitefield instead. That’s changing, because Sumadhura Solace is putting 777 new homes on 11.66 acres right here, and the RERA filing says Thubarahalli in capital letters.

Key takeaways

  • Thubarahalli is a village in Varthur Hobli, Bengaluru East, pincode 560066
  • Marketing calls it Whitefield, Marathahalli or HAL Old Airport Road, depending on who is selling
  • The nearest Purple Line stations are about 2.5 km away in a straight line, not walkable for most
  • Varthur Road at peak hour is the single biggest daily cost of living here
  • Sumadhura Solace is the big new launch: 777 homes, 7 towers, declared completion December 2029

Where Thubarahalli Bangalore actually is

Thubarahalli Bangalore sits on Varthur Road, roughly a kilometre past Kundalahalli Gate if you’re driving out from Marathahalli. Brookefield is just to the north. Marathahalli Bridge is about 1.8 km to the west as the crow flies. Go the other way and you’re heading towards Varthur and its lake.

So Thubarahalli Bangalore isn’t really “in” Whitefield and it’s not really “in” Marathahalli. It’s the stretch in between, and that in-between position is the whole point of the place. You’re close to both job belts without being stuck at the far end of either.

The official description is the one on the land records. Both RERA certificates for the new project name the land as Thubarahalli Village, Varthur Hobli, Bengaluru East taluk, 560066. That’s the Thubarahalli Bangalore address that counts when you register a sale deed, check guidance value or pull an encumbrance certificate.

Quick test for any listing: if the brochure says “Whitefield” but the RERA filing says Thubarahalli Village, they are describing the same land. Use the village name when you search land records. It’s the only one the sub-registrar recognises.

OpenStreetMap places the Thubarahalli bus stops on Varthur Road itself, which tells you how Thubarahalli Bangalore grew: along the road first, then backwards into the old farmland behind it.

Why the name keeps changing in ads

Ask three sales teams where Thubarahalli Bangalore is and you’ll get three answers. The developer’s own page for its new Thubarahalli project describes the location as HAL Old Airport Road in one place and Marathahalli Main Road in its FAQ. Plenty of listings just say Whitefield, because Whitefield is the name buyers type into a search box.

None of this is fraud. It’s just how Bengaluru property gets sold. A bigger, better-known name lifts the perceived value of a smaller locality, and the line between “Whitefield” and “near Whitefield” gets blurred on purpose. We wrote about the habit in detail in “Greater Whitefield” and other places that don’t exist.

Here’s what it means for you in practice:

  • Price comparisons: compare Thubarahalli Bangalore flats with other Thubarahalli flats, or at least with Brookefield and Kundalahalli. Not with ITPL-side Whitefield.
  • Commute claims: “10 minutes to Whitefield” depends entirely on which end of Whitefield you mean.
  • Resale: a future buyer will search the same way you did, so the Whitefield tag helps resale a little. It doesn’t change the commute.

Thubarahalli Bangalore has its own identity now. Within a few years, with a project of 777 homes on it, the village name will probably start showing up in listings on its own.

Distances from Thubarahalli Bangalore

The figures below are straight-line distances measured on OpenStreetMap from the Thubarahalli locality centre. They aren’t road distances, and they aren’t measured from any particular project gate. Expect the road distance to be longer, because nothing here runs in a straight line.

Place Straight-line distance What it means day to day
Kundalahalli Gate (Varthur Road) 0.9 km Your nearest big junction, and the first jam
Brookefield 1.2 km Shops, restaurants, clinics
Marathahalli Bridge 1.8 km The way onto the Outer Ring Road
Nallurahalli metro (Purple Line) 2.5 km Nearest station to the north
Kundalahalli metro (Purple Line) 2.6 km Almost the same distance as Nallurahalli
Embassy TechVillage 4.2 km Big ORR office campus
Phoenix Marketcity, Whitefield 5.5 km Nearest large mall
HAL Airport 5.5 km Why the area carries HAL and AAI height clearances
Whitefield (Kadugodi) railway station 6.0 km Suburban and long-distance trains
Kempegowda International Airport 27 km A long drive across the city, plan for it

The pattern for Thubarahalli Bangalore is clear enough. Daily errands sit within about 2 km. Offices sit within about 5 km. The airport is a proper trip. If your life fits the first two circles, Thubarahalli works for you.

Getting around: Varthur Road, ORR and the metro

Varthur Road is the spine of Thubarahalli Bangalore, and it’s also the problem. It’s a two-way road carrying traffic from Varthur, Gunjur and the Sarjapur side into Marathahalli and the Outer Ring Road. At peak hours it slows to a crawl around Kundalahalli Gate and again near Marathahalli Bridge. Anyone who has done the drive at 9am will tell you the distance on the map doesn’t predict the time it takes.

The metro is real, which is more than many east Bengaluru areas can say. The Purple Line section from Whitefield (Kadugodi) to Krishnarajapura, including the Kundalahalli and Nallurahalli stations, opened on 26 March 2023, and the line has run end to end from Whitefield to Challaghatta since 9 October 2023, according to Wikipedia’s Purple Line entry.

But both stations are about 2.5 km away in a straight line. That isn’t a walk for most people, especially with groceries or in the monsoon. Realistically, from most homes here you’ll use an auto, a bike taxi or a short drive to reach them.

Check this yourself: stand at your shortlisted project gate at 8.45am on a weekday, book a ride to Kundalahalli station, and time it. Then do the return trip at 7pm. Those two numbers matter more than any brochure distance.

For the Outer Ring Road tech corridor, Marathahalli Bridge is the entry point from Thubarahalli Bangalore. It’s close, but it’s also one of the most congested junctions in east Bengaluru.

Who Thubarahalli Bangalore suits

Thubarahalli Bangalore works best for a specific kind of buyer. It’s worth being honest about who that is.

  • ORR and Marathahalli office workers. If you work at Embassy TechVillage or the campuses along the ORR towards Bellandur, you’re on the right side of the city.
  • Couples working in two directions. One partner towards Whitefield, the other towards the ORR? Thubarahalli Bangalore is a fair middle point.
  • Families who want an established neighbourhood. Brookefield and Marathahalli have had schools, hospitals and markets for years. You aren’t waiting for the shops to arrive.
  • Upgraders already in east Bengaluru. Moving from a Marathahalli 2 BHK to a 3 or 4 BHK without changing schools or commutes.

It suits you less if you work in north Bengaluru, in the CBD, or anywhere near Electronic City. It also suits you less if you need to reach the international airport every week. Twenty-seven kilometres in a straight line becomes a long, unpredictable drive.

And if you want quiet, Varthur Road isn’t quiet. Flats facing the main road will hear it. Ask which towers face the road before you pick a unit.

The lakes, water and the questions nobody asks

Thubarahalli Lake lies roughly 0.6 km north-east of the locality centre on OpenStreetMap, and Kundalahalli Lake is about 1.6 km to the north. The developer’s page for the new project talks about “lakeside orientations with twin-lake views”, which is presumably these two.

A lake view in Thubarahalli Bangalore adds value, but only if the lake is in good health. East Bengaluru lakes have had mixed histories with sewage inflow, weeds and foam. Some have been revived well and some haven’t. We don’t have a current water-quality report for Thubarahalli Lake, and we won’t pretend otherwise. Our Varthur Lake buyer’s guide explains what to look for before you pay a premium for any lake view in this belt.

Water supply is the other question to ask. Many older apartments in Thubarahalli Bangalore and the wider belt have relied on borewells and tankers, especially in summer. A new project should have a BWSSB connection. The developer lists a BWSSB approval for the project, which is a good sign. Still, ask directly:

  1. Is the BWSSB connection sanctioned, and is it the main source or a backup?
  2. How many borewells are planned, and what’s the tanker budget assumed in maintenance?
  3. Where does the STP’s treated water go? The developer says it’s reused for landscaping.

Talk to residents of an older building nearby about their summer water bill. That single conversation tells you more than any brochure.

Sumadhura Solace: the big new launch in Thubarahalli

The project that has put Thubarahalli Bangalore on so many search pages is Sumadhura Solace. It’s the biggest launch we track in the village, and it’ll change how Thubarahalli looks over the next few years.

Fact Detail Source
Land 11.66 acres Developer
Towers 7 Developer
Homes 777, seven per floor in each tower Developer
Configurations 3 BHK and 4 BHK, 1,705 to 2,730 sq ft Developer
Clubhouse 45,000 sq ft Developer
RERA Phase-I 008330, Phase-II 008333 K-RERA certificates
Declared completion 31 December 2029, both phases K-RERA certificates

That’s about 67 homes an acre, our arithmetic. It’s denser than a villa project and lighter than the biggest towers in Whitefield. Sumadhura’s sister launch, Sumadhura Edition on Nallurahalli Road, has 1,650 homes on 20 acres, closer to 82 an acre.

The developer doesn’t publish a price. We’ve laid out the reported figures and the full statutory stack in our Sumadhura Solace price breakdown. For layouts and how the Regal and Elite families differ, see the Sumadhura Solace floor plans guide. And for the overall verdict, read our Sumadhura Solace review.

The developer’s own project page is at sumadhuragroup.com.

Is Thubarahalli Bangalore a good place to buy in 2026?

For an end user who works on the ORR or in Whitefield, Thubarahalli Bangalore is a yes, with clear eyes about traffic. You’re in an established part of the city with working metro access a short ride away, not a far-flung layout waiting for infrastructure.

For an investor it’s more mixed. Rental demand in east Bengaluru is deep because the tech parks are deep. But a single 777-home project handing over in one window means a lot of similar flats reaching the rental and resale market at the same time. Expect soft rents in the first year after handover. Our Whitefield investment outlook covers yields across the wider belt.

The honest downside: declared completion is December 2029. If you’re renting now, that’s more than three years of rent alongside construction-linked payments. Put that number in your budget before you decide the location is worth it.

One more thing in favour of Thubarahalli Bangalore: it’s not speculative. People already live here and drive Varthur Road every day. Your bet is on a building, not on a neighbourhood that might arrive later. That’s a smaller and easier risk to judge.

If you’re weighing it against the other side of the city, our comparison of Sarjapur Road vs Whitefield on the same budget is a useful next read.

Common questions

Is Thubarahalli in Whitefield or Marathahalli?

Neither, strictly. Thubarahalli Bangalore is its own revenue village in Varthur Hobli, Bengaluru East, pincode 560066, sitting on Varthur Road between Marathahalli and Whitefield. Ads use both names because buyers search for them.

What is the nearest metro station to Thubarahalli?

Nallurahalli and Kundalahalli on the Purple Line, each about 2.5 km away in a straight line from the locality centre. Both opened on 26 March 2023. Most residents will need an auto or a short drive to reach them.

What is the pincode of Thubarahalli?

560066. That is the pincode on both RERA certificates for Sumadhura Solace, which describe the land as Thubarahalli Village, Varthur Hobli, Bengaluru East.

How bad is traffic on Varthur Road?

Bad at peak hours, especially around Kundalahalli Gate and Marathahalli Bridge. Time the drive yourself at 9am and 7pm on a weekday before you commit to a flat here.

Which new projects are in Thubarahalli Bangalore?

The main recent launch is Sumadhura Solace: 777 homes in 7 towers on 11.66 acres, registered with Karnataka RERA in two phases, with declared completion on 31 December 2029.

Is there a lake near Thubarahalli?

Yes. Thubarahalli Lake is about 0.6 km from the locality centre and Kundalahalli Lake about 1.6 km north. Check the lake’s current condition in person before paying extra for a lake-facing flat.
