Shriram Properties High-Rise on Sarjapur Road: Project Overview
Shriram Properties Sarjapur Road isn’t a marketing name. It’s how Shriram itself refers to the project. In its launch list the project appears simply as “Sarjapura”, the way listed developers name projects by location until they’re branded.
The first official word came on 16 February 2026. Shriram told the stock exchanges it had bought about 4 acres on Sarjapur Main Road “through an outright purchase transaction”, for a “premium high-rise residential project”. Owning the land outright means there’s no landowner partner taking a share of the homes.
The press release gives the project about 5 lakh sq ft of saleable area and an estimated value of ₹550–600 Cr. It said the launch was expected in the “latter part of 2026”.
The May 2026 investor deck moved that back. It lists “Sarjapura” as a 0.51 million sq ft apartment project for launch in Q4 FY27, which is January to March 2027, with “plan submission work in progress”. On the August 2026 earnings call, management said the land deal was complete and the plans were at submission stage.
How big is it?
About 5 lakh sq ft on 4 acres is a lot. That’s roughly 2.9 sq ft of saleable space for every sq ft of land, by our count, which only works as a tall building. It fits Shriram’s own word, “high-rise”.
Shriram hasn’t given a home count. If homes averaged 1,500 sq ft, that would be about 330 homes. That’s our illustration, not a plan.
Is it the same as Shriram Chirping Grove?
No. Chirping Grove is an older Shriram project of row villas in Thindlu village, Sarjapura hobli, registered in 2020 and 2021. This is a new high-rise on land bought in 2026.
Who Shriram Properties Sarjapur Road Suits
It works if
You work in the Sarjapur Road, Whitefield or Outer Ring Road belt. Shriram says the site connects to all three.
You can wait for a launch. Buying in the first phase from a listed developer often gets you the lowest price the project will see.
You want a mid-market name. Shriram describes itself as a mid-market and mid-premium developer.
It doesn’t work if
You need to book now. It can’t legally be sold before RERA registration. For a registered option on the same corridor, look at Lodha Elanza in Dommasandra.
You need to move in soon. Launch is planned for early 2027, and a high-rise usually takes four years or more after that.
You want details before you commit. There’s no name, site address, unit mix or price in public.
Shriram Properties Sarjapur Road review: our verdict
Shriram Properties Sarjapur Road is real: a listed developer has told the stock exchanges it owns the land and plans to launch. Beyond that, there’s nothing to judge yet. Register interest if you like the location, but don’t pay anything until the RERA number is out. Our comparison of Shriram Sarjapur Road vs Lodha Elanza weighs waiting against buying now.
About the Developer
Shriram Properties is based in Bengaluru and listed on the NSE and BSE. Its May 2026 deck says it has completed 51 projects covering more than 31 million sq ft, mostly in Bengaluru and Chennai. It handed over 3,465 homes in FY26, a company record.
In Bangalore, its recent RERA projects include Shriram Songs of the Earth, Shriram Serenity and Shriram Sapphire. Our list of Shriram Properties upcoming projects covers the full launch list and recent completion dates.
Two older Shriram registrations, WYT Field-2 and Chirping Grove-2, have RERA completion dates that passed in 2026. Check the portal for an occupancy certificate or an extension. That doesn’t prove a delay, but it’s worth asking about.
The check before you buy: Shriram registers projects under many company names, from Shriram Properties Ltd to SPL Towers and Shriprop. Check which company is on your agreement, then visit one of its finished projects. Our guide to visiting a developer’s completed project lists what to look at.

Check price for Shriram Sarjapur Road
We’ll ask Shriram for the launch price list as soon as one exists, with the RERA carpet area for each unit.
What Shriram’s own numbers imply
₹550–600 Cr spread over 5 lakh sq ft works out to about ₹11,000–12,000 per sq ft of saleable area. That’s our arithmetic on Shriram’s estimates, not a price. Launch prices can land either side of it.
On that basis, a 1,500 sq ft home would cost about ₹1.65–1.80 Cr before taxes. Our Shriram Sarjapur Road price guide works through what to expect and what to ask.
What You’ll Actually Pay
The exact site isn’t public. Dommasandra and most of Sarjapur Main Road beyond it are in Anekal taluk, outside BBMP, where the stamp duty surcharge is 3% of the duty. Check the khata once the address is out.
That’s 12.65% on top, and a home loan covers none of the stamp duty or registration. Inside BBMP it would be 12.6%.
Ask about the extras. Car parking, club membership, floor rise and the maintenance deposit usually sit outside the base price. Our page on buying property outside BBMP limits covers the khata and water questions too.
Floor Plans
There are no Shriram Properties Sarjapur Road floor plans yet. They’re fixed when the building plan is sanctioned and filed with RERA, and Shriram says plan submission is still in progress.
When they come out, ask for three numbers: the RERA carpet area, the super built-up area and the balcony area. On recent Bangalore launches, carpet has often been only 60–65% of super built-up.
Amenities
Nothing official exists yet for Shriram Properties Sarjapur Road amenities. On a 4-acre high-rise, ask for the open space percentage and the clubhouse size in sq ft once the plan is out. Divide the clubhouse by the number of homes. It tells you more than an amenity count.
Shriram Properties Sarjapur Road Investment Opportunity
The case is location. Shriram’s press release points to Sarjapur, Varthur, Whitefield and the Outer Ring Road, international schools nearby and the upcoming Dommasandra metro station. The metro is still a plan. Our Sarjapur Road metro guide has the real timeline.
What works against it
Supply. We counted 53 RERA approvals in the Sarjapur belt in 2026 alone, including big names like Prestige, Godrej, Sobha and Lodha. Our list of new projects on Sarjapur Road has every one. A 2027 launch will compete with all of them at resale.
Shriram Properties Sarjapur Road Location Advantages
Shriram describes the site as on Sarjapur Main Road, close to the upcoming Dommasandra metro station. Our Dommasandra area guide covers the traffic and the roads.
What to check before you believe the map
“Sarjapur Main Road” runs a long way. Ask for the survey numbers and the village name. They’ll appear on the RERA certificate, and they decide whether the site is inside BBMP.
We haven’t published a map pin. No site address is public. We’ll add one once the RERA filing names the survey numbers.
Shriram Properties Sarjapur Road RERA and Construction Status
Shriram Properties Sarjapur Road is at pre-launch. We checked all 10,057 entries on the Karnataka RERA project list on 28 October 2026. Shriram’s most recent registration is Songs of the Earth, approved in June 2025. There’s nothing on Sarjapur Road.
Until it’s registered, the project can’t legally be advertised or sold. Anything collected before then is an expression of interest, at most. Read what an expression of interest should say before you sign one.
What a real number looks like: Shriram’s recent Bangalore registrations start PRM/KA/RERA/1251/ and include the approval date. Look up any number you’re given on the Karnataka RERA portal.
