But the honest position is that anyone quoting you a firm price for Granada today is quoting a sales estimate. This is not a claim that Brigade Granada is a bad project. Brigade is an established developer and pre-launch positions have made buyers money. It’s a claim about what you can verify today — and today, one of these two can be checked against a regulator’s record and the other cannot.

Price: they’re not competing for the same buyer

Evergreen opens at ₹92 lakh for a 1 BHK; Granada’s published entry is ₹1.07 Cr. But the more useful comparison is inside Evergreen’s own range.

Evergreen’s 2 BHK at ₹1.40 Cr works out to roughly ₹11,925 per square foot, the best rate in that project. Its 1 BHK, at ₹92 lakh for 659 sq ft, is ₹13,960 — small units carrying the premium, as they usually do. So “starts at ₹92 lakh” is true but slightly misleading about value.

Granada’s ₹1.07 Cr entry, if that’s the number that holds, sits between the two. Whether it represents better value depends on a size figure that isn’t reliably published — which brings you back to the same problem.

And if the ₹1.45 Cr figure is the one that turns out to be right, the comparison inverts entirely: Granada would then sit above Evergreen’s best-value 2 BHK while offering less certainty. That’s a 36% swing in the headline price of one of the two projects, and no amount of analysis on our side can resolve it. Only the filing can.

Location: metro against distance

Varthur sits on SH-35 between Whitefield and Sarjapur Road, with Hopefarm metro station on the Purple Line about 4 km away and operating. Manipal Hospital is 1.1 km, Nexus Whitefield 1.6 km. ITPL is 8–12 km.

Brigade Granada is on Whitefield–Hoskote Road, further out on the north-eastern side, with no funded metro on that stretch. Its listing also carries an unresolved question about the map pin, which we’ve flagged rather than papered over.

Both share the region’s defining problem: East Bengaluru traffic. Varthur Kodi junction is among the worst pinch points in the city, and the Hoskote corridor has its own peak-hour crawl. Neither location escapes it. The difference is that Varthur has an operating rail alternative within a short drive and Granada’s corridor does not.

Where Evergreen is genuinely weaker

It would be lazy to make this one-sided, so here’s the honest counterweight.

Evergreen sits about 200 metres from Varthur Lake, which has a long-documented froth and pollution history — untreated sewage inflow, wastewater diverted from Bellandur, and a rejuvenation programme that has missed deadline after deadline. Froth was still being reported through 2026. Brigade Granada has no equivalent problem on its doorstep.

That’s a real quality-of-life factor, and for some buyers it will be decisive. If you’re seriously considering Evergreen, visit during monsoon and ask which way the wind runs across the towers. A registered project with a lake problem and an unregistered project without one is a genuine trade-off, not an obvious answer.

Density is the other place Evergreen doesn’t automatically win. Roughly 2,000 apartments in one project is a small town, whatever the 80% open-space figure says — busy gates at 9am, a busy clubhouse at weekends, and a lot of neighbours competing with you when it comes time to sell or let in 2030.

Which should you buy?

Choose Prestige Evergreen if verifiable facts matter to you — a registered plan, a declared handover date, escrow protection on 70% of your payments, and a legally-fixed carpet area. Choose it if metro access matters, if you want a range from ₹92 lakh to ₹3 Cr on one master plan, and if you’re prepared to do the monsoon lake visit before committing.

Consider Brigade Granada if you’re comfortable with pre-launch mechanics, you want the Hoskote-side location, and you’re willing to wait for registration before serious money moves. If you go that way, wait for the RERA number and the resolved price before booking — not after.

Either way, budget about 12.6% on top in statutory charges, in cash, with no bank funding it. On Evergreen’s 2 BHK that’s ₹17.64 lakh. Run that number before deciding which is affordable, because it changes the answer more often than people expect.
