My Home has two very tall launches on Hyderabad’s western belt: Vyoma in Nanakramguda, Financial District, and Grava in Kokapet’s Neopolis. Both have towers of around 50 floors and clubhouses of more than a lakh square feet, and both are RERA-registered. So My Home Vyoma vs My Home Grava isn’t about which one is real. It comes down to size, density, timing and whether you want a 3 BHK at all.
Key takeaways
- Vyoma has 2,360 homes on 22.34 acres; Grava has 1,289 homes on 17.52 acres
- By our arithmetic that’s about 106 homes an acre at Vyoma and about 74 at Grava
- Grava is 4 BHK only, from 4,365 sq ft. Vyoma adds 3 BHKs from 2,606 sq ft
- Grava’s towers stood at the 20th to 28th floor slab on 1 October 2026. Vyoma’s construction began in February 2026, per reports

On paper, My Home Vyoma vs My Home Grava is a close match: same builder, same kind of very tall tower, similar specifications. The real differences are scale, unit mix and how far along each one is.
My Home Vyoma vs My Home Grava: Homes per Acre
This is our own arithmetic, not a My Home figure. Divide the homes by the land and Vyoma comes to about 106 homes an acre (2,360 ÷ 22.34). Grava comes to about 74 (1,289 ÷ 17.52).
That gap is mostly the unit mix. Grava sells only large 4 BHKs, so fewer homes fit in the same height. Vyoma’s 3 BHKs, from 2,606 sq ft, pack more families into its 12 towers.
More homes means more people at the clubhouse, the gate and the lifts at 9 am. Vyoma splits its club space into two buildings, which helps. Our piece on two clubhouses instead of one explains what to look at.
Homes per floor at Vyoma
Vyoma’s brochure gives the layout by tower. Towers 1 to 4 and 7 to 11 have four homes a floor, Towers 5 and 6 have five, and Tower 12 has one home per floor. That last tower holds the 9,328 sq ft homes.
My Home’s Grava material we read doesn’t give a homes-per-floor figure, so we haven’t guessed one.
Sizes and Carpet Area
Both brochures quote saleable area, which includes balconies and a share of common areas. Carpet area is what you actually walk on, and at both projects it’s roughly 62–65% of the saleable figure.
| Home | Saleable | Carpet (brochure) |
|---|---|---|
| Vyoma, smallest 3 BHK | 2,606 sq ft | About 1,678 sq ft |
| Vyoma, largest standard 4 BHK | 4,197 sq ft | 2,726 sq ft |
| Vyoma, Tower 12 home | 9,328 sq ft | 5,820 sq ft |
| Grava, smallest 4 BHK | 4,365 sq ft | 2,835 sq ft |
So Grava’s entry 4 BHK is about 4% bigger on carpet than Vyoma’s largest standard 4 BHK. If you need four bedrooms and plenty of room, that matters. If a 3 BHK of about 1,700 sq ft carpet is enough, only Vyoma has one.
Homes this size suit a narrower group of buyers, and they can take longer to resell. Our guide to large-format apartments and who buys them covers that risk.
Construction Stage: Vyoma vs Grava
Here’s the clearest difference in My Home Vyoma vs My Home Grava. My Home’s construction update of 1 October 2026 shows Grava’s towers at the 20th to 28th floor roof slab. They’re well out of the ground.
Vyoma is at a much earlier stage. My Home added its project page in early October 2026. Reports of its RERA filing say construction began on 28 February 2026, with completion in 2031. We couldn’t open the TG RERA certificate ourselves, so check the dates on the Telangana RERA portal before you sign.
The honest downside for Vyoma: at roughly five years from the start of building, you’ll pay EMIs or rent for a long time before you get keys. With Grava, more of the building risk is already behind you.
Location and Civic Body
Vyoma is in Nanakramguda, in Serilingampally mandal, and has a GHMC building permission. It’s in the middle of the Financial District office cluster, near the ICICI, Wipro, Microsoft, Amazon and Google campuses shown on its location map.
Grava is a little further west, in Sabitha Nagar, Kokapet, in the Neopolis area. Its permission comes from HMDA. My Home’s other Neopolis projects, Nishada, Apas and My Home 99, are on the same stretch. Our list of My Home Group projects has each one with its RERA number.
Neither has a metro station yet. The nearest running station is Raidurg, the Blue Line’s last stop. A Raidurg to Kokapet Neopolis extension is part of Hyderabad Metro’s planned Phase 2A, which is still waiting for central approval.
Price and Charges
My Home hasn’t published a price for Vyoma or Grava. Per-sq-ft figures circulate online, but none comes from My Home, so we don’t repeat them. When you get a quote, ask for it on carpet area as well as saleable. That’s the only fair way to weigh My Home Vyoma vs My Home Grava.
The charges on top are the same for both, since both are in Telangana. On every ₹1 Cr, add 5% GST on a home under construction, plus about 7.5% for stamp duty, transfer duty and registration. Most guides cite the Telangana orders of July 2021 for that 7.5%, though they split it differently between the three.
That’s ₹12.5 lakh on every ₹1 Cr, or 12.5%. Duty is charged on the higher of the price and the government’s guidance value, so confirm the figure with the Sub-Registrar. Ask about floor-rise charges too: on 50-floor towers they can add up. Our guide to floor rise and other hidden charges lists them.

What to Ask
- Both: the price on carpet area, in writing, for a named home
- Both: floor-rise, car-park and clubhouse charges outside the agreement value
- Vyoma: the completion date on the TG RERA certificate
- Vyoma: whether the kitchen granite platform and sink are included (the brochure puts them in the buyer’s scope)
- Grava: the RERA completion date for your tower
- Both: how the monthly prepaid charges for water, power, gas and air-conditioning are worked out
- Both: the water source, since Vyoma’s brochure lists a treatment plant for bore-well water
Both projects have pages on My Home’s site. Start with the My Home Grava page if you haven’t seen its towers yet.
