Tellapur Hyderabad is the fast-growing belt just west of Gachibowli and Nallagandla, along the Outer Ring Road. Some of the city’s tallest apartment towers are going up here, and big developers have several large projects within a few kilometres of each other. This guide covers which district you’ll be in, the PIN code question, the roads and rail, the metro picture, and what to check before you buy.
Key takeaways
- Tellapur is in Ramachandrapuram mandal of Sangareddy district, not Ranga Reddy like Gachibowli next door
- Building permits for big projects here come from HMDA
- Most addresses use PIN 502032, but some nearby projects print 502034, so check your survey number
- Tellapur has an MMTS station, open since 2019, but no metro, and neither planned Phase 2A line runs through it
- Duty and registration in Telangana come to about 7.5%, plus 5% GST on a home under construction
Here because of My Home’s new launch? Our My Home Udyan page has the towers, sizes, RERA number and what’s still unpublished.

Tellapur Hyderabad: Where It Is
Wikipedia describes Tellapur as a satellite town of Hyderabad and one of the fastest-growing parts of the metropolitan region, mainly because it’s close to the IT belt and the Outer Ring Road. Its Wikipedia page is short, but it makes one striking claim: a few of Hyderabad’s tallest buildings are here, with the four My Home Vipina towers the tallest of them.
On the map, Tellapur sits west of Nallagandla and Gopanpally, with Kollur and Osman Nagar further along the ORR. The ICRISAT research campus at Patancheru lies to the north.
Much of Tellapur Hyderabad is now gated towers of 30 to 50-plus floors, with more being built.
Gopanpally or Tellapur?
Builders often market the same land under different names. My Home Avali, for example, is sold as a Gopanpally project, but its official address puts it in Tellapur village, Ramachandrapuram mandal. Read the survey number and village on the RERA page, not the name on the hoarding.
Tellapur District and PIN Code
This is the first thing that surprises buyers. Tellapur is in Ramachandrapuram mandal of Sangareddy district. Nallagandla, a short drive east, is in Serilingampally mandal of Ranga Reddy district, the same district as Gachibowli and the Financial District.
So a 10-minute drive can take you across a district line. That decides which Sub-Registrar office registers your sale deed and which district’s guidance values apply. Sangareddy district has its headquarters in Sangareddy town and takes in part of the Hyderabad Metropolitan Region.
For planning, the large projects all carry HMDA building permits. We read six of them on builders’ own pages, from My Home, Rajapushpa and Aparna, and every one is an HMDA permit. We couldn’t find a reliable source naming the local civic body, so ask the builder who collects property tax and supplies water.
Tellapur pin code: My Home Udyan and My Home Sayuk use 502032. My Home Tridasa, on the same Radial Road No. 7, prints 502034. A PIN isn’t a civic boundary, so check your survey number’s PIN with the post office or the sale deed draft.
One more pattern we noticed: every Tellapur project we checked has a Telangana RERA number starting with P011, while Financial District and Kokapet projects start with P024. That’s our observation, not an official rule, but it’s a quick way to spot a project marketed under the wrong area name.
Tellapur Roads and Rail
The Outer Ring Road is why Tellapur Hyderabad grew. The 23.7 km Narsingi–Patancheru stretch, which runs past Tellapur and Kollur, opened on 14 August 2011. The full Outer Ring Road is 158 km of eight-lane expressway.
There’s also a 14.5 km cycle track with a solar-panel roof between Narsingi and Kollur, along the ORR. It’s one of the more unusual things about living out here.
Rail is better than most buyers expect. On 9 June 2019, the 6 km MMTS link between Tellapur and R.C. Puram opened as part of Phase II of the MMTS suburban rail network. Lingampalli station, a bigger stop on the MMTS lines to Falaknuma and Hyderabad, is close by too.
Tellapur to Gachibowli, HITEC City and the Financial District
Every builder publishes drive times, and they don’t agree. My Home says Udyan is 12 minutes from Gachibowli, 10 from the Financial District and Kokapet, 22 from HITEC City and 30 from the airport. For Lingampally station, My Home’s three Tellapur pages give 7, 10 and 12 minutes.
Those are builders’ figures, measured on an empty road. Drive Tellapur to Gachibowli yourself at 9 am and 6 pm on a weekday before you decide.
The Tellapur Metro Question
There’s no metro in Tellapur Hyderabad. The nearest operating stations are Miyapur, at the end of the Red Line, and Raidurg, at the end of the Blue Line.
Phase 2A of the Hyderabad Metro includes a 13.4 km Miyapur–Patancheru extension to the north and an 11.6 km Raidurg–Kokapet Neopolis extension to the south. Neither one names Tellapur as a stop. The state cleared Phase 2A in November 2024, and it’s still waiting for central approval.
So if a brochure says “metro nearby”, ask which station, which line, and whether it’s running or only planned.
The Tower Belt
Tellapur Hyderabad is where the city’s west side goes tall and dense. My Home Udyan has 8 towers of ground plus 48 floors with 3,766 homes. Rajapushpa Sierra has 9 towers of ground plus 49, and Aparna Newlands has 8 towers of 42 floors.
My Home alone has several projects around Tellapur, including Tridasa, Sayuk, Vipina and Avali. Our list of My Home Group projects has each one with its RERA number.
For every launch we could verify on a builder’s own page, with possession dates, see our list of new launch projects in Tellapur.
My Home’s brochure for Udyan says some balconies face the ICRISAT campus and describes it as “3000+ acres of green”. That’s My Home’s figure. ICRISAT itself, an international crop research institute founded in 1972, is headquartered at Patancheru, just north of Tellapur. If green views matter to you, ask which towers and floors actually get them, and read our guide on what your apartment faces.
What Buying in Tellapur Costs
Tellapur Hyderabad is in Telangana, so Telangana’s charges apply. Most sources put stamp duty, transfer duty and registration at 7.5% in total under government orders of July 2021, though they split the parts differently. Duty is charged on the higher of your price or the government guidance value.
Add 5% GST on a home under construction and you’re at about 12.5% on top: ₹12.5 lakh on every ₹1 crore. Confirm the exact figure with the Sub-Registrar for Sangareddy district before you budget.
Under the RERA Act, a builder can’t take more than 10% of the price before a registered agreement for sale. You can look up any project’s registration on the Telangana RERA portal.
What to Check Before Buying in Tellapur Hyderabad
- The water source. Ask what share of supply is bore-well, what’s municipal and what comes by tanker, both today and after handover.
- The district and registration office. Confirm that the sale deed will be registered in Sangareddy district, and which office handles it.
- The guidance value. Duty is on the higher of price or guidance value, so ask the builder for the current guidance rate for your survey number.
- Traffic at the ORR exits. Drive in at peak hours. Thousands of new homes share a handful of exits and service roads.
- The PIN and village. Match the survey number, village and PIN on the RERA page with the agreement.
- The construction around you. Ask what’s planned on the empty plots next door, because they won’t stay empty.
The Downsides
- No metro. Neither planned Phase 2A line comes through Tellapur, and those plans have no confirmed dates.
- Years of dust in Tellapur Hyderabad. Tens of thousands of homes are being built at once, so expect trucks and noise for years.
- High density. Several projects pack 150-plus homes per acre into towers of 40 to 50 floors.
- Peak-hour queues at the ORR exits and on the roads into Nallagandla and Gachibowli.
