About This Listing
At a Glance
Sobha Infinia is 196 apartments on 4.708 acres at Jakkasandra Extension, Koramangala — on the Sarjapur–Marathahalli road. Homes are 3 and 4 BHK, sized between 1,768 and 3,264 sq ft, starting from ₹4.3 Cr.
Work that density out and you get roughly 42 homes an acre. That is our arithmetic, and it’s the number worth holding on to. Most Bengaluru towers in this price band run 80 to 150 homes an acre. Infinia is running at about half that.
The other side of it. ₹4.3 Cr over the smallest published size of 1,768 sq ft works out to about ₹24,300 per sq ft — among the highest rates in Bengaluru. And Wings 1 and 2 are declared for December 2030. In Koramangala, where you could buy a ready resale flat and move in next month, four years of waiting is a real cost, not a footnote.

Project Overview
Koramangala almost never gets new apartment supply. The land was built out decades ago, and what trades now is resale stock in buildings from the 1990s and 2000s. A 4.7-acre parcel with 196 new homes on it is unusual enough to be the whole story.
Sobha’s address for it is Sarjapur–Marathahalli Road, Jakkasandra Extension, Koramangala 560034. Be precise about what that means: this is the eastern edge of Koramangala where it runs into HSR Layout and the Outer Ring Road, not Koramangala 4th Block. The postcode is genuinely 560034. The character of the street is ORR, not inner Koramangala.
The density number
196 homes across 4.708 acres is about 42 an acre. We worked that out ourselves — Sobha publishes the two inputs but not the result.
Low density buys you things you notice daily rather than on a brochure. Fewer cars on the ramp at 9am. Lifts that arrive. A pool that isn’t full. Parking that isn’t a daily negotiation. At 150 homes an acre those things go wrong whatever the specification says, and no amount of marble in the lobby fixes it.
Wings, and why there are two RERA numbers
Sobha’s page references Wing 1, Wing 2 and Wing 5, under two separate registrations. Wings 1 and 2 share PRM/KA/RERA/1251/446/PR/030824/006957. Wing 5 has its own, PRM/KA/RERA/1251/446/PR/030824/006956. Both were registered on 3 August 2024.
The declared completion dates differ: June 2030 for Wing 5, December 2030 for Wings 1 and 2. Six months apart. Before you fall in love with a unit, check which wing it’s in, because that choice sets your handover date and your rent bill.
Who This Suits
It works if
You want to live in Koramangala and you’ve accepted that the new-build options are close to zero. That’s the honest reason to be here. People don’t pay ₹24,300 a square foot for the specification. They pay it for the pin code, the schools their children already attend, and a ten-minute drive to work instead of fifty.
It also works if you’re trading up from an older Koramangala flat. You already know the area, you’re probably sitting on a lot of equity in a 1,400 sq ft 1990s building, and this is one of the few ways to stay put and get a modern floor plate with basement parking.
It doesn’t work if
You need the home before 2030. Wing 5 is declared for June 2030 and Wings 1 and 2 for December 2030. That’s over four years of paying rent or an EMI on somewhere else while this is built.
It also doesn’t work if you’re buying on yield. At this rate the rent will not come close to the EMI, and we’ve set out the arithmetic below rather than skate past it.
And if what you want is maximum square footage for the money, this is the wrong city block. The same ₹4.3 Cr buys a great deal more floor area in Sarjapur Road, Whitefield or north Bengaluru. You are paying for location, and you should know that’s what you’re doing.
About the Developer
Sobha Limited builds most of what it sells. The company runs its own concrete plants, joinery, glazing and metalwork rather than subcontracting the lot, and that backward integration is the reason Sobha finishes tend to hold up better than the Bengaluru average five years in.
If you’re buying at ₹24,300 a square foot, build quality is most of what you’re paying the premium for, so this matters more here than it would at half the rate. Go and look at a Sobha building that’s been occupied for five or six years — there are plenty in Bengaluru — and check the lobbies, the external paint and the lift surrounds. That is a better guide to what you’ll get than any show flat.
Sobha also runs several other Bengaluru projects concurrently. Make sure the brochure in front of you says Infinia and carries one of the two RERA numbers above.
Pricing
Sobha publishes one starting price for the project rather than a price per configuration.
| Configuration | Size range | Price |
|---|---|---|
| 3 BHK | 1,768–3,264 sq ft across both types | From ₹4.3 Cr (project starting price) |
| 4 BHK | Not separately published |
We’ve left the 4 BHK price blank because Sobha does not publish one. Aggregator sites quote ₹3.59 Cr as the entry and ₹4.77 Cr for a 4 BHK; neither figure appears on Sobha’s own page, and the first contradicts it outright. We publish the developer’s number or nothing.
The rate, worked out
₹4.3 Cr against the smallest published size of 1,768 sq ft comes to about ₹24,300 per sq ft. Ours, not Sobha’s.
Treat that as the floor. The starting price always attaches to the least desirable unit in the stack, and floor rise, facing and corner premiums push the real number up from there. On a 3,264 sq ft unit at a similar rate you’re looking at something near ₹8 Cr before extras.
What You’ll Actually Pay
Here’s the ₹4.3 Cr entry price with every statutory charge added, at the rates in force on 3 October 2026. Koramangala is inside BBMP limits, so the surcharge is 2%.
₹54.18 lakh on top of the sticker. That’s 12.6%, and it’s the number people forget when they budget.
Registration doubled. It went from 1% to 2% on 31 August 2025. On a ₹4.3 Cr flat that single change costs you an extra ₹4.3 lakh compared with an older cost sheet. If a spreadsheet you’ve been given still says 1%, it is out of date.
Still not included: floor rise, car parking, the clubhouse or infrastructure deposit, legal fees, and the maintenance advance. At this price point those can run to several lakh on their own. Get them listed with amounts before you pay a booking cheque.
Floor Plans
Two configurations, with a published size band across both.
| Type | Size | Wing | Declared completion |
|---|---|---|---|
| 3 BHK | 1,768–3,264 sq ft | Wing 5 | June 2030 |
| 4 BHK | Wings 1 & 2 | December 2030 |
Sobha gives the band but not a size per type, so treat the pairing above as the wing-and-date mapping rather than a statement that every 3 BHK sits in Wing 5. Confirm both for your specific unit.
The question that actually matters here
1,768 sq ft at the bottom and 3,264 at the top is an enormous spread — the largest home is nearly double the smallest. Ask for the RERA carpet area, not the super built-up figure, for the exact unit you’re considering.
Carpet area is defined in law and filed with the registration. Super built-up isn’t defined anywhere and includes your share of lobbies, stairwells and the clubhouse. The gap between the two is commonly 25 to 30%. On a 2,500 sq ft quoted flat that’s 600-odd square feet you’re paying for and can’t stand in.
Amenities
Sobha names a clubhouse, a community plaza, a reflexology path, a celebration court and a swimming pool.
That’s a short list by Bengaluru marketing standards, and on a 4.7-acre site it’s probably an honest one. There isn’t room here for the cricket pitch and the amphitheatre that 20-acre townships advertise, and a project this size shouldn’t pretend otherwise.
What low density does to amenities is the point. A pool shared by 196 households behaves completely differently from the same pool shared by 600. The list matters less than the ratio, and on that measure Infinia is better placed than almost anything at its price. Ask at the site visit how many cars per home are being provided, and whether visitor parking is on top of that — in Koramangala, street parking is not an option.
Investment Opportunity
The case for Koramangala is scarcity. No meaningful new supply arrives, the employment around the ORR and HSR keeps growing, and the resale stock ages. New stock in a market with no new stock tends to hold value.
The case against is the entry rate. At roughly ₹24,300 per sq ft you are buying at the top of the Bengaluru range, which means the price already assumes the scarcity story. For this to work as an investment, Koramangala has to keep outperforming from a level where it’s already the most expensive option.
The rental maths, stated plainly
All-in you’re at about ₹4.84 Cr on the entry unit. A 3% gross yield would need roughly ₹1.21 lakh a month. A 4% yield would need about ₹1.61 lakh.
Koramangala 3 BHK rents are strong by Bengaluru standards, but those are demanding numbers and they assume you let it immediately on handover in 2030. Run your own figures before you treat rent as a meaningful offset to the EMI. On this one it won’t be.
What would change our view
A published 4 BHK price, and a floor-by-floor rate card. Right now Sobha gives one starting number for a project whose units vary by a factor of nearly two in size. Until the spread is public, nobody outside the sales office can tell whether a specific unit is well priced or not.
Location Advantages
The address is Sarjapur–Marathahalli Road, Jakkasandra Extension, Koramangala 560034. On the ground that puts you at the junction of Koramangala, HSR Layout and the Outer Ring Road.
What that actually gets you
The ORR tech corridor is the reason this location commands what it does. Embassy Golflinks, the Bellandur and Marathahalli office belt and the HSR startup cluster are all short drives rather than commutes, and Koramangala’s own restaurants, schools and hospitals are the most established in south-east Bengaluru.
Now the honest part. The Sarjapur–Marathahalli road is one of the most congested stretches in the city at peak. “Short drive” and “short time” are different claims, and the second one depends entirely on the hour. The Agara and Iblur junctions can take fifteen minutes on their own.
Drive it yourself at 9am and again at 7pm before you decide the location solves your commute. Every buyer who skipped that step and relied on a map estimate regretted it.
We’ve not published a map pin. Sobha gives a street address rather than coordinates, and a wrong pin is worse than none. The sales office can show you the exact plot boundary, which on a 4.7-acre site is worth seeing in person.
Construction Status
Under construction, with two declared completion dates: June 2030 for Wing 5 and December 2030 for Wings 1 and 2. Both registrations were filed on 3 August 2024.
Those dates are the ones declared to Karnataka RERA, which makes them the dates with legal force — not whatever is said at the sales desk. Look them up yourself on the portal and write the relevant one into your agreement.
Four years is a long exposure. Between now and handover you’re paying rent or an existing EMI, construction-linked instalments, and interest on whatever you’ve drawn down. Add that carrying cost to the ₹4.84 Cr before you compare Infinia against a ready resale flat in the same postcode. Sometimes the older building wins on total cost, and it’s worth doing that sum honestly.
Before You Book
- Establish which wing your unit is in. Wing 5 completes June 2030, Wings 1 and 2 December 2030. Six months of rent is real money at this level.
- Verify the RERA number for that wing on the Karnataka portal — 006957 for Wings 1 and 2, 006956 for Wing 5 — and read the declared completion date yourself.
- Get the RERA carpet area in writing for your exact unit, alongside the super built-up figure. Work out the loading. Over 30% deserves a conversation.
- Ask for the 4 BHK price in writing. Sobha publishes only a project starting price. Do not negotiate against a number you got from an aggregator.
- Get a full cost sheet with floor rise, car park, clubhouse deposit, infrastructure charges, legal fees and maintenance advance, each with an amount. Our ₹4.84 Cr covers statutory charges only.
- Visit a five-year-old Sobha building. At this rate you’re paying for construction quality. Go and inspect some that has weathered a few monsoons.
- Drive the ORR at peak in both directions. Then decide whether the location premium buys you the time you think it does.
- Price the alternative. Get quotes on ready resale 3 BHKs in Koramangala and compare total cost including four years of carrying cost. Then choose with the numbers in front of you.
Frequently Asked Questions
What is the price of Sobha Infinia?
Sobha publishes a project starting price of Rs 4.3 Cr. It does not publish a separate price for the 4 BHK. Over the smallest published size of 1,768 sq ft that entry price works out to roughly Rs 24,300 per sq ft, which is our calculation rather than Sobha’s.
What is the RERA number for Sobha Infinia?
There are two. Wings 1 and 2 are registered as PRM/KA/RERA/1251/446/PR/030824/006957 and Wing 5 as PRM/KA/RERA/1251/446/PR/030824/006956, both filed on 3 August 2024. Check which wing your unit is in and verify that number on the Karnataka RERA portal.
How many flats are there in Sobha Infinia?
196 apartments on 4.708 acres. That works out to about 42 homes an acre, which is low for Bengaluru – most towers in this price band run 80 to 150 an acre.
When is possession at Sobha Infinia?
Wing 5 is declared for June 2030 and Wings 1 and 2 for December 2030. Those are the dates filed with Karnataka RERA, so they are the ones that carry legal weight.
What sizes are available at Sobha Infinia?
3 and 4 BHK apartments between 1,768 and 3,264 sq ft. Sobha publishes the band across both types rather than a size per configuration, so ask for the RERA carpet area of your specific unit.
What is the all-in cost of a flat at Sobha Infinia?
On the Rs 4.3 Cr entry price, statutory charges add about Rs 54.18 lakh: 5% GST, 5% stamp duty, 10% cess on the duty, 2% surcharge as Koramangala is inside BBMP, and 2% registration. That takes it to about Rs 4.84 Cr registered, before floor rise, car park and deposits.
Where exactly is Sobha Infinia?
Sarjapur – Marathahalli Road, Jakkasandra Extension, Koramangala, Bengaluru 560034. That is the eastern edge of Koramangala where it meets HSR Layout and the Outer Ring Road, rather than inner Koramangala.
Is Sobha Infinia worth buying?
It is one of very few new-build options in Koramangala, and at about 42 homes an acre it is genuinely low density. Against that, roughly Rs 24,300 per sq ft is near the top of the Bengaluru range and possession is four years out in an area where ready resale stock is available now. Compare total cost against a resale flat before deciding.
Important Information
Where these figures come from. Every figure on this page is taken from Sobha’s own project page for Infinia, read on 3 October 2026: 4.708 acres, 196 apartments, 3 and 4 BHK between 1,768 and 3,264 sq ft, a starting price of ₹4.3 Cr, an address of Sarjapur–Marathahalli Road, Jakkasandra Extension, Koramangala 560034, two RERA registrations filed on 3 August 2024, and declared completion of June 2030 for Wing 5 and December 2030 for Wings 1 and 2. Where other sources disagree, we used Sobha’s. Aggregator listings quote an entry of ₹3.59 Cr and a 4 BHK from ₹4.77 Cr; neither appears on the developer’s page and the first contradicts it, so neither is published here. What Sobha does not publish, and we have left blank rather than filled in: a price per configuration, the floor count, the total number of wings, and a size per unit type. Our own arithmetic, shown as ours: about 42 homes an acre, roughly ₹24,300 per sq ft at the entry price and smallest size, and an all-in registered cost of about ₹4,84,18,000. Statutory rates were verified on 3 October 2026 — stamp duty 5% above ₹45 lakh, registration 2% following the increase from 1% on 31 August 2025, cess 10% of stamp duty and surcharge 2% inside BBMP limits — and they change, so confirm them on the day you register. Nothing here is an offer or a contract. Verify any registration number you are given on the Karnataka RERA portal and check current prices and availability with the developer at sobha.com.
