My Home Konadasapura: Project Overview

On 5 January 2026 the Bangalore Development Authority (BDA) auctioned a 52-acre commercial plot at Konadasapura, off Old Madras Road. Five bidders, Brigade and Godrej among them, went more than 20 rounds. Hyderabad’s Srini Nirman won at ₹2,097 crore, about ₹40 crore an acre and ₹468 crore over BDA’s estimate.

News reports link that company to My Home Group: its office is in My Home Hub, Hyderabad, and its directors are from the Jupally family. On 22 January 2026 My Home announced it was entering Bengaluru, Mumbai and Chennai with ₹4,100 crore of committed capital. It didn’t name the Bengaluru site. Our post on the My Home Bangalore auction covers the bidding in full.

Why so many names?

“My Home Hoskote” comes from the road. “My Home Whitefield” and “My Home Kadugodi” borrow better-known neighbours, and “Codename Anandam” is a broker’s pre-launch name. All of them describe a single 52-acre site: My Home Konadasapura. We’ve found no second My Home land deal in Whitefield or Kadugodi.

What listing sites say

Broker sites describe a township of about 5,735 homes in 2, 3 and 4 BHK, very tall towers, offices, shops and a community centre. They don’t agree on the land (52 to 58 acres), the floors (20 to 46) or the price. They say the figures come from planning papers, which we couldn’t find. Until My Home publishes a plan for My Home Konadasapura, treat every number as a guess.

Is My Home Konadasapura RERA Registered?

No. We checked the full Karnataka RERA list of 10,079 projects on 31 October 2026. There’s no registration or application by My Home, Srini Nirman or any project at the My Home Konadasapura site. One broker site says “RERA: Applied”; the RERA list doesn’t show that.

Without registration, a promoter can’t advertise, book or sell. Any money you pay now is an expression of interest (EOI), not a booking. Our page on what an EOI should say lists what to get in writing.

Before you pay an EOI: get a receipt from a My Home company, not a broker. It should state the amount, say it’s fully refundable, give the refund time, and say it isn’t a booking. Under RERA, no promoter can take more than 10% of the price before a registered agreement for sale.

Who My Home Konadasapura Suits

It works if

You want a large gated township on the east side and can wait several years.

You know My Home’s Hyderabad communities and want the same kind of project here. Its ongoing projects there run to 12 towers and 3,000-plus homes.

It doesn’t work if

You need to compare prices or plans now. Nothing official on My Home Konadasapura exists to compare.

You want a metro at the gate. The nearest station is the Purple Line’s terminal at Whitefield (Kadugodi), several kilometres away. A township this size will also mean years of construction around the first residents.

My Home Konadasapura review: our verdict

The land deal is real and it’s large: ₹2,097 crore says the buyer plans to build big. But My Home has never built in Bangalore, and it hasn’t named this site. Wait for the My Home Konadasapura RERA number before you pay more than a small refundable EOI.

About the Developer

My Home Group was founded in 1981 by Dr Rameswar Rao Jupally and has worked only in Hyderabad so far, so My Home Bangalore buyers can’t visit a local project. Its website lists 36 projects there: 12 homes projects being built, a business park and 23 finished buildings going back to 1989.

The group says it has delivered more than 80 million sq ft, with 40 million more under construction. Its current Hyderabad launches include My Home Vyoma in the Financial District and My Home Udyan in Tellapur. Our list of My Home Group projects has every ongoing project with its Telangana RERA number.

The check before you buy: My Home has no finished building in Bangalore, so visit a completed one in Hyderabad, or talk to people who live in one. Our guide to visiting a developer’s completed project lists what to look at.

My Home Konadasapura Price

My Home hasn’t published a My Home Konadasapura price. Figures on listing sites range from about ₹60 lakh to more than ₹2 crore, and none of them comes from My Home. One registered reference point in the same village: Ruchira The Rise publishes a start price of ₹1.65 crore.

Our My Home Konadasapura price guide works through the land cost per square foot and the questions to ask once a quote appears.

What You’ll Actually Pay

Whatever the price, the charges on top follow a formula. Konadasapura is outside the old BBMP limits, so we’ve used the 3% surcharge. Check the khata once the site is public.

Charges on every ₹1 Cr
Under construction, outside BBMP. Surcharge at 3% of duty
Agreement value₹1,00,00,000
GST at 5%₹5,00,000
Stamp duty at 5%₹5,00,000
Cess at 10% of stamp duty₹50,000
Surcharge at 3% of stamp duty₹15,000
Registration at 2%₹2,00,000
All-in₹1,12,65,000

That’s 12.65% on top. Our page on stamp duty and registration charges has the full working.

My Home Konadasapura Location

My Home Konadasapura is in Konadasapura village, Bidarahalli hobli, Bengaluru East taluk, PIN 560049. The village sits between Old Madras Road at Budigere Cross to the north and the Whitefield–Hoskote Road to the south. News reports say the BDA plot has the Hoskote–Whitefield Road on one side and an 80-foot road on the other.

Our Konadasapura area guide covers the village, BDA’s plans and every registered project there. For daily life around the junction, read our Budigere Cross guide.

What to check

For My Home Konadasapura, ask for the khata type, the water source and the approved road access. This is panchayat land outside the old city limits, and BDA’s own flats in Konadasapura have struggled to sell over poor connectivity.

For metro access, drive to the Whitefield (Kadugodi) station at rush hour yourself. Broker figures for the distance don’t agree. Our page on the Whitefield Purple Line explains what’s running.

We haven’t published a map pin. The plot’s survey numbers and boundary aren’t public, and a wrong pin is worse than none.

Registered Projects Nearby

Two developers already have RERA registrations in Konadasapura itself. Ruchira The Rise was approved in July 2026 with a completion date of October 2031. Godrej Properties has three registrations at Godrej Woodscapes, the latest approved in August 2026.

If you’d rather not wait for My Home Konadasapura, a little further east, Sumadhura Belfort on Soukya Road was registered in September 2026. Our list of new projects in Hoskote has the rest.

Before You Pay Anything for My Home Konadasapura

  1. Ask for the Karnataka RERA number. Without one, nothing you pay is a booking.
  2. Check who you’re paying. It should be a My Home company, named on the receipt.
  3. Get any EOI in writing, fully refundable, with a refund date.
  4. Ask which company owns the land and how it’s linked to My Home Group.
  5. Ask what the sanctioned plan allows. BDA sold this as commercial land.
  6. Ask which phase you’d be in and when that phase is due.
  7. Compare on carpet area once plans are out.
  8. Keep any payment within 10% until a registered agreement for sale.
