Hebbagodi, Bangalore: An Area Guide for Homebuyers (2026)

Hebbagodi is the village on the Huskur Road side of Electronic City Phase II, where the tech parks give way to new towers and the Yellow Line metro runs overhead. It’s in Anekal taluk, outside the old BBMP limits, and three projects there got RERA approval between December 2025 and September 2026. This guide covers where Hebbagodi Bangalore actually is, what the metro changed, who works nearby, and what to check before you buy.

Key takeaways

  • Hebbagodi is a village in Attibele hobli, Anekal taluk. Most addresses carry PIN 560099, though some RERA filings use 560100
  • The Yellow Line has run since 10 August 2025, with Huskur Road and Biocon Hebbagodi stations and the Bommasandra terminal next door
  • TCS is about 3 km and Infosys about 4.7 km from Purva Silversky, by Puravankara’s brochure
  • Three RERA approvals in the village since December 2025: Purva Silversky, Orchid South Park and Splendid Evora
  • It’s outside the old BBMP limits, so stamp duty carries a 3% surcharge. The airport is 90 to 150 minutes away by road

Short on time? The metro and new-projects sections are the two that matter most right now.

Where Hebbagodi Is

Hebbagodi sits just south-east of Electronic City Phase II. Huskur Road runs through it, and Hosur Road and Bommasandra are close on the other side. If you know Electronic City, think of it as the stretch past the Phase II campuses, heading towards Bommasandra.

On paper, Hebbagodi is a village in Attibele hobli, Anekal taluk, Bengaluru Urban district. That’s what you’ll see on RERA certificates and sale deeds. Most project addresses here use PIN 560099, but at least one 2026 RERA filing in the village gives 560100.

Marketing calls almost everything here “Electronic City”. That’s fair as a general direction. It isn’t what your documents will say, and it matters for tax, khata and stamp duty.

Hebbagodi Metro: What the Yellow Line Changed

The Yellow Line opened on 10 August 2025. It runs from RV Road to Bommasandra, 16 stations in all, through Silk Board, Kudlu Gate, Electronic City and Konappana Agrahara.

Three stations sit at this end. Huskur Road, Biocon Hebbagodi and Bommasandra, the terminal, are the last three on the line. For Hebbagodi, that means a train into the city that doesn’t sit in the Silk Board queue.

Puravankara markets Purva Silversky as “near Huskur metro”. It doesn’t give a walking distance, and we haven’t measured one, so we won’t guess.

Walk it before you believe it. “Near the metro” can mean five minutes or twenty, on roads that may not have a footpath. Walk from the gate of the project you’re looking at to the station, at the time you’d actually travel.

The Hebbagodi metro link helps journeys along the line: Electronic City, Kudlu Gate, Silk Board, BTM Layout and RV Road. It does little for trips to Whitefield or the airport, which are still road journeys.

Who Works Near Hebbagodi

This is the strongest case for the area. The village sits inside one of Bangalore’s biggest job clusters, so a short commute is realistic here in a way it isn’t in most new suburbs.

Puravankara’s brochure for Purva Silversky lists these distances from the site. They’re Puravankara’s figures, not ours.

Employer Distance from Purva Silversky (Puravankara’s brochure)
Tata Consultancy Services 3 km
Tech Mahindra 3.4 km
Titan Company 4.2 km
Infosys 4.7 km
Wipro 6.2 km

Bommasandra and Jigani industrial areas are nearby too, and the brochure map marks the Attibele and Hosur industrial areas further south.

  • Short commute: Electronic City Phase I and II, Bommasandra
  • Manageable, by metro: Kudlu Gate, Silk Board, BTM Layout
  • Hard: Whitefield, Outer Ring Road east, Hebbal, the airport

Schools, Hospitals and Shopping

Puravankara’s brochure for Purva Silversky lists the nearest schools, colleges, hospitals and shops with distances. Again, these are its numbers.

Type Nearest listed Distance
School St Francis de Sales Public School 1.2 km
School SLV International School 2.7 km
College IIIT-Bangalore East campus 1.1 km
College PES University, Electronic City 2.9 km
Hospital JJ Hospitals 2.7 km
Hospital Springleaf Hospital 3.2 km
Hospital Narayana Institute of Cardiac Sciences, Bommasandra 4.8 km
Shopping M5 Ecity Mall 1.5 km
Shopping DMart Bommasandra 3.2 km

The day-to-day basics are close. Bigger-name schools are further: the same brochure puts Harvest International at 8.4 km and Vibgyor High at 9.2 km.

New Projects in Hebbagodi

Three projects in Hebbagodi village got RERA approval between December 2025 and September 2026. The details below are from their Karnataka RERA certificates.

Project Developer (RERA promoter) Survey numbers Approved RERA completion
Purva Silversky Puravankara Limited 58/1, 59/3, 60/16P 15 Dec 2025 30 Jul 2030
Orchid South Park Goyal Hariyana Constructions 60/17, 60/23, 60/24 6 May 2026 30 Apr 2031
Splendid Evora Splendid Properties 121/13, 121/37 25 Sep 2026 31 Dec 2030

Purva Silversky and Orchid South Park sit on neighbouring survey numbers, 60/16P and 60/17. Puravankara publishes the most detail of the three: 356 homes, three towers of G+32, and 3 and 4 BHK from ₹2.55 Cr. Our Purva Silversky price guide works through the full cost.

Just outside the village, on the same side of Electronic City, 2026 approvals include Anandaa Aira in Huskur (12 October), Assetz Trees & Tandem Tower A at Avalahalli on Huskur Main Road (16 April) and The Roots by Elegance Infra in Chikkanagamangala (17 July).

For the full list, with dates for every one, see new projects in Electronic City.

What a RERA certificate won’t tell you: unit count, prices or build quality. It gives you the land, the promoter and the dates. Ask the developer for the rest, in writing.

Costs Outside BBMP

Hebbagodi Bangalore is outside the old BBMP limits, so stamp duty carries a 3% surcharge on the duty instead of 2%. On an under-construction apartment, government charges per ₹1 Cr of agreement value come to ₹12.65 lakh.

Charge Per ₹1 Cr
GST at 5% (under construction) ₹5,00,000
Stamp duty at 5% ₹5,00,000
Cess, 10% of duty ₹50,000
Surcharge, 3% of duty ₹15,000
Registration at 2% ₹2,00,000
Total ₹12,65,000

Registration doubled from 1% to 2% on 31 August 2025. Our guide to property outside BBMP limits covers khata, property tax and water.

What to Check Before You Buy

  • The walk to the station. Time it from the project gate to Huskur Road or Biocon Hebbagodi.
  • Water. Ask whether the project has piped supply or relies on borewells and tankers.
  • Huskur Road at peak hours. Drive it at 8.30am on a weekday, not on a Sunday site visit.
  • Which side of Hosur Road you’re on. It decides whether Electronic City is a short drive or a U-turn away.
  • The survey number. Match it on the RERA certificate and your agreement.

Check every registration yourself on the Karnataka RERA portal.

Who Hebbagodi Suits

People who work in Electronic City. TCS, Tech Mahindra and Infosys are all under 5 km away, by Puravankara’s figures.

Metro commuters heading into south Bangalore. The Yellow Line runs to Silk Board and RV Road without the traffic.

Buyers who want new stock. Three projects were approved in under a year, so there’s choice.

Here’s the honest downside. If you fly often or work in Whitefield or north Bangalore, Hebbagodi is a poor fit. Our Electronic City guide puts the airport at 90 to 150 minutes by road, and no metro line fixes that soon.

Whatever you pick here, compare the carpet area, not the super built-up figure. Our Purva Silversky floor plan guide shows why that matters here.
