The Shriram Villaments vs Godrej Vanantara table makes the main point plain. These aren’t two versions of the same thing. One is a small, low-density villament plan that’s still on paper. The other is a large, registered tower township.
A Villament or a Flat
A villament is usually a duplex in a low-rise block, with shared amenities like a gated complex. Shriram itself has called it “a fusion of a villa and an apartment”, and it has built them before, at Chirping Woods in Harlur, where its 4 BHK villaments ran from 2,650 to 3,600 sq ft.
Godrej Vanantara is a standard high-rise apartment project: one floor of your own, lifts, and a 1,02,600 sq ft clubhouse that Godrej wrote into the RERA registration. That last detail matters. A clubhouse in the registration is a commitment. One in a brochure isn’t.
Space and Density
Shriram’s deck puts the villament project at about 3 lakh sq ft on about 5 acres. If the average home is around 2,500 sq ft, that’s roughly 120 villaments, or about 24 an acre. That’s our illustration; Shriram hasn’t given a home count.
Godrej Vanantara has 2,008 homes on 36.13 acres, about 56 an acre. That’s a busy community, with lifts, ramps and the main gate shared by a lot of families at 9 am.
So Shriram Villaments would have less than half the density, and the homes themselves would be about twice the size of Godrej’s 1,250 sq ft 2 BHK. The trade is that a 5-acre project can’t fit the kind of amenities a 36-acre one can. Ask for the Shriram clubhouse size when the plans come out, and divide it by the number of homes.
Price and All-In Cost
At Godrej Vanantara, Godrej’s starting price is ₹1.49 Cr for the 1,250 sq ft 2 BHK, roughly ₹11,900 per sq ft.
Shriram Villaments is expected to start around ₹2.9 Cr*. Shriram’s own figures, over ₹350 Cr in sales from about 3 lakh sq ft, come to about ₹11,700 per sq ft, by our arithmetic. That’s the basis for a 2,450 sq ft villament at about ₹2.9 Cr.
Per sq ft, then, they’re close. The gap is in the ticket size. Here’s what each costs all-in, outside BBMP, with GST 5%, stamp duty 5%, cess, a 3% surcharge and 2% registration:
| Godrej Vanantara 2 BHK | Shriram 3 BHK villament | |
|---|---|---|
| Base price | ₹1,49,00,000 | ₹2,90,00,000* |
| Charges at 12.65% | ₹18,84,850 | ₹36,68,500 |
| All-in | ₹1,67,84,850 | ₹3,26,68,500 |
Godrej’s site is in Begur hobli. Check with the developer whether your exact address is inside the city corporation; inside, the surcharge drops to 2% and the total by a few thousand rupees.
Timing and Risk
Godrej Vanantara is registered. Its RERA completion date is in 2031, so you’re signing up for a long wait, but the terms are on record and the money is protected by RERA’s escrow rules.
Shriram Villaments isn’t registered. Its launch has already slipped once: the November 2025 press release said FY26, and the 2026 decks moved it to October–December 2026. Until it’s registered, it can’t legally be sold, and there’s no completion date to hold anyone to.
It’s also a joint development, so the landowner keeps a share of the homes. Ask whose share you’re buying from.
The honest downside of the villament route is resale. There are far fewer comparable villament sales on this road than flat sales, so pricing your home when you sell will be harder. Godrej’s 2,008 flats will create their own resale market.
Who Should Pick Which
So how does Shriram Villaments vs Godrej Vanantara settle for you?
Pick Godrej Vanantara if you want to book now with a RERA number, your budget is under ₹2 Cr, you want a big clubhouse, or you want a home that will be easy to sell or rent.
Wait for Shriram Villaments if you want a duplex with 2,500-plus sq ft, a low-density community and a bigger land share, and you’re comfortable waiting for the launch and the plans before deciding.
Either way, don’t pay anything to Shriram before registration.
