Old Madras Road property prices have climbed quickly, especially at the Budigere Cross end, where 2026 sources quoted average asking rates near ₹12,500 per sq ft after a jump of about 23% in a year. That’s above the Bengaluru average. This guide explains what the rates mean, how they change along the road, what a flat really costs once taxes are added, what it rents for, and how to judge whether a quote is fair.
Key takeaways
- Old Madras Road property prices near Budigere Cross averaged about ₹12,500 per sq ft on asking data in mid-2026, up about 23% in a year
- Different sources measure differently. Citywide averages for Q1 2026 ranged from ₹8,952 to ₹9,785 per sq ft, depending on the source
- Taxes and fees add about 12.65% on top of the agreement value for an under-construction flat
- Rental yields are around 3% gross or below. This is a market for living in or a long hold
- Compare on carpet area. In tall towers, loading can push the real rate up by half

Old Madras Road Property Prices in 2026
Here’s what the 2026 data shows for apartments on the Budigere Cross stretch, where most of the new launches are.
| Measure | Figure | Source type |
|---|---|---|
| Average asking rate, Budigere Cross | About ₹12,500 per sq ft | Portal data quoted in a June 2026 market piece |
| One-year change | About +23% | Same source |
| Median resale asking price | About ₹11,600 per sq ft | A 2026 locality guide |
| A recent branded launch | About ₹10,060 per sq ft | Reported launch rate for a Brigade project nearby |
| Ruchira The Rise starting rate | About ₹11,435 per sq ft | ₹1.65 Cr published price over a 1,443 sq ft 2 BHK |
So Old Madras Road property prices for new launches on this stretch mostly sit between about ₹10,000 and ₹12,500 per sq ft of super built-up area. Press coverage of Ruchira The Rise gave a pre-launch rate of ₹11,000–12,000, before floor rise and location charges, which fits that band.
Why Sources Disagree on Old Madras Road Property Prices
You’ll see very different numbers for Old Madras Road property prices in the same area, and it’s worth knowing why.
Asking vs registered. Most figures for Old Madras Road property prices come from listings, which are opening positions. Registered deals usually close lower, and they lag new launches by years, because an under-construction flat isn’t registered until handover.
Different averages. For Q1 2026, one national portal put Bengaluru’s average at about ₹9,785 per sq ft, up about 24% in a year. A consultancy put the weighted average at about ₹8,952, up about 4%. Both are probably right about what they measure. They just measure different things.
Different mix. An average that’s mostly new towers will be higher than one that includes older flats and smaller buildings.
What it means for you: treat any single average as a rough guide. Compare your quote with two or three actual projects of the same type and age on the same stretch.
How Prices Change Along the Road
Old Madras Road (NH-75) runs east from KR Puram towards Hoskote, and prices follow three stretches.
- The KR Puram end. Older, built-up and close to the Purple Line metro at KR Puram. Mostly resale, with smaller and older buildings. You’re paying for the metro and the established neighbourhood.
- Budigere Cross. Where most 2026 launches are, including the tall towers. This is the stretch whose asking rate rose about 23% in a year. Our Budigere Cross area guide covers it in detail.
- Towards Hoskote. Cheaper, with more plots and villas, and further from Whitefield’s jobs. Hoskote itself is a town with its own industrial belt.
Old Madras Road property prices fall as you move east, but the gap has narrowed fast. Launches near Budigere Cross now ask more than some older resale flats nearer the city.
Old Madras Road Property Prices by Size
Averages hide a lot. Here’s how Old Madras Road property prices look by configuration, using one project where the developer publishes every size. Ruchira The Rise lists super built-up areas of 1,443 sq ft (2 BHK), 2,057 sq ft (3 BHK), 2,609 sq ft (3.5 BHK) and 3,261 sq ft (4 BHK).
| Type | Size (SBA) | At ₹11,000/sq ft | At ₹12,000/sq ft |
|---|---|---|---|
| 2 BHK | 1,443 sq ft | ₹1.59 Cr | ₹1.73 Cr |
| 3 BHK | 2,057 sq ft | ₹2.26 Cr | ₹2.47 Cr |
| 3.5 BHK | 2,609 sq ft | ₹2.87 Cr | ₹3.13 Cr |
| 4 BHK | 3,261 sq ft | ₹3.59 Cr | ₹3.91 Cr |
These are our multiplications at the reported pre-launch band, before floor rise, location charges and taxes. They aren’t developer quotes. Ruchira itself publishes only the ₹1.65 Cr starting price.
The useful point is how fast the totals climb. Old Madras Road property prices per sq ft are similar across sizes in the same building, but a 3 BHK here costs over ₹2 Cr before tax. Ruchira’s 3 BHK, at 2,057 sq ft, is large by Bengaluru standards, which pushes the total up.
What a Flat Really Costs
Old Madras Road property prices on a brochure are never what you pay. For an under-construction flat in Karnataka, these are the government charges as of October 2026:
- GST: 5% of the agreement value, with no input tax credit
- Stamp duty: 5% above ₹45 lakh
- Cess: 10% of the stamp duty
- Surcharge: 3% of the stamp duty outside the old BBMP limits (2% inside). Most of the Budigere Cross stretch is outside
- Registration fee: 2%, up from 1% since 31 August 2025
Here’s how that plays out at three price points.
| Item | ₹1 Cr flat | ₹1.65 Cr (Ruchira 2 BHK) | ₹2.26 Cr (illustrative 3 BHK) |
|---|---|---|---|
| GST at 5% | ₹5,00,000 | ₹8,25,000 | ₹11,30,000 |
| Stamp duty at 5% | ₹5,00,000 | ₹8,25,000 | ₹11,30,000 |
| Cess (10% of duty) | ₹50,000 | ₹82,500 | ₹1,13,000 |
| Surcharge (3% of duty) | ₹15,000 | ₹24,750 | ₹33,900 |
| Registration at 2% | ₹2,00,000 | ₹3,30,000 | ₹4,52,000 |
| All-in | ₹1,12,65,000 | ₹1,85,87,250 | ₹2,54,58,900 |
The ₹2.26 Cr column is a 2,057 sq ft 3 BHK at the low end of the reported ₹11,000–12,000 rate. It’s our illustration, not a developer quote. In every case, the charges come to about 12.65% on top.
That still leaves out floor rise, location charges, parking, the corpus fund, deposits, legal fees and the maintenance advance. In a 40-floor tower, floor rise alone can add several lakh on an upper floor.
Stamp duty is charged on the higher of the agreement value and the government guidance value for the survey number. On new launches the agreement value is usually higher, but check.
What You Need in the Bank
Old Madras Road property prices are only half of affordability. The other half is cash. Here’s an illustrative plan for the ₹1.65 Cr flat with an 80% loan.
| Item | Amount | When it’s due |
|---|---|---|
| Your 20% of the agreement value | ₹33,00,000 | Early instalments |
| GST at 5% | ₹8,25,000 | Spread across instalments |
| Stamp duty, cess, surcharge and registration | ₹12,62,250 | Registration day |
| Cash from savings | ₹53,87,250 | Before extras |
On the ₹1.32 Cr loan, the EMI at an illustrative 8.5% over 20 years is about ₹1,14,500 a month. Your lender’s rate will differ. Most banks want EMIs under about half of take-home pay, which points to a household income of roughly ₹2.3 lakh a month for this flat.
None of the taxes is financed. Banks lend against the agreement value. Keep the stamp duty and registration money, about 7.65% of the price, in savings.
The Carpet Area Check
Old Madras Road property prices are quoted per sq ft of super built-up area, which includes lobbies, lifts, stairs, the clubhouse and walls. Carpet area is the floor inside your home, and it’s what RERA requires developers to file.
Tall towers carry more shared space, so the gap is bigger. Ruchira publishes both figures for The Rise: its 2 BHK has 940 sq ft of carpet inside 1,443 sq ft of super built-up, which is 65%. At ₹1.65 Cr, that’s about ₹17,550 per sq ft of carpet, compared with ₹11,435 on super built-up.
So two flats quoted at the same Old Madras Road property prices can differ by thousands of rupees per sq ft of real floor. Always ask for the RERA carpet area and compare on that. Our guide to high-rise apartments in Bangalore explains why taller buildings carry heavier loading.
Rents and Yield
A 2026 market blog estimated rents of ₹25,000–32,000 a month for a 2 BHK worth about ₹1 Cr in this belt. That’s an estimate, not a rent survey. Another source simply said yields are in the “low single digits”.
| Monthly rent | Annual rent | Gross yield on ₹1.13 Cr all-in |
|---|---|---|
| ₹25,000 | ₹3,00,000 | 2.7% |
| ₹32,000 | ₹3,84,000 | 3.4% |
After maintenance, property tax, letting costs and some vacancy, net yields fall to 2–2.5%. At a newer launch priced at ₹1.65 Cr, a 3% gross yield would need about ₹46,500 a month, which is well above those estimates. At current Old Madras Road property prices, buy to live in or for long-term growth, not for rent.
Where Old Madras Road Property Prices Go From Here
Nobody can promise a direction. Here’s what pushes each way.
Pushing up: Whitefield and ITPL jobs nearby, Hoskote’s industrial belt, the Satellite Town Ring Road’s Hoskote link, a direct airport route that avoids Hebbal, and branded developers still buying land.
Holding back: no metro past Whitefield, with a KR Puram–Hoskote extension only studied so far; heavy traffic at KR Puram; a large pipeline of new towers delivering over the same few years; and the base effect, since a 23% jump from a low base rarely repeats.
Our view: steady demand with a supply overhang. Prices may keep rising, but don’t plan on another 23% year.
Is Your Quote Fair?
Whatever Old Madras Road property prices are doing, run these five checks on any quote:
- Convert to carpet area using the RERA filing.
- Compare with two other launches on the same stretch, at carpet rate.
- Get the full cost sheet, with floor rise, location charges, parking, corpus and deposits as separate lines.
- Add 12.65% for taxes and fees, so you compare all-in figures.
- Check the RERA completion date. A cheaper flat delivered two years later costs you two more years of rent.
