SNN Raj Azaleas: Project Overview
SNN Raj Corp lists Raj Azaleas as “Upcoming”, with its location given as “Haralur / HSR Extension”. Its page gives four numbers: about 30 acres, 2, 3 and 4 BHK homes, G+24 towers and 60-plus amenities.
SNN describes the homes as “high-rise residences” with “expansive balconies”, “set beside serene waters”. It hasn’t named the lake. SNN’s own blog from July 2026 says detailed specifications “will be announced closer to the official launch”.
At about 30 acres, SNN Raj Azaleas would be one of the largest projects on Haralur Road. That’s bigger than SNN’s own Raj Etternia nearby, which has about 970 homes.
Where exactly?
SNN’s map pin for SNN Raj Azaleas sits on Silver County Road, on the Kudlu side of Haralur Road, in Anekal taluk. The same pin puts it a few hundred metres from Raj Etternia. Survey numbers aren’t public yet. They’ll be on the RERA certificate.
What’s still unconfirmed
SNN hasn’t published the number of towers, the home count, unit sizes, a launch date or a price list. Expect them when the project is filed with RERA.
Who SNN Raj Azaleas Suits
It works if
You work on the Outer Ring Road, in HSR Layout or in Electronic City, and want a new high-rise between them.
You want a large community with 60-plus amenities, and you’re fine waiting for the launch plus several years of construction.
You want to buy early in a big project, when the choice of floors and facings is widest.
It doesn’t work if
You need to book now. SNN Raj Azaleas can’t legally be sold before RERA registration.
You want a smaller budget than about ₹2 Cr. Haralur Road isn’t cheap. SNN Electronic City Phase 1, SNN’s other upcoming high-rise, is expected to start lower.
You’re worried about SNN’s foundations on this stretch. Read the next section first.
Our verdict
SNN Raj Azaleas has a good address and a large site. But it’s planned a few hundred metres from the SNN tower that had to be pulled down over a wrong soil report. Ask for the soil and structural reports before you pay anything, and wait for the RERA number.
About the Developer
SNN Raj Corp, formerly SNN Builders, is based in Jayanagar and says it has built in Bangalore since 1994. Its completed list includes SNN Raj Etternia on Haralur Road, SNN Raj Serenity on Begur Road and SNN Raj Greenbay in Electronic City.
The Raj Etternia tower demolition
In July 2026, Deccan Herald reported that Block E-3 of SNN Raj Etternia, an 18-storey block of 49 flats, had started to tilt. The block already had its occupancy certificate. SNN said an outside agency’s soil report had been wrong, and that the foundation design relied on it.
SNN chose to demolish and rebuild the block at its own cost, and to compensate the 49 buyers for the extra 18–20 months. Demolition began on 28 August 2026. SNN says the rest of Etternia is unaffected, and that future projects will get several independent soil assessments.
That matters for SNN Raj Azaleas because it’s planned on the same stretch. It doesn’t mean Azaleas has a problem. It does mean you should see the soil report before you book.
Two SNN names: SNN Estates, which builds Felicity and Duomont, also calls itself “formerly SNN Builders”. It has different directors and registers under different companies. Check the promoter on the RERA certificate.
SNN Raj Azaleas Price
SNN Raj Azaleas is expected to start around ₹2 Cr* for a 2 BHK. That’s based on about ₹16,000 per sq ft on an illustrative 1,250 sq ft home, close to resale rates on Haralur Road.

Why a big site can price lower
Large launches often open at or a little below the area’s resale rate, to sell the first towers quickly. Watch whether SNN does the same, and whether early phases get better floors or worse ones.
What You’ll Actually Pay
SNN’s map pin falls inside the Bengaluru South City Corporation, which replaced BBMP for this area, so we’ve used a 2% surcharge. If the site turns out to be outside the limits, the all-in rises by ₹10,000.

That’s 12.6% on top. A home loan won’t cover stamp duty or registration, and banks lend up to 75% above ₹75 lakh, so you’d need about ₹75 lakh of your own money. The EMI on ₹1.5 Cr at 8.5% over 20 years is about ₹1.3 lakh a month.
Ask about the extras. Floor-rise and lake-view premiums, car parks, club membership and the maintenance deposit usually sit outside the base price.
Floor Plans
There are no SNN Raj Azaleas floor plans in public. SNN says specifications will come closer to launch, and plans can change until they’re sanctioned and filed with RERA.
When you get them, check the carpet area, how many homes share each lift lobby and which towers actually face the water.
Amenities
SNN promises 60-plus amenities. The ones it names so far include a herb and sensory garden, a pet play zone, a rock climbing wall, a fruit orchard, a toddler zone, outdoor fitness and a floating cabana.
On 30 acres, ask how much is open space, how big the clubhouse is in sq ft and how many homes will share it.
SNN Raj Azaleas Investment Opportunity
Haralur Road sits between three job centres: the Outer Ring Road tech parks, HSR Layout and Electronic City. That keeps rental demand steady, mostly from tech staff.
The honest arithmetic
All-in at about ₹2.25 Cr, a 3% gross yield needs rent of about ₹56,300 a month, and 4% needs about ₹75,100. That’s our arithmetic. Check what new 2 BHKs on Haralur Road actually rent for first.
What works against it
Supply and timing. A 30-acre project will sell in phases over years, so resale buyers will always have new SNN stock to compare with yours.
SNN Raj Azaleas Location Advantages
Haralur Road runs from HSR Layout towards Sarjapur Road. SNN Raj Azaleas sits on its Kudlu side, off Silver County Road, in Anekal taluk. The other side of the road, around Haralur and Kasavanahalli, falls in Bengaluru East taluk.
The Yellow Line metro, open since August 2025, has stations at Singasandra and Kudlu Gate, about 2–3 km away in a straight line. HSR Layout’s BDA Complex is about 4 km away, and Silk Board junction about 5 km.
Which lake?
SNN calls SNN Raj Azaleas lakefront but hasn’t named the water. On the map, the nearest named lakes, Haralur Lake and Kudlu Lake, are each about 1 km from SNN’s pin. Ask which lake SNN means and how far the towers sit from its buffer zone.

SNN Raj Azaleas RERA and Construction Status
SNN Raj Azaleas is at pre-launch. We checked the full Karnataka RERA project list of 31 October 2026. There’s no Azaleas filing under any SNN company, and SNN’s latest registration is Raj Viviente Phase 2 on Bannerghatta Road, approved in December 2025.
A project this size also needs state environmental clearance before it can register. Ask SNN where that stands. Until the RERA number is out, anything you pay is an expression of interest at most.

Before You Book at SNN Raj Azaleas
- Wait for the RERA number, and look it up yourself.
- Ask for the soil investigation report: how many boreholes, and which agency.
- Ask who proof-checked the structural design independently.
- Get any EOI refund terms in writing, with a number of days.
- Ask for the survey numbers and which lake the site faces.
- Ask for the carpet area of the exact unit.
- Ask which SNN company will sign your agreement.
- Ask for the RERA completion date, not a sales estimate.
