Financial District, Hyderabad: An Area Guide for Homebuyers (2026)

Financial District Hyderabad is the office belt in the city’s west, around Nanakramguda and Gachibowli, where Amazon, Google, ICICI Bank and the US Consulate have their campuses. It’s now one of the busiest places in the city for 40- and 50-floor apartment towers. This guide covers where it is, which civic body you’ll fall under, the metro picture, the employers, and what to check before you buy here.

Key takeaways

  • Financial District sits in Serilingampally mandal, with Nanakramguda and Gachibowli in its first phase; the foundation stone was laid in 2001
  • The usual PIN is 500032, but some “Financial District” addresses are actually in Gandipet mandal, under Manikonda municipality
  • There’s no metro station in the district yet: the nearest is Raidurg, end of the Blue Line
  • A Raidurg to Kokapet Neopolis extension is planned in Phase 2A, but it’s still waiting for central approval
  • Duty and registration in Telangana come to about 7.5%, plus 5% GST on a home under construction

Financial District Hyderabad: Where It Is

Financial District Hyderabad is an IT and real-estate suburb in Serilingampally mandal, in the west of the city. It’s part of what people call Cyberabad, the cluster that also takes in HITEC City and Gachibowli.

It started as a state government plan. Prime Minister Atal Bihari Vajpayee laid the foundation stone in 2001, and the first phase took in about 100 acres across Nanakramguda and Gachibowli. Wikipedia’s page on the Financial District has the background.

Today the name stretches further than the original plan. Builders use “Financial District” for sites in Nanakramguda, Khajaguda and Puppalaguda, and towards Kokapet and Neopolis.

Nanakramguda

Nanakramguda is the residential heart of it, in Hyderabad’s West Zone. Several of the city’s tallest buildings stand here, along with Medi Kunta Lake, which locals call the Wipro lake.

Khajaguda and Puppalaguda

Khajaguda, on the Gachibowli side, is known for its lake and the rocky hills climbers use for bouldering. Puppalaguda is on the western edge, and that’s where the paperwork starts to change.

Which Civic Body You’ll Be Under

This is the first thing to pin down, because “Financial District” on a brochure doesn’t tell you.

Serilingampally is administered by the Greater Hyderabad Municipal Corporation (GHMC). My Home Vyoma, for example, has a GHMC building permission and an official Nanakramguda address with PIN 500032.

Puppalaguda is different. It’s a village in Manikonda municipality, Gandipet mandal. Projects there still call themselves Financial District and often use the same 500032 PIN. Kokapet is in Gandipet mandal too, and big projects there usually carry HMDA permits instead.

Financial District Hyderabad pincode: 500032 is the one you’ll see most, but a PIN isn’t a civic boundary. Ask which body approved the building plan, and read the permit number on the builder’s page.

The mandal and civic body decide who collects property tax, who supplies water and who fixes the roads. Two flats that are both “Financial District” can have different answers.

Who Works Here

The employer list is the reason people buy in Financial District Hyderabad. Per Wikipedia:

  • Amazon opened its largest campus in the world here on 21 August 2019: 9.7 acres, with more than 15,000 employees.
  • Google bought a 7.3-acre site in 2019 for a 3.3 million sq ft campus.
  • ICICI Bank has what Wikipedia calls Asia’s biggest workplace, at over 4 million sq ft.
  • WaveRock, a 2.5 million sq ft IT SEZ on about 12 acres in Nanakramguda, was bought by a Shapoorji Pallonji fund in December 2019 for ₹1,800 crore.
  • The US Consulate moved to a 12.3-acre campus in Nanakramguda on 20 March 2023.

Microsoft and Wipro also have offices in the belt, and hospitals include Continental, Star, Rainbow and Medicover.

That mix means steady rental demand from people who’d rather not cross the city every day. It also means traffic at the same hours every weekday.

Financial District Hyderabad Metro and Roads

There’s no metro station in the district. The nearest is Raidurg, the western end of the Blue Line from Nagole, which reached Raidurg on 29 November 2019.

Phase 2A of the Hyderabad Metro includes an 11.6 km Blue Line extension from Raidurg to Kokapet Neopolis, with 10 stations. The state cleared Phase 2A in November 2024 and sent it to the centre. There’s no confirmed opening date, so don’t let a brochure count it as built.

The road that matters is the Outer Ring Road: 158 km and eight lanes. The stretch past the Financial District was open by December 2012. The Gachibowli junction has multi-level flyovers, built under the city’s road programme.

Builders publish drive times. My Home, for instance, says Vyoma is 30 minutes from the airport and 10 from HITEC City. Those are the builder’s figures. Drive the route yourself at 9 am on a weekday.

The Tower Cluster

Financial District Hyderabad is where the city builds tall. SAS iTower on the Khajaguda–Nanakramguda Road was the city’s tallest building when it was finished in 2024, and new launches here are 45 to 50-plus floors.

My Home alone has several projects on this belt. Vyoma has 12 towers of ground plus 50, Grava in Kokapet has one tower of ground plus 54, and My Home 99 is a single tower of ground plus 53. Our list of new launch projects in Financial District Hyderabad covers the launches you can check on builders’ own pages.

Very tall towers bring their own questions: how many homes share a lift, how long you’ll wait at 8 am, and what the fire and evacuation plan is. Our page on homes per lift explains the maths.

What Buying Here Costs

Buying in Financial District Hyderabad means Telangana’s charges, not Karnataka’s. Most sources put stamp duty, transfer duty and registration at 7.5% in total under government orders of July 2021, though they split the parts differently. Duty is charged on the higher of your price or the government guidance value.

Add 5% GST on a home under construction, and you’re at about 12.5% on top: ₹12.5 lakh on every ₹1 crore. Confirm the exact split with the Sub-Registrar or the Telangana registration department before you budget.

Under the RERA Act, a builder can’t take more than 10% of the price before a registered agreement for sale. That rule applies in Telangana too.

The Downsides

  • No metro yet. The Financial District Hyderabad metro extension is a plan, not a timeline.
  • Bore-well water. Some new projects, Vyoma included, list a treatment plant for bore-well water. Ask what share of supply is bore-well and what’s municipal.
  • Years of construction. Thousands of homes are being built at once, so expect dust and trucks for years.
  • Peak-hour jams at the ORR junctions, because everyone works within the same few kilometres.
