About This Listing

At a Glance

Godrej Villa Whitefield is a gated low-rise villa community by Godrej Properties on Soukya Road at Hemmandahalli, just east of Whitefield — 20 acres, 240 independent villas, built as G+2 and G+3 homes rather than apartments.

Homes are 4 and 5 BHK, from 3,700 to 5,500 sq ft of built-up area, starting at an indicative ₹5.40 Cr, each with two ground-level car parks. Possession is targeted for December 2029.

You’re buying land and a private front door, not a flat on the 19th floor. That’s the whole proposition. The trade is distance: this is Soukya Road, not Whitefield core — ITPL is about 10 km, and you will drive for most things.

Project Overview

Godrej Villa Whitefield is a low-rise villa and row-house community planned across roughly 20 acres in the Hemmandahalli and Soukya Road belt, east of Whitefield in East Bengaluru. The masterplan holds 240 independent villas in G+2 and G+3 formats, sized 3,700 to 5,500 sq ft built-up, in 4 BHK and 5 BHK layouts.

The format is the reason to look at it. East Bengaluru has absorbed an enormous volume of high-rise supply over the last decade, and very little land-and-villa product at this scale. Two hundred and forty villas on 20 acres works out to roughly twelve homes an acre — low density by any Bengaluru measure, and the thing you are actually paying for.

Godrej Properties has been building in Bengaluru for years and is part of a listed group, which matters more than it sounds: audited accounts and quarterly disclosures are public, so you can check the developer’s financial position yourself before committing to a home that hands over in 2029.

Who This Suits

Good fit if

  • You want a villa, not an apartment. Own compound, own front door, no shared lift lobby, no neighbour above you.
  • You need genuine space — 3,700 sq ft is the starting size here, and a 5 BHK runs to 5,500.
  • You have two cars. Two ground-level parks come with the villa, which is rare and worth real money in East Bengaluru.
  • You work in the Whitefield or Hoskote belt and would rather drive 20 minutes from a quiet road than live on Whitefield Main Road.
  • You’re buying for 2029 and the wait doesn’t hurt you.
  • Low density matters to you: 240 homes across 20 acres, against the 2,000-flat towers going up nearby.

Think twice if

  • This is not Whitefield. It’s Soukya Road, roughly 9–10 km out. The name on the project is a marketing decision, not a location.
  • You want to walk anywhere. There is no metro within reach and no high street. You will drive for groceries, school runs and everything else.
  • You need RERA certainty today. No registration number is published, and sources disagree on whether the project is registered at all.
  • ₹5.40 Cr is your ceiling. That figure is described as all-inclusive, but what it includes isn’t published — get it in writing.
  • You need to move in soon. December 2029 is over three years away.
  • You want resale liquidity. Villas at this ticket size sell slowly compared with 2 and 3 BHK flats.

About the Developer

GP
Godrej Properties Limited
Mumbai · part of the Godrej group · listed on BSE and NSE

Godrej Properties is the real estate arm of the Godrej group, a business that has been operating in India since 1897. The property company was incorporated in 1985 and is listed on both the BSE and the NSE, developing residential, commercial and township projects across Mumbai, the NCR, Bengaluru, Pune, Hyderabad, Chennai, Kolkata and Ahmedabad.

What that listing means for you as a buyer is simple and worth more than any brochure claim: the company files audited accounts and quarterly results in public. On a home that hands over in 2029, you can check for yourself whether the developer is financially sound — something you cannot do with an unlisted builder. Verify it on the BSE or NSE site rather than taking our word for it.

Pricing

Configuration Built-up area Indicative price Approx. ₹/sq ft
4 BHK villa 3,700 sq ft ₹5.40 Cr onwards ₹14,590
5 BHK villa 5,500 sq ft On request —

Only the entry price is published at this stage, and it is described as all-inclusive without stating what that covers. The 5 BHK is not publicly priced. Treat the per-sq-ft figure as arithmetic on the entry price, not as a rate card. Ask us for the developer’s current cost sheet before you budget — we will send it exactly as issued.

What You’ll Actually Pay

Villa pricing hides less than apartment pricing, but the statutory load is the same and it is large. Below is the entry 4 BHK worked through at current Karnataka rates. The percentages apply to whatever number ends up on your agreement.

4 BHK villa · 3,700 sq ft — worked exampleIndicative, on the published entry price
Base price As published, described as all-inclusive
₹5,40,00,000
Statutory — payable regardless of developer
GST @ 5% Under-construction, no input tax credit
₹27,00,000
Stamp duty @ 5% On the higher of guidance value or consideration
₹27,00,000
Municipal cess @ 10% of duty
₹2,70,000
Surcharge @ 2% of duty
₹54,000
Registration @ 2% Doubled from 1% with effect from 31 August 2025
₹10,80,000
Indicative all-in, before developer charges
₹6,08,04,000

That is roughly ₹68 lakh — about 12.6% — on top of the quoted price. One caution specific to this project: the ₹5.40 Cr figure is described as all-inclusive, but nobody publishes what that includes. If GST is already inside it, your number is lower than the above. Get that answered in writing before you budget, because on a villa the difference is tens of lakhs.

Still to confirm with the developer

On a villa these matter more than on a flat, because plot position drives price far harder than floor level does:

  • Plot premium — corner plots, larger plots and park-facing positions are priced differently. On a 240-villa layout the spread is significant.
  • Club and amenities membership — usually a one-time charge separate from monthly maintenance.
  • Maintenance and corpus — villa communities carry higher per-home maintenance than towers, because there is more road, landscape and perimeter per household.
  • Khata, legal and documentation charges.
  • BESCOM and BWSSB deposits.

Ask us for the current charge sheet the moment the developer releases it. We send it as published, without editing.

Location Advantages

Soukya Road runs between Whitefield and Hoskote, and that is the honest way to describe where this project sits. It is not in Whitefield. From Hemmandahalli you are about 9–10 km from ITPL and the Kadugodi metro terminus, and about 7 km from Hoskote town — closer to Hoskote than to the Whitefield office belt, whatever the project name suggests.

What the address does buy you is quiet and land. This stretch is still low-rise and semi-rural in parts, which is exactly why a 20-acre villa layout is possible here and impossible five kilometres west. Old Madras Road and Budigere Cross give a clean northbound run to the airport that avoids the Outer Ring Road entirely, and that is a genuine strength: 38 km, but on roads that move.

Category Nearby Route / notes
IT and workplaces ITPL, EPIP Zone, Hoodi and Kadugodi office clusters Via Whitefield Main Road or Hoskote Road
Metro Whitefield (Kadugodi) — Purple Line eastern terminus About 9 km. A drive, not a walk
Highways Old Madras Road (NH-75), Soukya Road, Hoskote–Whitefield Road Northbound and eastbound access
Airport Kempegowda International Airport Via Budigere Cross and Old Madras Road, bypassing the ORR
Hospitals Ayurvedagram, Vydehi Institute, Manipal Hospital Whitefield, Columbia Asia Ayurvedagram is adjacent; the rest are in the Whitefield cluster
Schools The Deens Academy, Gopalan International, Chrysalis High, Whitefield Global Whitefield and Varthur belt — all a drive
Malls and retail Phoenix Marketcity, Forum Shantiniketan, Park Square Mall Whitefield and Mahadevapura
Towns Hoskote About 7 km — the nearest full-service town

Every landmark above is a drive from this address. If a walkable neighbourhood matters to you, this is the wrong project, and we would rather say so now than after a site visit.

Commute Times

Measured by road from the Soukya Road site. The lower figure is a quiet run, the upper is a weekday peak — and on the Whitefield approaches that gap is wider than almost anywhere else in the city. If you commute daily, plan around the upper number.

DestinationBy roadTypical drive
  • Hoskote townapprox. 7 km12–20 min
  • Whitefield (Kadugodi) Metro — Purple Lineapprox. 9 km20–35 min

Construction Status

Here is where this project actually stands, rather than where marketing material implies it stands.

  • Land parcel and masterplanReportedA 20-acre parcel on Soukya Road at Hemmandahalli, planned as 240 villas in G+2 and G+3 formats.
  • RERA registrationNot confirmedSources disagree. Some list a RERA possession date of 1 December 2029, which would imply registration; others say registration is still awaited. No registration number is published anywhere we can find. Verify it yourself on the Karnataka RERA portal before paying any amount, and do not rely on a screenshot.
  • Formal launch and price releasePartialAn entry price of ₹5.40 Cr is published for the 4 BHK. The 5 BHK is unpriced, and no plot-premium or charge sheet has been released.
  • Construction commencementReported earlyOne source reported the project at 1% complete in July 2026. That is a single source and it sits oddly against the pre-launch framing elsewhere. Treat it as unverified and ask to see the site.
  • Target possessionDec 2029Indicated by the developer. A possession date only becomes enforceable once it is written into an agreement of sale registered under RERA.

We will update this as each milestone is confirmed. If you want to be told the moment a RERA number is issued, say so and we will contact you directly — that is the point at which this becomes safe to transact.

We are an authorised channel partner on every project listed here, paid by the developer either way, so we have no reason to push you toward one over another. Ask us for a side-by-side on any two.

Before You Book

We are an authorised channel partner, so booking through us costs you exactly what going direct costs you. That also means we have no reason to hurry you past your own due diligence. Work through this before any money moves.

  • Verify the RERA number yourselfLook the project up on rera.karnataka.gov.in. Sources conflict on whether it is registered, so this one matters more than usual here.
  • Pin down what ‘all-inclusive’ meansThe ₹5.40 Cr figure is described as all-inclusive, but nobody says what it includes. Ask whether GST, registration and stamp duty sit inside or outside it.
  • Get the plot premium in writingOn a villa layout, plot position moves price more than anything else. Corner, size and facing should each be quoted.
  • Check the land title and khataAsk for the title deed, khata extract and encumbrance certificate, and have your own lawyer read them — not the developer’s.
  • Confirm what you ownOn villa projects, whether the plot is sold as undivided share or as a demarcated plot changes your legal position materially.
  • Read the payment scheduleKnow what triggers each instalment and whether it is construction-linked or time-linked.
  • Find the delay clauseCheck what the agreement pays you if December 2029 slips, and whether that date is the one you were told.
  • Ask about maintenanceVilla communities cost more per home to run than towers — more road, more landscape, more perimeter. Get the per-villa figure and the corpus.

Frequently Asked Questions

What is the price of Godrej Villa Whitefield?

Indicative pricing starts at ₹5.40 Cr for a villa of 3,700 to 5,500 sq ft of built-up area. That is an indicative figure rather than a published developer price list, so ask for a written price against a specific villa number.

What is the all-in cost of a villa at Godrej Villa Whitefield?

On the indicative ₹5.40 Cr, statutory charges take it to about ₹6,08,04,000 – that is 5% GST, 5% stamp duty, 10% cess on the duty, 2% surcharge and 2% registration. Developer charges such as club membership, corpus and maintenance advance sit on top of that.

How many villas are there at Godrej Villa Whitefield?

240 independent villas across 20 acres, built as G+2 and G+3 homes rather than apartments. That works out at roughly 12 villas an acre, which is low density by any Bengaluru measure.

What configurations are available?

4 and 5 BHK villas, from 3,700 to 5,500 sq ft of built-up area. Each villa comes with two ground-level car parks.

When is possession at Godrej Villa Whitefield?

December 2029 is the targeted possession. Confirm the completion date declared in the RERA filing for your villa and make sure that date, not a verbal one, goes into your agreement.

Where exactly is Godrej Villa Whitefield?

On Soukya Road at Hemmandahalli, just east of Whitefield. This is not Whitefield core – ITPL is about 10 km away, so drive the commute at peak before deciding the address works for you.

Is a villa better than an apartment here?

You are buying land and a private front door rather than a flat on an upper floor, with two car parks and no shared walls. Against that, you are further from Whitefield core and a villa carries more upkeep than an apartment. It suits buyers who want space and privacy over proximity.

Who is the developer?

Godrej Properties, part of a group founded in 1897 and listed on both the BSE and NSE, with a presence in more than eight Indian cities across homes, townships and offices.
