Sobha Infinia has two RERA registrations and two completion dates six months apart. Which wing your flat sits in decides whether you get keys in June 2030 or December 2030 — and at this price, six months is real money.
Key takeaways
- Wing 5 is declared for June 2030 under RERA 006956
- Wings 1 and 2 are declared for December 2030 under RERA 006957
- Both registrations were filed on 3 August 2024
- Six months of carrying cost at this price level is substantial
- Confirm your wing in writing before you pay anything

The two registrations
Sobha publishes two Karnataka RERA numbers for Infinia, both filed on 3 August 2024.
Wings 1 and 2 — PRM/KA/RERA/1251/446/PR/030824/006957, declared for completion by December 2030.
Wing 5 — PRM/KA/RERA/1251/446/PR/030824/006956, declared for completion by June 2030.
Two filings on the same day with dates six months apart is normal for a project built in stages, and it is not a warning sign. What it does mean is that there is no single answer to “when is Infinia ready”. There are two, and the one that applies to you depends entirely on which wing your unit number falls in.
Note also that Sobha’s page references Wings 1, 2 and 5 but does not state how many wings there are in total. If you are shown a unit in a wing not covered by either number above, ask which registration governs it.
What six months actually costs
At this price level the difference is not a detail.
If you are renting while you wait, six extra months at ₹80,000 a month is ₹4.8 lakh. If you are servicing a loan on another property, it is six months of interest. And on a construction-linked payment plan, a later completion means your drawn-down loan sits accruing interest for longer before you have anything to live in or let.
There is a second effect people miss. If you intend to let the flat, six months is half a year of rent you do not collect. On a ₹4.84 Cr all-in purchase even a modest yield makes that a six-figure difference.
None of this means Wing 5 is automatically the better buy — the units may differ in aspect, floor, size or price. It means the date belongs in the comparison alongside everything else, and most buyers never ask.
Why declared dates matter more than quoted ones
The completion date in a RERA filing is a legal declaration. It is the date against which delay is measured and compensation calculated, and it can only be revised through the regulator, with the change recorded.
A date given at a sales desk is none of those things. It may be accurate, optimistic or simply the salesperson’s recollection. It carries no weight if the project slips.
So do two things. Look up both numbers yourself on the Karnataka RERA portal and read the declared dates. Then check that the date written into your agreement matches the filing for your wing. If the agreement carries a later date, or a vague formulation like “expected”, ask why before signing. Our guide to reading a RERA filing covers what else is worth checking while you are in there.
The questions to ask, in order
Which wing is this unit in? Get it in writing on the quote, not verbally.
Which RERA number covers that wing? It should be 006956 or 006957. If a third number appears, ask what it covers and when it was filed.
What completion date does that filing declare? Verify it on the portal rather than accepting the answer.
Does my agreement carry that date? It should, word for word.
What is the delay compensation clause? Read the rate and, more importantly, the grace period before it triggers. A clause that only bites after twelve months of delay is close to no clause at all.
Are the two wings priced differently? If Wing 5 completes six months earlier at the same rate, that is a genuine advantage worth factoring in.
What to watch between now and 2030
Four years is long enough for circumstances to change, so build in checkpoints rather than signing and forgetting.
RERA filings are updated with construction progress, so you can track whether the project is keeping pace rather than waiting for a surprise. Check quarterly. It takes five minutes and it gives you early warning that a verbal reassurance will not.
Keep every communication about dates in writing. Email after any phone conversation, summarising what you were told. If the project does slip, the contemporaneous record is worth a great deal more than your memory of a call.
And understand your payment plan. On a construction-linked schedule your money follows progress, which gives you some natural protection. On a time-linked or upfront-heavy plan it does not. Know which you are on before you sign, and prefer the one where payment follows building.
One more thing worth setting up now rather than later: ask how you will be notified of a revision to the declared date. Changes go through the regulator and are recorded, but nobody will necessarily ring you. Put a calendar reminder to check the filing every quarter.
A note on what Sobha does not publish
Sobha gives two wing names, two registration numbers and two dates. It does not publish how many wings Infinia has in total, how many homes sit in each, which configurations are in which wing, or a per-wing price.
That is not unusual, but it limits what you can work out independently. In particular, with 196 homes split across at least three wings you cannot tell whether Wing 5 is a small early phase or half the project — and that affects how crowded the site will be while the later wings are still under construction after you have moved in.
Ask directly: if I buy in Wing 5 and move in during 2030, will Wings 1 and 2 still be building around me, and for how long? Living on an active construction site for six months is a real cost in noise, dust and restricted access, and it is a question almost nobody asks until it is too late to matter.
Common questions
When is possession at Sobha Infinia?
It depends on the wing. Sobha declares June 2030 for Wing 5 under RERA 006956, and December 2030 for Wings 1 and 2 under RERA 006957. Both registrations were filed on 3 August 2024.
What are the RERA numbers for Sobha Infinia?
PRM/KA/RERA/1251/446/PR/030824/006957 covers Wings 1 and 2, and PRM/KA/RERA/1251/446/PR/030824/006956 covers Wing 5. Confirm which applies to your unit and verify it on the Karnataka RERA portal.
Which Sobha Infinia wing finishes first?
Wing 5, declared for June 2030, six months ahead of Wings 1 and 2 at December 2030.
Does it matter which wing I buy in?
Yes. Six months at this price level is roughly Rs 4.8 lakh in rent alone, plus half a year of foregone rental income if you intend to let. It also affects whether neighbouring wings are still under construction when you move in.
How many wings does Sobha Infinia have?
Sobha’s page references Wings 1, 2 and 5 but does not state the total. If you are shown a unit in another wing, ask which RERA registration governs it.
What happens if Sobha misses the declared date?
The declared RERA completion date is what delay compensation is measured against. Read the compensation clause in your agreement carefully, particularly any grace period before it takes effect, and make sure the agreement date matches the filing.
