Chikkajala, Bangalore: An Area Guide for Homebuyers (2026)

Chikkajala is the village on Bellary Road where north Bangalore stops being a suburb and starts being the airport belt. It’s about 8.6 km from the terminals in a straight line, it’s had a fort for centuries, and it’s now where Puravankara’s Purva Codename Infinity is reported. This guide covers where Chikkajala Bangalore actually is, who works near it, what the metro will and won’t do, and what to check before you buy here.

Key takeaways

  • Chikkajala is a village of about 6,000 people (2011 census) on NH 44, between Bagalur Cross and Doddajala, PIN 562157
  • It’s about 8.6 km from the airport terminals and 15.5 km from Hebbal in a straight line. Road distances are longer
  • The planned Chikkajala metro station was dropped from the airport line’s current phase. Bagaluru Cross and Doddajala stations are on it
  • Jobs nearby are airport, cargo, hotels and aerospace, not IT. Check your commute before you buy
  • It’s outside the old BBMP limits, so stamp duty carries a 3% surcharge, and water often means borewells or tankers

Short on time? The distances and metro sections are the two that change most buyers’ minds.

Where Chikkajala Is

Chikkajala Bangalore sits on Bellary Road, the stretch of NH 44 that carries you from Hebbal to Kempegowda International Airport. Heading north from Yelahanka, the order runs Bagalur Cross, Chikkajala, then Doddajala and the airport toll gate.

Administratively, the village is in Bangalore North taluk, in Bangalore Urban district. Its PIN is 562157, served by the Doddajala branch post office. Wikipedia gives the village an area of about 2.52 sq km and a 2011 population of 6,154.

That small area matters when you read a brochure. A project “in Chikkajala” could sit right on the highway or a few kilometres inside on a village road. Ask for the survey number and village name, and check them on the sale documents.

A Village With a Past

Most of the airport corridor is new. This village isn’t. It has the ruins of Chikkajala Fort, and beside them the Chennakeshava temple, built by the Hoysala king Vishnuvardhana, who ruled from 1108 to 1152.

A report cited on its Wikipedia page says part of the fort was demolished for highway widening, which tells you something about how this place has changed. For centuries it was a stop on the road north. Now the road is the reason people come.

That history has a practical side for a buyer. Older villages come with older land records, small holdings and joint family ownership. A large project here is usually assembled from many parcels, sometimes through a joint development agreement with landowners.

What that means for you: ask how the land was put together. If there’s a joint development agreement, ask how the homes are split between developer and landowner, and who sells the landowner’s share.

None of this is a red flag. It’s just a different check from a project on land a developer has owned for twenty years.

Who Works Near Chikkajala

Most Bangalore property advice assumes you work in IT. Out here, that’s usually wrong. The big employers are the airport itself, cargo and logistics, the airport hotels, and the aerospace and defence units in the KIADB parks at Bagalur and Devanahalli.

Data centres have been arriving too. Our guide to Bangalore’s aerospace and defence economy covers who’s hiring and where.

If your work is in Manyata, Hebbal or the Outer Ring Road, this is a daily drive south through Yelahanka. That’s fine for some. For a Whitefield or Electronic City job, it’s a long trip across the city.

  • Short commute: airport, cargo terminals, airport hotels, KIADB Aerospace Park
  • Manageable: Yelahanka, Jakkur, Manyata, Hebbal
  • Hard: Whitefield, Outer Ring Road, Electronic City, Sarjapur Road

Shift workers at the airport often value the location more than office workers do. A short drive before dawn matters more than a mall.

Distances, Measured

Broker sites quote very short distances. One puts the airport at 5 km and Hebbal at 10 km. We measured straight lines from the Chikkajala village point on the map instead.

From Chikkajala to Straight line (our measure) What a broker site claims
Airport terminals ~8.6 km 5 km
Yelahanka ~8.7 km Not given
Manyata Tech Park ~13.7 km 12 km
Hebbal ~15.5 km 10 km

Road distances are always longer than straight lines, so the true gap from those broker figures is bigger than the table shows.

The real constraint is time, not kilometres. Bellary Road moves well north of Yelahanka. The queue builds towards Hebbal. Drive the route at 8.30am on a weekday before you believe any minute count.

The Metro Question

Phase 2B of the Blue Line will run along Bellary Road from Hebbal to the airport, about 27 km. Stations on that stretch include Yelahanka, Bagaluru Cross, Doddajala and the airport terminals.

The village had a station planned too. It was dropped from the current scope after funding shortfalls reported in September 2024, and is now listed as a future station. Bettahalasuru, the next one south, is also outside the current scope.

Watch for “near Chikkajala metro station” in ads. There’s no station under construction in the village today. Ask which station a project means, and check its distance yourself.

Opening dates for Phase 2B vary by source, from December 2027 to December 2028. Price any home here on today’s roads, and treat the metro as a bonus if it arrives.

Housing in and Around Chikkajala

The village itself has few large completed apartment projects. Most new supply nearby is a short drive away, in township-scale developments at Shettigere, Doddajala, Bagalur and Yelahanka. All of them compete for the same airport-belt buyers, so compare like with like: RERA status, density and the all-in cost per sq ft.

Project Where What our page covers
Purva Codename Infinity Chikkajala Pre-launch, no RERA yet, ~300 homes reported
Tata Varnam (Carnatica) Chikkajala–Shettigere Road 3 BHK and 5 BHK duplex, four RERA phases
Sattva City Doddajala / Shettigere 50-acre township, RERA registered
Northern Lights by Puravankara Bagalur, KIADB Aerospace Park 24.59 acres, eight towers, from ₹77 L

Tata’s Carnatica township is on that road, and our Tata Varnam page has its published prices.

For the pocket just past the toll gate, see our Doddajala and Shettigere guide.

Costs Outside BBMP

Chikkajala Bangalore is outside the old BBMP limits. That changes a few numbers. Stamp duty carries a 3% surcharge on the duty instead of 2%, and your property record and tax come from a different authority.

On an under-construction apartment here, government charges per ₹1 Cr of agreement value come to about ₹12.65 lakh.

Charge Per ₹1 Cr
GST at 5% (under construction) ₹5,00,000
Stamp duty at 5% ₹5,00,000
Cess, 10% of duty ₹50,000
Surcharge, 3% of duty ₹15,000
Registration at 2% ₹2,00,000
Total ₹12,65,000

Registration doubled from 1% to 2% on 31 August 2025, so older calculators understate it. Water is the other cost people forget. Many projects here rely on borewells and tankers. Our guide to property outside BBMP limits covers khata, tax and water.

Who Chikkajala Suits

People who work at or near the airport. This is the strongest case for the area. Shift times and short drives make it far better than living in the city and commuting out.

Frequent flyers who work from home. Being under 10 km from the terminals is worth a lot if you travel weekly.

Patient buyers. The area is still early. Shops, hospitals and schools are thinner than in Yelahanka, and most new projects are years from handover.

It suits less well if you work south or east of Hebbal, need public transport today, or want an established neighbourhood. For that, our Yelahanka locality guide is the closer comparison.

Whatever you choose in Chikkajala Bangalore, check the RERA number yourself and read the survey number on the documents. Codename projects here move fast in the ads and slowly on paper.
