Project Overview

Puravankara Bellandur isn’t a marketing name. It’s the line Puravankara itself uses in its launch pipeline, where projects are listed by location until they get a brand. We’ve used the same label so you can match it against the filings.

Puravankara is listed on the BSE and NSE, so it tells shareholders what it plans to launch each quarter. The Q1 FY27 presentation, filed on 14 August 2026, has a table of upcoming launches. Bellandur is the first row.

Here’s what that row says about Puravankara Bellandur. The project is in Bengaluru. It’s a new project, not a phase of an old one. Puravankara owns the land, so there’s no landowner partner taking a share. Developable and saleable area are both 0.44 million sq ft, and all of it opens at launch. Expected launch: Q4 FY27, which is January to March 2027.

The deck adds two warnings that apply to Puravankara Bellandur. Areas are tentative and need approvals. Launch dates can change and are reviewed every quarter.

On the Q1 FY27 earnings call, management grouped Bellandur with Grand Hills, Mallasandra and Kanakapura as projects that are on track, with RERA approval the only thing pending. Puravankara’s Q2 launches were Westend and Equinox 6 in Bengaluru, so Puravankara Bellandur hasn’t launched yet. Nor is there a Puravankara Bellandur page on puravankara.com.

How big is Puravankara Bellandur?

0.44 million sq ft is mid-sized. It sits between Puravankara’s two 2026 launches in south Bangalore: bigger than Purva Heritage at Kudlu Gate, with 148 homes, and smaller than Purva Silversky in Hebbagodi, with 356.

Puravankara hasn’t given a Puravankara Bellandur unit count. If the homes are mostly 3 BHKs of around 1,900 sq ft, like Puravankara’s other 2026 launches, that’s roughly 230 homes. A mix with 2 BHKs pushes it towards 330. That’s our arithmetic, not Puravankara’s.

Other names you’ll see

Some websites already sell Puravankara Bellandur as “Purva Weaves” or “Bellandur Elevation”, with prices, tower counts and even possession dates. Neither name appears on puravankara.com or on the Karnataka RERA list. Our post on codename pages explains how numbers like these spread.

Who This Suits

It works if

You work on the Outer Ring Road. For Puravankara Bellandur buyers, that’s the main draw. RMZ Ecospace, RMZ Ecoworld and Embassy Tech Village are in and around Bellandur, and living here takes the cross-city drive out of your day.

You can wait. Puravankara Bellandur can’t be sold legally until RERA approval, planned for early 2027, and a first-phase price is often the lowest a project sees.

You want a known developer inside the city. Bellandur is inside the old BBMP limits. Much of Puravankara’s other Bengaluru pipeline, at Mandur, Mallasandra and Kanakapura, is further out.

It doesn’t work if

You need a home soon. Puravankara’s two latest Bengaluru projects have RERA completion dates more than four years after approval. Applied to Puravankara Bellandur, that’s around 2031.

You want a quiet area. Bellandur has heavy traffic, a lake known for pollution and a long record of water shortages. These are real, and they don’t go away with a new building.

You want facts before you pay anything. Puravankara Bellandur has no name, price, plan or site address in public yet.

Puravankara Bellandur review: our verdict

Puravankara Bellandur is a real project from a listed developer, on land it owns, in one of Bangalore’s biggest job areas. That’s a good start. But nothing about the homes is public, and the launch date has a note saying it can move. Register interest, pay nothing, and wait for the RERA number.

About the Developer

Puravankara Ltd has built homes since 1975 and says it has delivered more than 50,000 across nine cities. It sells premium homes under the Purva brand and mid-market ones under Provident. Our guide to Provident and Puravankara explains the split.

Puravankara Bellandur is likely to be a Purva project, given the location. That’s our reading, since Puravankara hasn’t said.

Puravankara has a lot to launch. The August deck lists 20.48 million sq ft of planned launches worth about ₹27,300 Cr. Bellandur is one of ten new Bengaluru projects on that list. Our post on Puravankara’s upcoming projects covers the others.

Puravankara’s recent approvals have been quick, which helps Puravankara Bellandur. Purva Silversky went from RERA application to approval in 11 days, and Purva Heritage in 9. If Puravankara Bellandur follows that pattern, most of the wait is for the plan approvals that come before a RERA application.

Pricing

Puravankara hasn’t published a Puravankara Bellandur price. Prices on other sites don’t come from Puravankara, so we haven’t put them in the table.

Two reference points from Puravankara’s own price lists

Purva Heritage at Kudlu Gate, RERA-approved in July 2026, starts at ₹3.10 Cr for 1,924 sq ft. That’s about ₹16,100 a sq ft of super built-up area. Purva Silversky in Hebbagodi starts at ₹2.55 Cr for 1,864 sq ft, about ₹13,700.

Puravankara Bellandur is closer to the city’s job centres than both. We won’t guess a Puravankara Bellandur price, but those two figures show where Puravankara is pricing in 2026. Our Puravankara Bellandur price guide works through both.

Compare on carpet area. In both of those brochures, RERA carpet is only about 60% of super built-up. A ₹16,100 rate becomes nearly ₹26,800 a sq ft of usable floor.

What You’ll Actually Pay

With no price published, here are the government charges per ₹1 Cr of agreement value. Bellandur is inside the old BBMP limits, so the surcharge is 2% of stamp duty, not 3%. Check the exact site once it’s public.

That’s 12.6% on top, and a home loan covers none of it. On a ₹3 Cr Puravankara Bellandur home, the charges alone come to ₹37.8 lakh.

Two things people get caught by. Car parking, club membership, floor rise and the maintenance deposit usually sit outside the base price. And Karnataka doubled registration to 2% on 31 August 2025, so older calculators understate it.

Floor Plans

There’s no Puravankara Bellandur floor plan yet. Plans are fixed when the building plan is sanctioned and filed with RERA, and neither has happened.

Puravankara Bellandur floor plan: three numbers to ask for

RERA carpet area. The usable floor inside your walls, and the only area the law defines. In Puravankara’s 2026 brochures it’s about 60% of the super built-up figure.

Super built-up area. Carpet plus walls, balconies and a share of the common areas. It’s the number Puravankara prices on. Our guide to carpet area vs built-up area shows the maths.

Balcony area. Puravankara lists it separately. Ask whether it’s in the carpet figure on your agreement.

Amenities

Nothing official exists for Puravankara Bellandur yet. For a sense of what Puravankara builds now, Purva Heritage, the smaller of its two 2026 south Bangalore launches, has a 17,000 sq ft clubhouse with a heated pool, squash and badminton courts, a gym and a business centre.

Do the ratio. When the plan is out, ask for the land area, the open-space percentage and the clubhouse size in sq ft. Our guide to open space in Bangalore apartments explains what’s normal.

Investment Opportunity

The case for Puravankara Bellandur is jobs and scarcity. The Outer Ring Road between Silk Board and Marathahalli is one of Bangalore’s densest office corridors, and there’s little empty land left inside it. Our Bellandur area guide covers who works there.

The Blue Line metro will help Puravankara Bellandur when it opens. Its Silk Board to KR Puram section runs along the ORR, with a station at Bellandur. It isn’t open yet, and the dates quoted for it range from March to December 2027.

What works against it

Price. By our reading, Puravankara Bellandur is likely to be one of Puravankara’s dearer Bengaluru launches, and rents along the ORR have to cover a high entry price. Do the yield sum with a real rent before you buy.

Time. For Puravankara Bellandur, a 2027 launch and a build of more than four years mean rent and EMIs at once for a long stretch. Our guide to the cost of carry on a long possession date does the sums.

Location Advantages

Bellandur sits between HSR Layout to the west and Devarabisanahalli to the east, with Sarjapur Road to the south and Bellandur Lake to the north. The Outer Ring Road runs through it. Whitefield is about 12 to 15 km away and Electronic City 15 to 18 km.

What to check before you believe the map

“Bellandur” covers a big area. Puravankara hasn’t said which side of Bellandur Lake or the ORR the Puravankara Bellandur site is on, and that changes your commute and your view. Ask for the survey number.

Ask about water. Bellandur has had water shortages for years, and the city has drilled borewells to cope. Ask Puravankara how the project will be supplied, and whether it has a water connection.

Construction Status

Puravankara Bellandur is at pre-launch. We checked all 10,053 entries on the Karnataka RERA project list on 26 October 2026. There’s no Puravankara registration or application in Bellandur. Eight other projects in the Bellandur area were approved in 2026, from Prestige, Adarsh and smaller developers.

Any site giving a Puravankara Bellandur possession date is guessing. The real date will be on the RERA certificate. Our guide to buying before RERA registration exists explains the risk.

What a real number looks like. Puravankara’s recent ones start PRM/KA/RERA/1251/ and include the approval date. Look up any number you’re given on the Karnataka RERA portal before you pay.

Before You Book

1. Wait for a RERA number and look it up yourself on the Karnataka RERA portal.
2. Check Puravankara’s next results deck to see whether Bellandur is still listed for Q4 FY27.
3. Get the registered name of Puravankara Bellandur, and make sure it’s the one on your receipt.
4. Read any expression of interest. It should be fully refundable. See what an EOI should say.
5. Get the survey number and see where it sits against the lake and the ORR.
6. Get a written price on RERA carpet area, with every extra listed.
7. Compare it with Purva Heritage and Purva Silversky, on carpet area.
8. Ask how water will be supplied, in writing.
9. Walk a finished Purva project before you commit.
