Shriram Sarjapur Road vs Lodha Elanza: wait for the launch or buy a registered project

Shriram Sarjapur Road vs Lodha Elanza: Wait for the Launch or Buy Registered?

If you want a new flat on the Sarjapur Road side of Dommasandra, you have two very different choices right now. Lodha Elanza is RERA-registered, priced and on sale. Shriram Properties’ Sarjapur Main Road high-rise is a land deal and a launch plan: no name, no RERA number, no price. The real question in Shriram Sarjapur Road vs Lodha Elanza isn’t which tower looks better. It’s whether you should wait for a launch or buy something you can check today.

Key takeaways

  • Lodha Elanza is registered as PRM/KA/RERA/1251/308/PR/191225/008353. Shriram’s Sarjapur project isn’t on Karnataka RERA yet

  • Shriram’s investor deck puts the launch in January–March 2027, with plan submission still in progress
  • Lodha Elanza’s possession is indicated for September 2031, which is a long wait too

Shriram’s figures come from its 16 February 2026 press release and its May 2026 investor presentation. Lodha Elanza’s come from our listing, which uses Lodha’s own price page and RERA number.

Registered vs Not Yet

This is the biggest difference, and it decides most of the rest.

Lodha Elanza has a Karnataka RERA number. You can look up the approved plans, the promoter and the completion date the law holds Lodha to. You can also see quarterly progress filings as construction moves.

Shriram’s Sarjapur project has none of that yet. We checked the full Karnataka RERA list on 28 October 2026, and Shriram’s most recent registration is Shriram Songs of the Earth from June 2025. Shriram’s own website has no Sarjapur project page either.

Under the RERA Act, a project can’t be advertised or sold before it’s registered. So anything you’re offered today on Shriram’s Sarjapur land is, at most, an expression of interest. You can confirm any project’s status on the Karnataka RERA portal.

The honest negative for Shriram is plain: today you’d be buying a plan, not a project.

Land and Scale

Lodha Elanza is a large campus: 698 homes on 19 acres, which our listing works out at roughly 37 homes an acre. That’s low density for this price band, and it’s one of Elanza’s real strengths.

Shriram’s plot is small by comparison. About 5 lakh sq ft of saleable area on about 4 acres is close to 2.9 sq ft of saleable space for every sq ft of land, by our count. The only way to fit that is to build tall, which matches Shriram’s own description of a “premium high-rise”.

What that means for you: fewer homes overall, but more of them stacked on less ground. Expect a smaller amenity area per home than on a 19-acre site, and ask about lifts per tower once plans are out.

We can’t give a home count for Shriram. If homes averaged 1,500 sq ft, it would be somewhere around 330 to 340, but that’s an illustration, not a figure Shriram has given.

Price: One Published, One Implied

Lodha publishes its prices on its own site: ₹2.45 Cr+ for the 3 Bed and ₹2.99 Cr+ for the 3 Bed with study. Our Lodha Elanza listing explains why those are higher than many figures you’ll see quoted elsewhere.

Shriram hasn’t published a price. What it has published is a project value: about ₹550–600 crore for about 5 lakh sq ft. Divide one by the other and you get roughly ₹11,000–12,000 per sq ft of saleable area.

That’s our arithmetic, not Shriram’s price. A project value is a company estimate for investors. It averages every flat, every floor and the whole sales period, and launch prices can land above or below it.

For a rough comparison: if Lodha’s 3 Bed sits at the 1,500 sq ft end of its indicative size range, ₹2.45 Cr works out to about ₹16,300 per sq ft. On those numbers, Shriram’s implied average looks lower. But you’re comparing a published price on a 19-acre campus with an estimate for a 4-acre high-rise that has no floor plans yet.

Timing

Neither one is quick.

Shriram’s press release in February said the launch was “expected during latter part of 2026”. Its investor deck in May moved it to Q4 of FY27, which is January to March 2027, with “plan submission work in progress”. After launch, you’d still need a RERA completion date, and a high-rise usually takes several years to build. So realistically, keys around the end of the decade at the earliest, and Shriram hasn’t committed to any date.

Lodha Elanza’s possession is indicated for September 2031. That’s the honest negative for Elanza: you’d pay an EMI and rent side by side for a long time. Check the completion date on the RERA filing, not the brochure.

The EOI Question

Brokers sometimes offer “priority” slots in a project before RERA registration. That’s an expression of interest, not a booking.

If you’re tempted, get the terms in writing: the amount, what it’s for, the refund period in days and what happens if the project changes or never launches. Our guide on what an expression of interest should say lists the clauses to look for.

With Lodha Elanza, there’s no EOI step. You book against a registered project, and RERA limits the advance to 10% of the price before a registered agreement for sale.

Which Path Suits You

Pick Lodha Elanza if you… Wait for Shriram if you…
Want a project you can check on RERA today Can wait until at least early 2027 just to see a price
Want a 3 BHK on a large, low-density campus Don’t mind a high-rise on a smaller plot
Can budget ₹2.45 Cr or more before taxes Hope for a lower entry price, accepting it may not come
Prefer a known possession window, even a long one Won’t pay anything until the RERA number exists

For the stretch both are on, read our Dommasandra area guide. It’s frank about the traffic.

And if you’d rather track Shriram’s launch, keep an eye on our Shriram Sarjapur Road listing. We’ll update it when the RERA number appears.
