Pattandur Agrahara is an old village on Whitefield Main Road, wedged between ITPL to the north and Kadugodi to the east. Most people pass through it without noticing, on the way to the tech park or the metro. That’s changing: it now has its own metro station, a few small villa projects and a steady run of new apartment blocks. This guide covers where Pattandur Agrahara actually is, how the commute works, what the metro changes, schools and hospitals, water, the lake dispute, and the downsides you should weigh before buying here.
Key takeaways
- Pattandur Agrahara sits on Whitefield Main Road in Bengaluru East, between ITPL and Kadugodi, in K R Puram hobli
- It has its own Purple Line metro station, open since 26 March 2023, one stop from Kadugodi Tree Park
- ITPB is about 10 minutes by car and GR Tech Park about 4, by one developer’s drive-time table
- The area’s lake has a long history of encroachment complaints and court cases, so check any plot’s boundary carefully
- Water is improving with Cauvery Stage V, but ask every project how it gets water today, not in five years

Where Pattandur Agrahara Is
Think of Whitefield Main Road as a spine running east from Hoodi towards Kadugodi. ITPL and the International Tech Park Bangalore (ITPB) sit on its northern side. Pattandur Agrahara is the stretch of old village and new buildings just south and east of ITPB, before the road reaches Kadugodi.
The village gives its name to more than the old settlement. Developers, the metro station and estate agents all use “Pattandur Agrahara” for a loose area that includes the lanes behind Park Square Mall and the roads towards Hope Farm Junction. You’ll also see it spelt Pattanduru Agrahara.
On paper, it’s in K R Puram hobli, Bengaluru East taluk. NVT’s brochure for Oikos gives the site address as Sy. No. 6/3, Pattandur Agrahara Village, K R Pura Hobli, Whitefield, Bengaluru East, with the pin code 560066.
The metro station’s own address uses 560067. Both pin codes turn up for the area, so don’t read too much into either one.
It’s inside the city’s corporation limits. Older BBMP records put parts of the village under the Garudacharpalya and Kadugodi wards of the Mahadevapura zone. Ward maps have been redrawn since, so check the current ward for any property you shortlist.
Why the boundary matters to your cost: in Karnataka, the surcharge on stamp duty is 2% of the duty inside the old BBMP limits and 3% outside. On a ₹6 Cr home that’s a ₹30,000 difference. Small, but your sale deed should get it right.
The Pattandur Agrahara Metro Station
This is the biggest change the area has had in a decade. The Pattandur Agrahara metro station opened to the public on 26 March 2023, as part of the Purple Line’s extension to Whitefield. It’s an overhead station on Whitefield Main Road, built above the median.
It has three exits. Exit A faces the Thigalarapalya side, exit B the Pattandur Agrahara village side, and exit C ITPB and Park Square Mall.
The next stop east is Kadugodi Tree Park, then Hopefarm Channasandra and the Whitefield (Kadugodi) terminus. Heading west, the next stop is Sri Sathya Sai Hospital, and the line carries on through KR Puram, Baiyappanahalli and MG Road to the other end of the city.
In practice, this means two things. First, ITPB staff living in the village can now walk or take one stop. Second, the trip to MG Road or the city centre no longer depends on the Old Madras Road traffic. Our guide to the Whitefield metro on the Purple Line lists every station and the realistic travel times.
Don’t overrate it, though. The Purple Line doesn’t reach the Outer Ring Road tech parks at Marathahalli or Bellandur. If you work there, the metro helps less than the station’s location suggests.
Commute Times to Work
NVT’s brochure for its Oikos villas gives drive times from the site. They’re developer figures, and they don’t say what time of day they were measured. Here they are, with our own comment.
| Destination | Developer’s drive time | Our comment |
|---|---|---|
| GR Tech Park | 4 min | Walkable from parts of the village |
| International Tech Park Bangalore (ITPB) | 10 min | Gate queues add time at 9am |
| TCS Whitefield | 11 min | Plausible off-peak |
| SAP Labs / Mercedes-Benz R&D | 15 min | EPIP side; peak can double it |
| Brigade IRV Centre | 20 min | Nallurahalli side |
| Kadugodi Tree Park metro | 5 min | Pattandur Agrahara station may be closer for some streets |
| Whitefield railway station | 9 min | Suburban and long-distance trains |
The rule we use: double a developer’s drive time for the 9am peak. Whitefield Main Road is one of the slowest roads in East Bengaluru at office hours, and the junctions near ITPB and Hope Farm back up.
The airport is the long trip. Expect well over an hour by car at most times, because the route runs through Hoskote or Old Madras Road traffic.
Schools, Hospitals and Shops in Pattandur Agrahara
Schools
The brochure lists The Deens Academy at 5 minutes, National Public School Whitefield at 12 and NPS Marathahalli at 21. Several other international and CBSE schools sit within Whitefield and Kadugodi. School buses are the norm, so check pick-up times; a 7am bus is common in this part of the city.
Hospitals
For a residential area, the hospital choice here is good. The brochure gives Motherhood Hospital at 11 minutes, Manipal Hospital Varthur at 13, Cloudnine Whitefield and Aster Women and Children at 15, Manipal Whitefield at 17, and Vydehi and Sri Sathya Sai at 20.
The Sri Sathya Sai hospital has its own metro stop one station west, which helps older family members without a car.
Shopping and daily needs
Park Square Mall is the nearest, at about 9 minutes by the developer’s count and right next to exit C of the metro station. Nexus Whitefield is about 11 minutes, Nexus Shantiniketan 16 and Phoenix Marketcity 26. Daily vegetables and groceries come from the village shops and the Kadugodi market. Most supermarket chains and app-based grocery services deliver here within the hour.

The Pattandur Agrahara Lake and Why It Matters
The village has an old lake, and it’s had a hard time. Local news and citizen groups have reported debris dumping on the lake bed, encroachment, and a road project cutting near it.
The lake has also been in court. Reports say a 2016 decree declared part of the lake land private, and the state appealed to the High Court in 2018 over about 11 acres. A residents’ federation filed a public interest petition asking the government to protect and revive the lake. We couldn’t confirm how those cases ended.
Why should a buyer care? Two reasons.
One: lake beds and buffer zones in Bengaluru carry building restrictions. A plot or building inside a buffer zone can face demolition orders years later. Ask for the survey number of any land you’re buying and check it against the lake’s records.
Two: lakes here flood when drains are blocked. Ask long-time residents which streets take water in October rains. They’ll know, and they’ll usually tell you which basements have flooded before. For a villa with a basement car park, that answer matters more than any brochure.
Our guide to verifying plot approvals in Bangalore covers how to check a survey number and its land records.
Water, Drains and Civic Basics
Whitefield has lived on borewells and tankers for years. That’s slowly changing. The Cauvery Stage V project was launched on 16 October 2024 to bring 775 million litres a day to 110 villages added to the city in 2007, including much of Mahadevapura.
Connections have been slow, though, and residents have complained about the cost of hooking up. We couldn’t confirm whether every street here has a working Cauvery line in October 2026.
So ask every project three questions. Where does the water come from today? Is there a Cauvery connection, or only an application? How large is the sewage treatment plant, and where does treated water go?
For gated villa communities, the answers usually include a water treatment plant, rainwater harvesting and an STP. NVT’s Oikos brochure lists all three, plus rainwater storage and an underground storm-water drain.
Ask for it in writing: a water plan that lives only in a sales conversation doesn’t help you in May. Get the number of borewells, the tanker budget and the Cauvery status on paper.
What’s Being Built Here
Most of the new housing is mid-rise apartments on small plots, plus a few low-density villa projects. Big township-scale land is rare this close to ITPB, which is why villa projects here are small.
One example is NVT Oikos, which has only 28 villas on 2.3 acres. Each is a 4 BHK of 4,064 sq ft built-up on 1,840 sq ft of land, with a basement, two upper floors and a private lift. The developer doesn’t publish a price; aggregators report figures from about ₹6.24 Cr.
That’s about ₹15,350 per sq ft of built-up area, or roughly ₹33,900 per sq ft of land. Those are our calculations from a reported price, not the developer’s numbers. Our NVT Oikos listing works through the full cost with taxes.
Before comparing prices between projects, check whether each one quotes built-up, super built-up or carpet area. A villa’s built-up area includes walls and the lift shaft, and the gap can be 30%. Our explainer on carpet area vs built-up area shows how to compare like with like.
Pattandur Agrahara vs Nearby Areas
| Area | Best for | Metro today | Watch out for |
|---|---|---|---|
| Pattandur Agrahara | ITPB staff, families wanting metro + Whitefield schools | Yes, own station | Narrow village lanes, lake boundary issues |
| Kadugodi | Metro terminus, railway station | Yes | Heavy traffic at the terminus |
| Nallurahalli | Brigade IRV area, quieter roads | Not on the line | Fewer shops on foot |
| Thubarahalli | ORR and Marathahalli commuters | Not on the Purple Line | ORR congestion |
| Varthur | Space, lower land prices | No | Long commute, water |
If your office is on the Outer Ring Road, look south instead. The Thubarahalli area guide is closer to that side.
The Downsides of Pattandur Agrahara
Every area has them. Here are the ones we’d want to know before buying, roughly in the order buyers raise them with us after a first site visit.
Village roads. The old village lanes are narrow. Some cars meet head-on and one has to reverse. Projects off the main road can feel cramped at the gate.
Peak traffic on Whitefield Main Road. It’s slow at 9am and 6pm, especially around ITPB.
The lake. Encroachment and court cases mean you need to check survey numbers with extra care.
Water. Cauvery supply is arriving, not arrived. Until it does, many buildings rely on tankers in summer.
Price. Land close to ITPB and a metro station is expensive. A villa here costs a lot more than one in Varthur or Budigere. Our villas, plots and apartments comparison sets out what you trade for that premium.
Who Pattandur Agrahara Suits
It works if
You or your partner work at ITPB, GR Tech Park or the EPIP campuses. You want the metro for weekend trips into the city. You have school-age children and want Whitefield’s schools without a 40-minute bus ride.
It doesn’t work if
You commute to the Outer Ring Road or Electronic City every day. You want large plots and wide roads. Or you’re buying purely for rental yield; at villa prices here, rents won’t match the cost.
