Prestige Evergreen is a 24-acre, 14-tower project at Varthur on the Whitefield side of East Bengaluru, with homes from ₹92 lakh to about ₹3.07 Cr. What you’re actually buying

Fourteen towers at 3B+G+19 across 24 acres, roughly 2,000 apartments, with more than 80% of the land kept as open space. It’s Phase 2 within Prestige Raintree Park, a 107-acre township.

The tower height and the open-space claim are the same decision viewed from two angles. You get 80% open ground precisely because the homes are stacked 19 floors up rather than spread across the site. If landscaped gardens and walking trails matter to you, that’s a good trade. If you’d rather live on the fourth floor of a low-rise with a short lift wait, it isn’t.

Roughly 2,000 homes is a small town. Whatever the open-space ratio says, a project that size has scale effects — the clubhouse gets busy on weekends, the gates get busy at 9am, and the resale market in 2030 will have your neighbours competing with you. That’s not a criticism, it’s arithmetic, and it applies to every large township.

The configuration spread is the unusual part

A single project carrying a 659 sq ft 1 BHK and a 2,513 sq ft 4.5 BHK is rare. Most developers pick a band and build for it.

Read the rate column rather than the price column. The 2 BHK is about ₹2,000 per square foot cheaper than the 1 BHK — a difference of real money. Small units almost always carry a rate premium, because the fixed cost of a kitchen and bathroom is spread over less floor. If you can reach ₹1.40 Cr, the 2 BHK is the better purchase per rupee, and it isn’t close.

The wide spread also shapes who lives here. A mixed community across income bands tends to produce a deeper rental market and easier resale, because your future buyer pool isn’t narrow. Some buyers want a uniform neighbourhood; if that’s you, this isn’t it.

The RERA registration genuinely matters

Prestige Evergreen carries PRM/KA/RERA/1251/446/PR/010126/008374, registered on 1 January 2026. On this corridor that’s a real differentiator — plenty of competing projects are still pre-launch, taking expressions of interest against plans that haven’t been approved.

Registration buys three concrete things. The 30 June 2030 completion date sits on record with the regulator, so slipping it carries consequences rather than being a marketing estimate. Seventy per cent of your payments must be held in a project-specific escrow account rather than funding the developer’s next land purchase. And the carpet area is fixed on a legal document — which is exactly why the carpet figures appear alongside saleable areas in the table above.

Verify it yourself on the Karnataka RERA portal. It takes two minutes and it’s the single highest-value check available to any buyer.

The lake, honestly

The project sits about 200 metres from Varthur Lake, and that proximity is sold as an amenity. The full picture is more complicated.

Varthur Lake has a long-documented pollution problem — froth caused by untreated sewage and industrial effluent, inlets carrying sewage-laden stormwater, and wastewater diverted in from Bellandur. A rejuvenation programme is under way but has missed multiple deadlines, and froth was still being reported through 2026.

This is not a reason to rule the project out — it’s a reason to visit properly. Go twice: once in dry weather and once during or just after monsoon, when froth is most likely. Go at different times of day. And ask specifically which way the prevailing wind runs across the towers, because that determines whether the lake is a view or a smell. Anyone selling you a lake view without raising any of this isn’t being straight with you.

Getting around

Varthur sits between Whitefield and the Sarjapur corridor on SH-35. The daily-life infrastructure is already built rather than promised: Manipal Hospital is about 1.1 km, Nexus Whitefield about 1.6 km, and Hopefarm metro station on the Purple Line roughly 4 km.

That metro access is worth emphasising, because it’s genuinely uncommon. Most large projects marketed on Bengaluru’s outer corridors have no funded metro at all — the Sarjapur Road projects certainly don’t. Here there’s an operating line within a short drive, which changes the long-run connectivity story rather than relying on a proposal that may never be funded.

The counterweight is Varthur Main Road itself, and it’s a serious one. The Varthur Kodi junction is among the worst pinch points in East Bengaluru, and the road carries far more traffic than its width supports. ITPL is 8–12 km, which sounds close and does not always drive like it. Test your own commute at your real office hour before you decide anything.

Who should buy, and who shouldn’t

It suits you if you work in the ITPL or Whitefield belt, you want RERA certainty rather than a pre-launch gamble, and metro access matters to your ten-year view. It suits a wide range of budgets, which few projects do — and the 2 BHK in particular is priced well against its own siblings.

Don’t buy if you need possession before 2030. Don’t buy without visiting the lake side yourself in monsoon. And don’t buy if the ₹17.64 lakh of statutory charges on the 2 BHK would stretch you — that’s cash on top of your deposit, and no bank funds any of it.

One more group worth naming: anyone buying the 1 BHK purely because it’s the cheapest entry into a Prestige project. At ₹13,960 per square foot it’s the most expensive floor in the building, and a 419 sq ft carpet area is small for a family. As an investor’s rental unit near a metro it makes sense. As a first home you plan to grow into, the 2 BHK is the better decision and the maths is not close.
