How We Built the List
We downloaded the Karnataka RERA certificate for every project approved in 2026 in the Bengaluru Urban taluks, up to late October. Then we kept the ones whose address puts them on or just off Bannerghatta Road: the PIN codes 560076, 560083 and 560105, and villages such as Gottigere, Kammanahalli, Hommadevanahalli, Hulimangala and Jigani.
We left out projects on the Begur Road and Hosur Road side, and on the Kanakapura Road side, even where the PIN overlaps. We also dropped two certificates whose completion date came before their approval date, which looks like a data error.
So treat this list of new launch projects as “at least 15”. A project with an odd address could have slipped through, and anything approved after late October isn’t here.
New Projects on Inner Bannerghatta Road
These five are on the city side of the road, in the Gottigere, Kammanahalli and Hommadevanahalli area. The certificates place two of them in city wards 192 and 194.

Godrej Vanantara, reached off Dinnepalya Road, is the biggest of the lot: 36.13 acres and 16 towers, with Godrej’s starting price at ₹1.49 Cr. The others are smaller promoters, so you’ll need to do more of your own checking on track record.
One oddity: the Arvind Skycrest certificate prints PIN 560080 while every other Gottigere project shows 560083. Ask the promoter to confirm the address.
The inner stretch is closer to the city and to the metro work along the road.
New Projects on Outer Bannerghatta Road (Jigani)
Most of the new launch projects on Bannerghatta Road are further out, past the national park turn-off, in Jigani hobli of Anekal taluk. This stretch is outside the city corporation, so the stamp duty surcharge is 3% of the duty rather than 2%.

Hulimangala alone has four new approvals this year. If you’re buying there, expect a lot of construction around you for the next five years, and a lot of similar homes competing at resale.
What the List Tells You
Completion dates are long. These are new launch projects, not ready homes. Nine of the fifteen have RERA completion dates in 2031 or 2032. If you need a home before then, most of these aren’t it.
One date is unusually short. G K Sunrise Gloria was approved in October 2026 with a completion date of March 2027, about five months later. That can mean a small project that’s already well advanced, but ask for the construction stage and the occupancy certificate timeline before you assume anything.
Big names are rare out here. Godrej is the only national developer on the list. The rest are mostly smaller local promoters, and several register under individual names. That isn’t a red flag in itself, but it puts more weight on visiting their finished work.
Inner vs outer is a real choice. The inner stretch costs more and is closer to the city and the metro line. The outer stretch is cheaper per sq ft but further from offices, with longer drives at peak hours.
Pre-Launch Projects You Won’t Find on RERA
Some “upcoming projects on Bannerghatta Road” being marketed now aren’t on this list because they aren’t registered yet. The best-documented is Shriram’s planned villament community on about 5 acres, announced to the stock exchanges in November 2025. Shriram’s August 2026 deck says plans have been submitted and approvals are awaited, with launch expected in October to December 2026. It’s expected to start around ₹2.9 Cr*.

Until a project has a RERA number, it can’t legally be advertised or sold. Anything you pay before then is an expression of interest at best, and you should get refund terms in writing.
How to Check Any of These New Launch Projects
- Look up the RERA number yourself on the Karnataka RERA portal, not on a sales sheet.
- Read the village and survey numbers on the certificate, then visit the actual site.
- Check the completion date against what the sales team tells you.
- Ask whether it’s inside the city corporation. It changes the surcharge, the khata and the water supply.
- Visit one finished project by the same promoter.
