Villas in Whitefield, Bangalore: a 2026 buyer's guide to prices, plots and checks

Villas in Whitefield: 2026 Buyer’s Guide to Prices, Plots and Checks

Villas in Whitefield are rare. The suburb filled up with tech parks and apartment towers long before anyone thought of building gated houses there, so the few villa communities sit on small leftover parcels or out on the eastern edge. If you want your own house with a garden near ITPL, this guide covers where to look, what villas in Whitefield cost compared with a large flat, and what to check on the plot, basement, khata, water and resale before you pay a booking amount.

Key takeaways

  • Villas in Whitefield come in two kinds: small boutique projects inside the city limits, and larger layouts on the eastern edge towards Soukya Road and Old Madras Road
  • On the projects we track, a villa costs roughly ₹14,600–16,100 per sq ft of built-up area, against about ₹13,500 for a large flat nearby
  • Plots are small. 1,840 sq ft of land carrying 4,064 sq ft of house means three or four levels, and a lift you’ll actually use
  • A basement adds parking and a room, and it adds a waterproofing risk. Ask how it’s built
  • Rent won’t cover the cost. Buy a villa in Whitefield to live in

How we wrote this: project facts come from developers’ own pages and brochures, read in October 2026, or from our own listings. Where a number comes from a third party, we say so. Per sq ft rates and yields are our arithmetic.

Where Villas in Whitefield Actually Are

Whitefield started as a settlement east of the city and became Bengaluru’s IT hub after ITPL opened in the 1990s. The land near the tech parks went to offices and apartments. That’s why villas in Whitefield are spread thin, and why “Whitefield” on a brochure can mean anywhere within 10 km of ITPL.

It helps to sort villas in Whitefield into pockets.

Pocket What it’s like for a villa buyer Example on our site
Pattandur Agrahara / Hope Farm Inside the old city limits, close to ITPL and the Purple Line. Land is scarce, so projects are small NVT Oikos, 28 villas on 2.3 acres
Kadugodi / Whitefield Main Road Older suburb, busy roads, metro stations along the main road. Few new villa sites None listed
Varthur side South of Whitefield, lakes and villages, more apartment launches than villas None listed
Soukya Road / Hemmandahalli East of Whitefield, bigger land parcels, quieter, but you drive for everything Godrej Villa Whitefield, 240 villas on 20 acres
Budigere / Old Madras Road edge North-east, further out, newer layouts, cheaper land None listed

The trade-off is simple. Close in, you get a short commute and a metro, and you pay for land. Further out, you get larger layouts and more open space, and the car becomes part of every errand.

Our Pattandur Agrahara area guide covers the pocket closest to ITPL in detail.

Check the address, not the name. Godrej Villa Whitefield is on Soukya Road at Hemmandahalli, about 10 km from ITPL. Our Godrej Villa Whitefield listing says plainly that the name is marketing. Get the survey number and village for any villa you’re shown.

What Villas in Whitefield Cost Compared With a Flat

Developers of villas in Whitefield rarely publish prices, so here’s what we can stand behind. Two figures are reported by third parties or described as indicative. The per sq ft rate is our own division.

Home Built-up Price Per sq ft (our arithmetic)
NVT Oikos, 4 BHK villa, Pattandur Agrahara 4,064 sq ft ₹6.24–6.55 Cr (reported) ₹15,350–16,120
Godrej Villa Whitefield, 4 BHK villa, Soukya Road 3,700 sq ft ₹5.40 Cr (indicative) about ₹14,590
Prestige Evergreen, 4.5 BHK flat, Varthur 2,271 sq ft (super built-up) from ₹3.07 Cr about ₹13,500

So a villa costs roughly 10–20% more per sq ft than a big flat in the same part of the city, and about twice as much in total. The flat’s figure is on super built-up area, which flatters it a little. Either way, you’re paying for land you own outright, a private garden and no neighbour above you.

Look at the land rate too. ₹6.24 Cr over a 1,840 sq ft plot is about ₹33,900 per sq ft of land. That’s the number to compare across villas in Whitefield, because the house itself depreciates and the land doesn’t. Our NVT Oikos cost sheet works this through with taxes.

Which area is the price based on?

NVT’s Oikos brochure says its prices are based on carpet area, while the website quotes built-up area. A third-party site gives Oikos a carpet area of 2,844 sq ft, which would make the carpet rate about ₹21,900 per sq ft on the reported price. Always ask which area your quote uses. Our explainer on carpet area vs built-up area shows how far apart the two can be.

Then add government charges. GST, stamp duty, cess, surcharge and registration add about 12.6% on an under-construction villa inside the city limits. On ₹6.5 Cr that’s roughly ₹82 lakh.

Plot Size and Floors: What 1,840 sq ft Buys

Most new villas in Whitefield sit on plots under 2,500 sq ft. That isn’t much land. A typical urban 30 × 40 ft site is 1,200 sq ft, so a 1,840 sq ft plot is only about one and a half of those.

To fit a 4 BHK house of 4,000 sq ft on that, developers build up. NVT Oikos puts 4,064 sq ft of house on 1,840 sq ft of land: that’s 2.2 sq ft of floor for every sq ft of plot, spread over a basement, ground and two upper floors.

Godrej Villa Whitefield uses G+2 and G+3 formats for its 3,700–5,500 sq ft homes. Its plot sizes aren’t on our listing, so ask for them.

What this means day to day

Your kitchen and living room are on one floor, the bedrooms on two others. At Oikos, the plans put one bedroom on the ground floor, two on the first and the master suite with an office on the second.

That ground-floor bedroom matters if parents will live with you. Many villa layouts don’t have one.

The garden is real but modest. Oikos shows a rear garden of 40 ft × 18 ft 5 in on its plans, about 740 sq ft. Enough for a table and some plants. Not a lawn for cricket.

Basements and Lifts in Villas in Whitefield

A few villas in Whitefield now add a basement. At Oikos, it holds parking for two cars, a lift lobby, a room with a toilet and a store, lit by a light well. That frees the ground floor for living space and keeps cars off the street.

Basements bring one big risk: water. Bengaluru’s rain arrives in short, heavy bursts, and a basement below a garden has soil and water pressing on its walls. Ask four things:

  • How many stages of waterproofing, and which system. NVT says six stages for Oikos.
  • Where the basement drains to, and whether there’s a sump pump with backup power.
  • What the warranty on waterproofing is, in writing.
  • Whether the ramp has a lip or grating that stops street water running in.

Visit after a heavy shower if you can. Damp patches show up fast.

Private lifts

In villas in Whitefield built on three or four levels, a lift stops being a luxury. NVT says Oikos includes a private lift that runs from the basement to every floor. Other projects only leave a shaft.

Our guide to a home lift for a villa covers running costs, power backup and maintenance contracts.

Khata: City Limits or Panchayat?

This is the check that separates villas in Whitefield more than any brochure feature.

Since 2 September 2025, Bengaluru has been run by the Greater Bengaluru Authority, with five city corporations replacing the BBMP. Whitefield, Mahadevapura and Varthur come under the Bengaluru East City Corporation. Property inside these limits gets a municipal khata, and registration needs the digital e-khata.

Some villas in Whitefield, as marketed, sit outside those limits, in gram panchayat areas towards Hoskote or Old Madras Road. There, records are kept by the panchayat, and approvals usually come from a local planning authority rather than the city.

Neither is automatically bad. But it changes three things: who approves the layout, how your property tax is charged, and how easily a bank lends to your eventual buyer. Ask the developer which body will issue your khata, and see an example from a finished project.

For the full approval checklist and how plot-based ownership works, see our guide to gated community villas in Bangalore.

Start with RERA. Search the project on the Karnataka RERA portal and download the approvals uploaded with it. NVT Oikos is registered as PRM/KA/RERA/1251/446/PR/250425/007694. Godrej Villa Whitefield had no published RERA number when we last checked.

Water and Maintenance

For villas in Whitefield, water is a mixed story. Parts of the old suburb get piped supply. Many newer pockets rely on borewells and tankers, and summers can be tight.

Ask each project for its water plan in writing. NVT lists a water treatment plant, a sewage treatment plant, rainwater storage and harvesting, and what it calls an HNS water system for Oikos. Ask what each one is sized for.

Maintenance on villas in Whitefield is the other running cost people underestimate. In a small community, a pool, gym and clubhouse are shared by few families, so each pays more. One third-party site puts Oikos maintenance at ₹18,300 a month. We couldn’t confirm it with NVT, so treat it as a rough guide and ask for the developer’s estimate.

On top of that, you look after your own house: terrace waterproofing, the lift contract, painting every few years. Budget for both.

Commute and the Metro

The Purple Line reached Whitefield on 26 March 2023, with stations along Whitefield Main Road at Kadugodi Tree Park, Pattandur Agrahara, Hopefarm Channasandra and the Whitefield (Kadugodi) terminus. For villas in Whitefield close to that road, the metro is a real option for getting to MG Road or the CBD.

NVT’s brochure puts Oikos 5 minutes from Kadugodi Tree Park station and 10 minutes from ITPB. Villas on Soukya Road or towards Budigere don’t have that, and the drive to a station adds 20 minutes or more at peak.

Our Whitefield metro guide lists the stations and what’s still being built.

Facing also affects how a villa lives, especially with three floors of windows. Our comparison of east-facing vs west-facing villas covers light and heat.

Resale and Rent for Villas in Whitefield

The honest downside is liquidity. Few buyers shop above ₹5 Cr, so a resale villa can sit on the market for months. Small projects have another wrinkle: with only 28 homes, a single resale sets the price for everyone.

Rent doesn’t add up either. Our arithmetic: on an all-in cost of about ₹7.3 Cr, a 3% gross yield needs ₹1.83 lakh a month in rent. Most villas in Whitefield won’t fetch that, and owners still pay maintenance.

What helps value hold:

  • A clean title and a city khata, or a well-documented panchayat one.
  • A short walk or drive to the metro and ITPL.
  • A developer with finished projects buyers can visit. Our page on NVT Quality Lifestyle projects lists what that builder has completed.

Buy for the house and the address. If a seller pitches villas in Whitefield as an income play, ask them to show you the rent.

10 Checks Before You Book Villas in Whitefield

  1. The survey number and village, so you know where the plot really is.
  2. Plot area and dimensions in the sale deed, not just built-up area.
  3. Which area the price uses: carpet, built-up or super built-up.
  4. The RERA number and the approvals uploaded with it.
  5. City or panchayat khata, and who issues it.
  6. Basement waterproofing: system, stages and warranty.
  7. Whether the lift is installed or just a shaft, and its maintenance cost.
  8. The water plan: piped supply, borewells, WTP and STP sizes.
  9. Monthly maintenance and corpus, in writing.
  10. A peak-hour drive to your office and the nearest metro station.

If two villas in Whitefield pass all ten, the one closer to ITPL and the metro usually holds value better.

FAQs on Villas in Whitefield

How much do villas in Whitefield cost?

On the projects we track, a new 4 BHK villa costs about ₹5.4–6.6 Cr before government charges, or roughly ₹14,600–16,100 per sq ft of built-up area. Prices are mostly reported, not published, so get a written quote.

Are villas in Whitefield better than apartments?

They give you land, a garden and privacy. A large flat nearby costs about half as much in total and is easier to rent and resell. It depends on whether you value the land more than the liquidity.

Which part of Whitefield has villas near the metro?

Pattandur Agrahara and Hope Farm, along Whitefield Main Road, are closest to the Purple Line stations. NVT Oikos, for example, is about 5 minutes from Kadugodi Tree Park station by NVT’s figures.

Is a basement a good idea in a villa?

It adds parking and an extra room on a small plot. It also needs good waterproofing and drainage. Ask for the system, the number of stages and the warranty.

Do villas in Whitefield come under the city corporation?

Those inside the old BBMP limits now fall under the Bengaluru East City Corporation. Some projects marketed as Whitefield sit in panchayat areas further east, so check the address and khata.
