Puravankara Bellandur vs Purva Silversky isn’t a normal comparison. One is a line in an investor deck with no RERA number, no name and no price. The other is registered, priced from ₹2.55 Cr and already out of the ground in Hebbagodi. So the real question is whether to wait for Puravankara Bellandur or buy Purva Silversky now.
Key takeaways
- Puravankara Bellandur: 0.44 million sq ft, owned land, launch planned for January to March 2027, no RERA yet
- Purva Silversky: 356 homes, RERA-approved 15 December 2025, completion date 30 July 2030
- Silversky starts at ₹2.55 Cr; Puravankara Bellandur has no published price
- Bellandur is inside the old BBMP limits (12.6% charges); Silversky is outside (12.65%)
- If Puravankara Bellandur takes as long to build as Silversky, handover is around 2031 (our arithmetic)
Our Puravankara Bellandur page has everything confirmed so far, with the filings behind it.

That’s a lot of “not published” on the left. It’s the point of this post.
What’s Known About Each
Puravankara Bellandur is the first row in Puravankara’s table of upcoming launches. The deck says it’s a new project on land Puravankara owns outright, with 0.44 million sq ft to sell, all of it at launch. Expected launch is Q4 FY27, January to March 2027.
The deck’s notes say areas are tentative and launch dates can change. On the Q1 FY27 earnings call, management said Bellandur was on track, with RERA approval the only thing pending.
That’s all. No name, no unit count, no site address. Some websites call it “Purva Weaves”, but Puravankara doesn’t, and neither name is on the RERA list. Our guide to buying before RERA registration exists explains why that matters.
Purva Silversky is the opposite. Its RERA certificate names survey numbers 58/1, 59/3 and 60/16P in Hebbagodi village, Anekal taluk. It was approved on 15 December 2025, eleven days after Puravankara applied.
Puravankara’s September 2026 construction update shows Tower A past its ground-floor slab, with work on the first floor under way. Towers B and C have finished their rafts. It’s early, but it’s real.
Location: ORR Jobs vs Electronic City
This is where Puravankara Bellandur vs Purva Silversky really splits. Bellandur is on the Outer Ring Road, between HSR Layout and Devarabisanahalli. RMZ Ecospace, RMZ Ecoworld and Embassy Tech Village are in and around it. Our Bellandur area guide covers the area in detail.
Purva Silversky is at the southern end of the Electronic City cluster. Puravankara’s brochure puts TCS 3 km away, Tech Mahindra 3.4 km and Infosys 4.7 km.
Pick the side your office is on.
Metro favours Silversky today. The Yellow Line has run since 10 August 2025, and Puravankara markets Silversky as near Huskur Road station. Check the walk yourself. The Blue Line along the ORR will have a Bellandur station, but it isn’t open, and the dates quoted range from March to December 2027.
Bellandur has real problems too: heavy traffic, water shortages and a badly polluted lake. Hebbagodi is outside the old city limits, so ask about water there as well.
Price and the All-In Cost
Purva Silversky starts at ₹2.55 Cr for 1,864 sq ft. With 12.65% in GST, stamp duty, cess, surcharge and registration, that’s ₹2,87,25,750 all-in. Our Purva Silversky price guide shows the full sheet.
Puravankara Bellandur has no price. Here’s a reference instead. Purva Heritage at Kudlu Gate, Puravankara’s other 2026 launch inside BBMP, starts at about ₹16,116 a sq ft of super built-up area.
If a 1,900 sq ft Puravankara Bellandur home priced like Heritage, it would cost ₹3,06,20,400, or ₹3,44,78,570 with 12.6% charges. That’s about ₹57.5 lakh more than Silversky’s entry home, all-in. It’s an illustration, not a prediction. Our Puravankara Bellandur price guide works through both reference rates.
Compare on carpet. In Puravankara’s 2026 brochures, RERA carpet is about 60% of super built-up. Silversky’s entry 3 BHK has about 1,124 sq ft of carpet, which makes ₹2.55 Cr roughly ₹22,687 a sq ft of usable floor.
The Cost of Waiting
Silversky’s RERA completion date is 30 July 2030. Puravankara Bellandur doesn’t have one. If it gets RERA in early 2027 and takes as long as Silversky did from approval, about four and a half years, handover lands around mid-2031. That’s our arithmetic.
So waiting likely means about a year more of rent. At an example rent of ₹40,000 a month, that’s ₹4.8 lakh. Your own rent may be higher or lower.
There’s a second cost. If Puravankara Bellandur launches late, or the next deck moves it, you’ve waited for nothing. The deck says launch dates are reviewed every quarter. Our guide to the cost of carry on a long possession date does these sums in full.
Waiting has one upside. You’ll see the Puravankara Bellandur price, plans and RERA filing before you commit a rupee.
