The My Home Bangalore auction is how a Hyderabad name ended up attached to a 52-acre plot in East Bengaluru. On 5 January 2026, the Bangalore Development Authority (BDA) sold a commercial land parcel at Konadasapura, between Old Madras Road and the Whitefield–Hoskote Road, for ₹2,097 crore. This guide covers who bid, what the land cost per sq ft, how the buyer is linked to My Home Group, and what it means if you’re thinking about a home there.

The My Home Bangalore Auction: What BDA Sold on 5 January
BDA usually sells residential sites. This time it put three properties up in an e-auction, and the biggest was a 52-acre parcel of commercial land at Konadasapura, off Old Madras Road. News reports in early February 2026 called it BDA’s first large commercial-land sale.
The My Home Bangalore auction was a serious contest. Five bidders took part, Brigade Group and Godrej Properties among them, and the contest ran past 20 rounds. The winning bid was ₹2,097 crore, placed by a Hyderabad company.
Not every lot sold. Two smaller Konadasapura parcels, of 2.19 acres and 1.31 acres, sit closer to a waterbody. Neither got a single bid.
The story was first reported by Deccan Herald on 3 February 2026, and NewsFirst Prime, BLR Post and The Hans India carried it after.
The Numbers, Worked Out
Here’s what the reports on the My Home Bangalore auction give, and what follows from them. The last three rows are our arithmetic, not reported figures.
| Item | Figure |
|---|---|
| Land area | 52 acres (commercial) |
| Winning bid | ₹2,097 crore |
| Rate per sq m | ₹98,466 |
| Rate per acre | About ₹40.13 crore |
| Above BDA’s estimate by | ₹468 crore |
| Implied BDA estimate (our sum) | About ₹1,629 crore |
| Land cost per sq ft (our sum) | About ₹9,150 |
| Per acre, per sq ft (our sum) | About ₹9,210 |
The two per-sq-ft figures differ a little because the reported acreage is rounded. Either way, the land alone cost a bit over ₹9,000 for every square foot of ground.
That’s land, not built-up area. Tall towers spread that cost across many floors, so it doesn’t translate straight into a flat price. More on that below.
Who Bought It, and the My Home Link
The news reports name the winner as Hyderabad-based Srini Nirman Pvt Ltd. Other sources spell it Sreni Nirman. It isn’t a household name, which is why the next question was who’s behind it.
RegNews reported on 4 February 2026 that the company’s corporate office is on the 8th floor of My Home Hub in Hyderabad, and that its directors are Jupally Aishwarya Rao and Jupally Bhargav. The Jupally family founded and runs My Home Group. RegNews described the link as “growing buzz”, not a confirmed fact.
My Home itself said something close, but not the same thing. On 22 January 2026, about two weeks after the auction, a My Home Group press release said it was expanding beyond Hyderabad into Mumbai, Bengaluru and Chennai with ₹4,100 crore of committed capital. It put the new projects at about 46.6 million sq ft of development potential.
The release doesn’t name a single site. So the fair summary is this: news reports tie the Konadasapura buyer to My Home, and My Home has said it’s entering Bengaluru, but My Home hasn’t publicly said “this is our plot”. Its official website still lists only Hyderabad projects.
That’s why the same site is sold under so many names: My Home Konadasapura, My Home Hoskote, My Home Whitefield, My Home Kadugodi, Codename Anandam. They’re broker labels for one 52-acre plot.
The Plot Itself
The reports describe the parcel as bordered by an 80-foot road on one side and the Hoskote–Whitefield Road on the other. Konadasapura is a village in Bidarahalli hobli, Bengaluru East taluk, PIN 560049.
The plot in the My Home Bangalore auction has a history. About two decades ago, BDA proposed a steel yard on this same plot. That plan never took off, and the land sat until this sale.
The neighbourhood isn’t empty now. Ruchira The Rise and three Godrej Woodscapes registrations are already in Konadasapura village. Our Konadasapura area guide lists them with their RERA dates.
What BDA Did Next
The My Home Bangalore auction windfall changed BDA’s plans. Reports say it wants to raise at least ₹10,000 crore, with proceeds going to infrastructure such as new layouts in North and East Bengaluru and the proposed 2.1-km Hebbal tunnel, subject to government approval.
On 13 April 2026, after “two successful bulk land sales”, NewsFirst Prime reported a third e-auction of 47-plus plots across layouts like RMV 2nd Stage, Banashankari 6th Stage and Arkavathy Layout, with bidding from 6 May. That round also drew questions about land recovered from encroachers being classified as commercial.
What the My Home Bangalore Auction Means for Homebuyers
A big land price makes headlines, but it doesn’t tell you what a flat will cost. Here’s what it does and doesn’t tell you.
Land cost per home is unknowable for now
Listing sites say the plan is 5,735 homes plus offices, shops and a community centre. We couldn’t find the planning papers behind that number. If you spread ₹2,097 crore across 5,735 homes, it’s about ₹36.6 lakh each. But part of the land carries offices and retail, so the real share per home is lower, and nobody outside the company knows by how much.
The land is zoned commercial
BDA sold this as commercial land. Mixed-use schemes on commercial land are common, but you should ask what the sanctioned plan allows for homes, and see it, before you treat any brochure as final.
The honest downside
Konadasapura is the first project tied to My Home outside Hyderabad. The group has no Bengaluru approvals record and no finished Bengaluru building you can walk through. A plot this big also means years of construction around whichever phase you buy into. Our guide on first phase or last phase in a township covers that trade-off.

What to Check Before You Pay
There’s talk of EOIs, but no K-RERA registration. On 31 October 2026, the full Karnataka RERA list had no filing by My Home, Sreni Nirman or Srini Nirman. Before you pay anything:
- Ask for the RERA number and check it on the Karnataka RERA portal.
- Ask which company is the promoter. If it’s Sreni Nirman, ask for its link to My Home in writing.
- Ask for the sanctioned plan and what the commercial zoning allows for homes.
- Ask which phase and tower you’re being offered, and when that phase is due.
- Keep any EOI small, fully refundable and receipted by the developer, not a broker.
Our page on what an EOI should say lists the clauses to get in writing. Once a project registers, RERA caps the advance at 10% before a registered agreement for sale.
FAQs
What was the My Home Bangalore auction?
The My Home Bangalore auction was BDA’s e-auction on 5 January 2026, where a 52-acre commercial plot at Konadasapura sold for Rs 2,097 crore to a Hyderabad company that news reports link to My Home Group.
How much per acre did the Konadasapura land sell for?
About Rs 40.13 crore an acre, or Rs 98,466 per sq m. That’s roughly Rs 9,150 per sq ft of land by our arithmetic.
Did My Home buy the Konadasapura land?
Not officially, by name. After the My Home Bangalore auction, news reports name the buyer as Srini (or Sreni) Nirman and link it to the Jupally family’s My Home Group. My Home announced a Bengaluru entry on 22 January 2026 but hasn’t named the site.
Who else bid in the auction?
Five bidders took part, including Brigade Group and Godrej Properties, over more than 20 rounds. The final bid beat BDA’s estimate by Rs 468 crore.
Is My Home Konadasapura RERA registered?
Not as of 31 October 2026. The Karnataka RERA list shows no filing by My Home or Sreni Nirman, so any payment now is an EOI, not a booking.
Does the land price tell me the flat price?
No. Land cost is spread across many floors and shared with offices and shops. Only a written cost sheet after RERA registration tells you the price.
Sources we checked for this My Home Bangalore auction guide (31 October 2026): Deccan Herald (3 February 2026), NewsFirst Prime (3 February and 13 April 2026), BLR Post and The Hans India on the BDA auction; RegNews (4 February 2026) on the buyer; My Home Group’s press release of 22 January 2026 and its website; and the full Karnataka RERA project list.
