My Home Grava: Project Overview
My Home Grava is built for big families who want one large home rather than two smaller ones. Every home is a 4 BHK, and most have a maid’s room. The towers are set along a central spine of parks, and the brochure says they look out towards Osman Sagar and Kokapet lake or into the courtyards.
The towers at My Home Grava come in two kinds. Tower 1 rises to G+54 with only two homes per floor, each 8,640 sq ft with a home theatre and a home office. Towers 2 to 7 are G+49 with four homes per floor. Their lift lobby has six passenger lifts, two visitor lifts and a service lift, which is a lot of lifts for four homes.
Cars stay underground at My Home Grava: all tower entries and exits are in the basement. My Home Grava’s building permission is from HMDA (7/MSB/SKP/HMDA/PLG/2022), and the promoter named in the brochure is Hyma Developers Pvt Ltd, a My Home Group company.
Specifications that matter
At My Home Grava, every room has central air-conditioning from water-cooled chillers, with cassette units and a prepaid BTU meter for each home. The living areas, bedrooms and kitchen get imported marble, under a gypsum false ceiling. Floor to floor is 3.60 m in Tower 1 and 3.45 m in the other towers.
Two costs at My Home Grava land on you. The kitchen granite platform and sink are in the buyer’s scope. And water, power, gas, AC and maintenance all run on prepaid billing, so ask what the rates are. The water plant treats bore-well water.
Who My Home Grava Suits
It works if
You want a 4,000-plus sq ft home with central AC close to the Financial District. You’d rather share a floor with three neighbours, or one in Tower 1. You’d like a project that’s already well above ground.
It doesn’t work if
You need a 2 or 3 BHK: there aren’t any. You want a small budget for upkeep, because chillers, nine-lift cores and a 1.2 lakh sq ft club cost money to run. Or you need a metro station nearby.
My Home Grava review: our verdict
My Home Grava is one of the few large 4 BHK-only projects in this belt, and construction is well along. The open questions are the price and the running costs. Get both in writing before you compare it with other Kokapet towers.
About the Developer
My Home Group was founded in 1981 by Dr Rameswar Rao Jupally and has built only in Hyderabad so far. Its other projects around Neopolis include My Home Apas, My Home 99 and My Home Nishada.

My Home Grava Price
My Home hasn’t published a My Home Grava price list, and we haven’t found a figure we’d trust. For a sense of the market, Rajapushpa’s Casa Luxura in Neopolis, also 4 BHK only, lists a starting price of ₹7.45 Cr for homes of 5,735 sq ft and up on its own website. Quotes at Grava will be on saleable area, and carpet is only about 61–65% of that, so work out the rate on carpet too.

What You’ll Actually Pay
On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, under the July 2021 orders, but they split it differently. Confirm the figure with the Sub-Registrar.

My Home Grava Floor Plans
My Home’s brochure gives carpet (including the maid’s room), balcony and saleable area for every home. Carpet is about 61–65% of saleable, so compare homes on carpet.
Look at the My Home Grava 4,615 sq ft home in Towers 2 and 6: it has more carpet than the 4,685 sq ft one. Saleable area alone doesn’t tell you which home is bigger inside. Our guide to large-format apartments covers who these sizes suit.
Amenities
The My Home Grava clubhouse is 1.20 lakh sq ft and is built down the slope instead of up: five levels below ground, plus ground, first floor and terrace. It has a temperature-controlled infinity pool on the terrace, a kids’ pool, a gym, yoga and aerobics halls, indoor badminton, squash, table tennis, billiards, a banquet lounge, a business lounge and guest rooms.
My Home Grava also sets aside space for a supermarket, a bank, a creche, a health centre, a cafe and a spa. Outdoors, two main open areas of 3.33 and 2.66 acres hold a forest walk, lawns, a zen garden, futsal, half basketball, tennis, a skating rink and children’s play areas.
My Home Grava Location
The official address is Sabitha Nagar, Kokapet, Narsingi, PIN 500075. Kokapet is in Gandipet mandal of Ranga Reddy district, inside the Neopolis zone that HMDA has auctioned plot by plot since 2021. My Home’s own drive-time claims are 8 minutes to Wipro, Microsoft and Infosys and 7 minutes to Continental Hospitals.
The Outer Ring Road has an interchange at Kokapet. There’s no metro yet: My Home puts the nearest station 20 minutes away, and a Raidurg–Kokapet Neopolis line in Phase 2A is still awaiting central approval. Land here is among the dearest in Hyderabad, as our note on Kokapet land value shows.

Construction Status
My Home’s update of 31 October 2026 shows Towers 1 to 5 working on the 30th-floor roof slab, Tower 6 at the 20th floor and Tower 7 at the 21st.
We couldn’t confirm the completion date. My Home doesn’t print it on the project page, and the TG RERA certificate sits behind a captcha. Ask for the date in writing, tower by tower, and check it on the portal.
Before You Book My Home Grava
- Check TG RERA P02400007342 on the portal: completion date and promoter name.
- Get the price on both saleable and carpet area.
- Compare homes on carpet: a bigger saleable figure doesn’t always mean more room.
- Ask for every extra charge in writing: floor rise, car park, club, corpus, maintenance advance.
- Ask for the prepaid rates for AC, water, power and gas, and the monthly maintenance.
- Budget for the kitchen platform and sink, which are in your scope.
- Ask about the water supply beyond the bore wells.
- Keep any payment within 10% until a registered agreement for sale.
