Purva Silversky vs Purva Heritage: Puravankara’s Two South Bangalore Launches Compared

Purva Silversky vs Purva Heritage is the question for anyone looking at Puravankara in south Bangalore. Both are new, RERA-registered and due in mid-2030. One is 356 homes in three towers off Huskur Road, Hebbagodi. The other is one tower of 148 homes at Kudlu Gate, inside the city limits. Here’s how they compare.

Key takeaways

  • Purva Silversky: 356 homes, 3 towers of G+32, 6.99 acres, from ₹2.55 Cr
  • Purva Heritage: 148 homes, 1 tower of G+19, 1.68 acres, from ₹3.10 Cr
  • In both, RERA carpet is only about 60% of the super built-up area
  • On carpet, Silversky starts near ₹22,700 a sq ft and Heritage near ₹26,800 (our arithmetic)
  • Heritage is inside BBMP (ward 190), so its stamp-duty surcharge is 2%, not 3%

The per sq ft rows assume each “onwards” price buys the smallest 3 BHK. Puravankara doesn’t say, so treat them as a starting point.

Where Each One Is

Purva Silversky is in Hebbagodi, on Huskur Road, at the southern end of the Electronic City cluster. Puravankara’s brochure puts TCS 3 km away, Tech Mahindra 3.4 km and Infosys 4.7 km.

The nearest Yellow Line stations are Huskur Road and Biocon Hebbagodi; walk the distance yourself. Our Hebbagodi area guide covers the neighbourhood.

Purva Heritage Kudlu Gate, as Puravankara sells it, is at survey number 55/6, Hongasandra village. It’s further north, closer to Silk Board, HSR Layout and Bommanahalli. Hongasandra and Kudlu Gate both have Yellow Line stations.

That’s the first real split in Purva Silversky vs Purva Heritage: Heritage is closer to the city, Silversky to the Electronic City offices.

Size, Density and Open Space

In Purva Silversky vs Purva Heritage, size is the obvious gap. Silversky is far bigger: 356 homes on 6.99 acres across three towers. That’s about 51 homes an acre, or roughly 119 homes per tower. Puravankara says about 88% is open to the sky, with around an acre of podium amenities.

Heritage packs 148 homes into one tower on 1.68 acres. That’s about 88 homes an acre, more than Silversky’s, though still modest for a city site. Open space is about 76%.

Both have a clubhouse of about 17,000 sq ft, shared by 148 households at Heritage and 356 at Silversky. Puravankara also gives Silversky’s as 17,700 sq ft, so ask which is right.

Silversky’s master plan names 56 features, from futsal and a cricket net to a climbing wall. Heritage lists 20+, including a heated pool and squash. Our guide to open space in Bangalore apartments explains how to read these numbers.

The Homes: Sizes and Carpet Area

In both brochures, the RERA carpet area is only about 60% of the super built-up area. Silversky’s 3 BHK Type 2 is 1,864 sq ft super built-up but about 1,124 sq ft carpet. Heritage’s 3 BHK T1 is 1,923.53 sq ft super built-up and 1,157.35 sq ft carpet. Bangalore buyers usually expect 70 to 75%.

So in Purva Silversky vs Purva Heritage, compare carpet to carpet. On that basis, Heritage’s 3 BHKs run from about 1,144 to 1,239 sq ft. Silversky’s run from about 1,124 to 1,360 sq ft, and its 4 BHK with a maid’s room reaches about 1,700 sq ft. Our guide to carpet area vs built-up area explains the gap.

Unit RERA carpet Super built-up
Silversky 3 BHK Type 1 ~1,132 sq ft ~1,874 sq ft
Silversky 3 BHK Type 2 ~1,124 sq ft ~1,864 sq ft
Silversky 3 BHK + maid’s room ~1,360 sq ft ~2,300 sq ft
Silversky 4 BHK + maid’s room ~1,700 sq ft ~2,824 sq ft
Heritage 2 BHK T1 / T2 801.06 / 789.97 sq ft 1,335.58 / 1,315.47 sq ft
Heritage 3 BHK T1–T6 1,143.86–1,238.51 sq ft 1,923.53–2,065.78 sq ft

Two things don’t match on Heritage. Its website says both “3 BHK” and “2 and 3 BHK”, and the plan brochure has two 2 BHK types. The website also gives 3 BHK T5 as 2,065.78 sq ft, while the brochure says 1,972.77. We’ve used the brochure. Ask which is current.

Silversky’s website says 3 and 4 BHK plus duplexes and penthouses; its brochure says 3, 4 and 5 BHK. Our Purva Silversky floor plan guide goes through each one.

Price Per Sq Ft and the All-In Cost

On price, Purva Silversky vs Purva Heritage is clear-cut. Silversky starts at ₹2.55 Cr and Heritage at ₹3.10 Cr. On carpet, that’s about ₹22,687 a sq ft for Silversky and ₹26,785 for Heritage, if each price buys the smallest 3 BHK. Heritage costs about 18% more per usable sq ft, for a more central address.

Charges differ in Purva Silversky vs Purva Heritage too. Heritage is inside BBMP, so the stamp-duty surcharge is 2%; Silversky is outside, so it’s 3%. Our guide to property outside BBMP limits explains why.

Charge Silversky at ₹2.55 Cr Heritage at ₹3.10 Cr
GST at 5% ₹12,75,000 ₹15,50,000
Stamp duty at 5% ₹12,75,000 ₹15,50,000
Cess at 10% of duty ₹1,27,500 ₹1,55,000
Surcharge (3% / 2% of duty) ₹38,250 ₹31,000
Registration at 2% ₹5,10,000 ₹6,20,000
All-in ₹2,87,25,750 ₹3,49,06,000

That’s 12.65% on top for Silversky and 12.6% for Heritage. Parking, club membership and the maintenance deposit come on top of both. Our Purva Silversky price guide works through the cash you’d need.

Silversky also publishes a 15:20:20:20:25 “annual flexible” payment plan, without the due dates. Get the schedule in writing.

Which One Suits You

Purva Silversky, if

You work in Electronic City, want a 4 BHK or a large 3 BHK, and value open space over a central address. Tower A’s ground-floor slab was done by September 2026.

The true negative on Silversky. It’s a long way from the rest of the city. Silk Board, Koramangala and the airport are all far, and the metro helps only for trips along the Yellow Line.

Purva Heritage, if

Purva Heritage Kudlu Gate fits if you want a city address near Silk Board and HSR Layout, a smaller community of 148 homes, and you’re fine with 3 BHKs of about 1,150 to 1,240 sq ft of carpet. The extra cost per sq ft buys location, not space.

The true negative on Heritage. It’s more expensive per usable sq ft, and with one tower on 1.68 acres, there’s far less land around you than at Silversky.

What to Check Before You Book

  • Ask for the price per sq ft of RERA carpet, not super built-up, for the exact unit
  • Confirm which unit the “onwards” price buys
  • Get the Silversky payment schedule with dates, not just percentages
  • Ask Heritage which sizes are current, given the T5 and 2 BHK mismatches
  • Walk an older Purva building before you commit
