Budigere Cross area guide for homebuyers in 2026

Budigere Cross Bangalore: Honest Area Guide for Homebuyers (2026)

Budigere Cross is where Old Madras Road meets the road north to Budigere and the airport, about halfway between KR Puram and Hoskote. Five years ago it was a crossroads with a few factories and farm plots. In 2026 it’s one of East Bengaluru’s busiest launch zones, with towers of 40 floors and more going up. This guide covers where Budigere Cross actually is, what homes cost, how you’d commute, what infrastructure is real, and the downsides to know before you buy.

Key takeaways

  • Budigere Cross is a junction on Old Madras Road (NH-75), not the town of Budigere, which is further north in Devanahalli taluk
  • Apartment asking prices were quoted near ₹12,500 per sq ft in mid-2026, up about 23% in a year. Treat that as indicative
  • Whitefield is 10–13 km away and the airport 24–30 km, depending on the source and the route
  • There’s no metro. The Purple Line ends at Whitefield, and a Hoskote extension is only a feasibility study
  • Rental yields are low single digits. Budigere Cross is a place to live or a long hold, not an income play

Where Budigere Cross Is

The name confuses people. Budigere itself is a small town in Devanahalli taluk, north of the city. Budigere Cross is a junction well to the south of it, on Old Madras Road (NH-75), where the road to Budigere and the airport branches north.

Old Madras Road runs east from KR Puram towards Hoskote. Budigere Cross sits between them, roughly 10 km past KR Puram and about the same distance short of Hoskote town. The villages around the junction, Konadasapura, Kannamangala and Mandur among them, are what developers mean when they say “Budigere Cross”.

The Whitefield–Hoskote Road runs to the south and links the junction to Whitefield. That’s why Budigere Cross gets marketed as “near Whitefield”. On a map, it is. At 9am, it’s a separate trip.

In one line: Budigere Cross is a junction on Old Madras Road between KR Puram and Hoskote. It’s not Budigere town and it’s not Whitefield, though it’s close to both.

Why Budigere Cross Took Off

Three things pushed the area from farmland to tower cranes.

Whitefield ran out of room. As land in Whitefield got expensive, developers moved east along the roads leading out of it. This was the next large junction with open land.

The airport route. The road north from the junction gives East Bengaluru a way to the airport that skips Hebbal. For frequent flyers working in Whitefield, that’s a real draw.

The Satellite Town Ring Road. The STRR section from Doddaballapur to Hoskote opened in March 2024. It ties Hoskote into a ring of highways around the city, and it improved freight and industrial access on this side.

The result is a steady run of launches from branded developers. One example is Ruchira The Rise, two towers of G+34 and G+42 with 342 homes on 4 acres. Brigade has also launched in the area.

What Homes Cost at Budigere Cross

Here’s what the 2026 sources say about prices here. None of it is government data, so treat it as a guide.

Measure Figure Source
Average apartment asking rate About ₹12,500 per sq ft Portal data quoted in a June 2026 market piece
One-year change About +23% Same source
Median resale asking price About ₹11,600 per sq ft Another 2026 locality guide
Ruchira The Rise starting rate About ₹11,400 per sq ft ₹1.65 Cr published price over a 1,443 sq ft 2 BHK

For context, the citywide Bengaluru average was about ₹9,785 per sq ft in Q1 2026, according to one national portal. This isn’t a cheap fringe market any more. Asking prices here are above the city average.

A 23% rise in a year is fast. Part of it is catch-up from a low base, as the area closed some of its discount to Whitefield. Growth like that rarely repeats in a straight line. For the full breakdown, including the cost of buying and rents, see our guide to Old Madras Road property prices.

Commute: Whitefield, the City and the Airport

Distances to and from Budigere Cross vary between sources, partly because “Budigere Cross” covers a few kilometres of road. Here’s the range, plus our peak-hour estimates.

Destination Distance (range across sources) Peak-hour reality
Hoskote town About 10 km 20–30 min
Whitefield / ITPL 10–13 km 35–55 min
KR Puram 10–13 km 35–60 min
Kempegowda International Airport 24–30 km 40–60 min via Budigere
Indiranagar / CBD Over 20 km 75–100 min

The peak-hour column is our estimate, not a measurement. The best test is to drive the route yourself at 9am on a weekday.

The KR Puram problem

If your work is towards the city, every trip from Budigere Cross runs through KR Puram, one of the most congested junctions in Bengaluru. If your work is in Whitefield, ITPL or Hoskote, you avoid it, and the location makes far more sense.

The airport run

The airport is the pleasant surprise. Heading north from Budigere Cross towards Devanahalli avoids Hebbal completely. For anyone who flies often from East Bengaluru, that’s a real advantage.

Metro and Roads: What’s Real

Budigere Cross gets sold on future infrastructure. Here’s where each project stands.

  • Metro. No station serves Budigere Cross. The Purple Line ends at Whitefield (Kadugodi), roughly 10–16 km away depending on where you start. A 16 km KR Puram–Hoskote extension was at the feasibility-study stage as of January 2026, with no sanction.
  • STRR. Real and open on the Doddaballapur–Hoskote stretch since March 2024. Other sections are still under construction.
  • Old Madras Road and NH-75 upgrades. We couldn’t find a reliable current status for widening work near the junction.
  • Peripheral Ring Road. Described in marketing as “proposed”. We found no current construction status.

Don’t pay for a promise. If a sales pitch for Budigere Cross leans on “upcoming metro”, take that line out of your calculation. Price the flat on the roads and services that exist today.

Schools, Shopping and Hospitals

Schools

Schools around the junction are improving but thinner than in Whitefield. Jnana Gangotri International School is within about 2 km of the junction, according to listing sites. Families often send children to schools in Whitefield or Hoskote, so check the daily school run before you buy.

Shopping

Orion Uptown Mall and Decathlon are both within about 1.5 km of the junction, which covers most weekend needs. Daily groceries are fine. Restaurants and nightlife mean a trip to Whitefield or Indiranagar.

Hospitals

This is a weak point. Listing sites mention a rural health training centre about 2 km away, but the big multi-specialty hospitals are in Whitefield and further in. If someone at home needs regular hospital care, time that drive.

Water and Civic Basics

Much of the land around the junction sits outside the old BBMP limits, under village panchayats. That affects three things.

Water. Many projects rely on borewells and tankers rather than a Cauvery (BWSSB) connection. Ask every project for its water plan in writing: where the water comes from, how deep the borewells are, whether there’s a treatment plant, and what tankers would cost if the borewells fail.

Khata and property tax. Outside BBMP, the property record and tax come from the panchayat, often through e-Swathu. Ask which record your flat will get.

Stamp duty surcharge. Outside BBMP limits, the surcharge on stamp duty is 3% of the duty rather than 2%. It’s a small difference, but it shows up on the cost sheet.

How It Compares With Whitefield and Hoskote

Most buyers looking here are also looking at Whitefield, closer in, or at Hoskote, further out. Here’s how the three compare on the things that usually decide it.

Whitefield Budigere Cross Hoskote
Price Highest of the three Below Whitefield, but rising fastest Lowest
Metro Purple Line, running None; nearest is Whitefield None; extension only studied
Housing stock Mature, lots of resale Mostly new launches and towers Mix of plots, villas and some towers
Jobs nearby ITPL, EPIP, Brookefield Short drive to Whitefield and Hoskote Industrial belt and logistics
Hospitals and schools Plenty Improving; still a drive for big hospitals Limited for premium options

The short version: Whitefield costs more and gives you the metro and a finished neighbourhood. Hoskote costs less and asks you to wait longest for the neighbourhood to fill in. The junction sits between them on both price and maturity, which is exactly why developers like it.

Whichever you pick, compare the same kind of home. A new 3 BHK in a tall tower and a ten-year-old 3 BHK in a mid-rise building aren’t the same product, even at the same price. Look at the carpet area, the age of the building, and how many years you’ll wait for keys.

The Downsides

Every guide to Budigere Cross should say these plainly.

Traffic through KR Puram. If you work towards the city, the commute is long and won’t improve soon.

No metro for years. The Hoskote extension isn’t approved. Even if it is, a line like that takes years to build.

Supply. Several large launches will deliver over the same few years. When they do, rents and resale prices here face competition from thousands of similar new flats.

Construction. Expect dust, trucks and road digging around the junction for years.

Thin rental market. Yields here are low single digits, and a new 2 BHK at today’s prices is unlikely to earn 3% gross.

Who Budigere Cross Suits

Budigere Cross is a good fit if you:

  • work in Whitefield, ITPL, EPIP or Hoskote’s industrial belt
  • fly often and want an airport route that avoids Hebbal
  • want a bigger, newer flat than your budget buys in Whitefield
  • plan to stay for ten years or more

It’s a poor fit if you:

  • work towards the city, in Indiranagar, Koramangala or the CBD
  • need the metro
  • need a big hospital close by
  • want rental income
