Konadasapura Bangalore searches barely existed before 2026. It’s a village on the city’s eastern edge that most buyers had never heard of. Then BDA sold 52 acres here for ₹2,097 crore, and the name started turning up on brochures for Godrej, Ruchira and a My Home Group township. This guide covers where the village actually is, who’s building, the paperwork outside BBMP, and what to check before you pay.
Key takeaways
- Konadasapura Bangalore sits in Bidarahalli hobli, Bengaluru East taluk, PIN 560049, between Old Madras Road and the Whitefield–Hoskote Road
- It sits outside the old BBMP limits, so expect a panchayat khata and a 3% stamp duty surcharge
- Five projects in the village were RERA-registered by 31 October 2026: BDA’s own housing, three Godrej Woodscapes registrations and Ruchira The Rise
- BDA’s 52-acre plot here sold for ₹2,097 crore in January 2026; news reports link the buyer to My Home Group
- There’s no metro in the village. The Purple Line ends at Whitefield (Kadugodi)
Here because of the My Home project? Our My Home Konadasapura page sets out what’s confirmed and what isn’t.

Konadasapura Bangalore: Where It Is
Konadasapura is a revenue village in Bidarahalli hobli of Bengaluru East taluk. RERA certificates for projects here give the PIN as 560049. You’ll also see it spelled Kondasanapura on at least one certificate.
The simplest way to place it: it’s the land between two main roads. Old Madras Road (NH 75) runs along the north, near Budigere Cross. The Whitefield–Hoskote Road runs along the south.
BDA’s big plot shows this well. News reports describe it as bordered by the Hoskote–Whitefield Road on one side and an 80-foot road on the other.
For shops, schools and day-to-day life around the junction, read our Budigere Cross area guide. This page sticks to the village and what’s being built in it.
Why It Has So Many Names
Brokers rarely use “Konadasapura” on its own. The same village turns up as Budigere Cross, Old Madras Road, Whitefield–Hoskote Road, “Whitefield Annex”, Hoskote and even Kadugodi.
That’s marketing. Whitefield and Kadugodi sell better than a village name. But Konadasapura isn’t in Hoskote taluk, and it isn’t in Kadugodi either. It’s Bengaluru East taluk, and the RERA taluk code for projects here is 1251/446.
Why it matters: the name on the brochure doesn’t decide your stamp duty, your khata or your water supply. The village and survey number do. Ask for both before anything else.
BDA’s Long History Here
The Bangalore Development Authority has owned land in Konadasapura for a long time, and its plans haven’t always worked out.
The steel yard that never happened
About two decades ago, BDA proposed a steel yard on the same plot it sold in 2026. Reports say the idea never took off, and the land sat unused.
The ₹2,097 crore sale
On 5 January 2026, BDA put three Konadasapura parcels up for e-auction. The 52-acre commercial plot drew five bidders, including Brigade Group and Godrej Properties, over more than 20 rounds. It went for ₹2,097 crore, about ₹40.13 crore an acre, and ₹468 crore above BDA’s estimate.
The two smaller parcels, of 2.19 and 1.31 acres and closer to a waterbody, got no bids at all. Our post on the My Home Bangalore auction goes through the deal in detail.
BDA’s own flats
BDA also builds housing here. Its “Konadasapura Housing Project Phase 2” is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/230125/005664. Deccan Herald has reported that some BDA flats in Konadasapura went unsold, with buyers citing poor connectivity and few amenities. That’s worth remembering when private brochures describe the area.
Who’s Building in Konadasapura Bangalore
We checked the full Karnataka RERA project list on 31 October 2026. These are the registrations in the village itself, from their certificates.
| Project | Promoter | RERA approved | RERA completion |
|---|---|---|---|
| Ruchira The Rise | Ruchira Developers LLP | 16 Jul 2026 | 30 Oct 2031 |
| Boulevard at Godrej Woodscapes | Godrej Properties Ltd | 19 Aug 2026 | 30 Jun 2031 |
| Godrej Woodscapes | Godrej Properties Ltd | 17 May 2024 | Not in our records |
| Godrej Woodscapes Phase 2 | Godrej Properties Ltd | 17 May 2024 | Not in our records |
| Konadasapura Housing Project Phase 2 | BDA | Registered | Check the portal |
Of these, Ruchira The Rise is the one we’ve covered in full. Its published starting price is ₹1.65 Cr for a 2 BHK.
Just outside the village, in Bandapura and Hirandahalli, 2026 also brought Sattva Aangane (approved 18 September), Zolaah by House of Jindal Estates (27 July) and Mahaveer Crest (17 July). Our list of new projects in Hoskote covers the stretch further east.
And My Home Group
The buyer of BDA’s 52-acre plot was named in the news as Srini Nirman, a Hyderabad company. Reports link it to My Home Group, and broker sites now market a township here under several names. My Home’s own website doesn’t list a Bengaluru project yet, and there was no My Home filing on the RERA list on 31 October 2026.
Khata, Water and Charges
Konadasapura Bangalore addresses are outside the old BBMP limits. That changes three things.
Khata
Land here is usually under the village panchayat, so the property record is a panchayat khata, not a BBMP one. Ask the developer which khata the flats will get, and check it at the Sub-Registrar before you sign.
Water
Outside BBMP, piped Cauvery water isn’t a given. Ask each project, in writing, where its water comes from: borewells, tankers, or a planned connection. Then ask what happens in summer.
Charges
Outside BBMP, the stamp duty surcharge is 3% of the duty, not 2%. On a home under construction, you’ll pay 5% GST, 5% stamp duty, 10% cess on the duty, the 3% surcharge on the duty and 2% registration. That’s 12.65%, or ₹12,65,000 on every ₹1 Cr.
Our page on stamp duty and registration charges has the full working.
Getting Around
There’s no metro station in Konadasapura. The nearest is the Purple Line’s terminal at Whitefield (Kadugodi), which opened on 26 March 2023 and connects with Whitefield railway station.
Brokers quote very different drive times to it, so we won’t give one. Drive it yourself at 9 am on a weekday. Our guide to the Whitefield metro and the Purple Line explains what the line covers.
Old Madras Road takes you west to KR Puram and east to Hoskote. The Whitefield–Hoskote Road takes you to Whitefield’s tech parks. Both get heavy at peak hours.
The Downsides
- Years of construction. Godrej, Ruchira, BDA and a planned My Home township are all building in one village. Expect dust, trucks and noise into the 2030s.
- No metro. Every commute starts with a drive to Kadugodi or KR Puram.
- Civic basics. A panchayat khata, borewell or tanker water, and roads that will lag the new towers.
- BDA’s own record here. Some of its flats reportedly sat unsold for want of connectivity and amenities.
- Supply. Thousands of new homes in one place can slow resale for years.
