That’s the summary. Here’s the part the brochure won’t tell you: you are paying Whitefield-core rates for an address that is not in Whitefield. Whether that’s worth it depends entirely on what you want from a home, so let’s work through it properly.
What Godrej Villa Whitefield actually is
It’s a low-rise villa layout, not a tower. Each home is G+2 or G+3 with its own compound and two ground-level car parks. Two hundred and forty homes across 20 acres works out to roughly twelve villas an acre.
Compare that with what else is going up in East Bengaluru right now and the number starts to mean something. A typical high-rise township in the same belt puts 2,000 apartments on a similar footprint. You are buying roughly eight times the land per household.

The location question, answered honestly
The project carries “Whitefield” in its name. It is on Soukya Road at Hemmandahalli, which is about 9 to 10 km from ITPL and the Kadugodi metro terminus, and about 7 km from Hoskote town.
Read that again. It’s closer to Hoskote than to the Whitefield office belt.
That isn’t a scandal – plenty of Bengaluru projects are named for the nearest recognisable landmark. But it should shape your expectations. There is no metro within walking distance. There is no high street. You will drive for groceries, for school runs, for a restaurant. If a walkable neighbourhood is on your list, this project doesn’t have one and won’t by 2029.
What the address does buy is quiet, and land. A 20-acre villa layout is possible here precisely because it is not in Whitefield core. Five kilometres west, this project could not exist at this price.
The price, and what it tells you
Rs 5.40 Cr for 3,700 sq ft works out to roughly Rs 14,590 per sq ft.
Whitefield’s average is around Rs 14,650 per sq ft. Hoskote’s is around Rs 7,250. So you’re paying essentially Whitefield-core rates at a location most of the way to Hoskote.
Is that mad? Not necessarily – villa product is priced differently from apartments everywhere in India, because you’re buying land share, not just built area. But you should go in knowing you’re paying a format premium, not a location discount. Anyone telling you this is “Whitefield at a bargain” is selling.

- You want to walk to a metro, a school or a shop.
- Rs 5.40 Cr is your ceiling. It’s described as all-inclusive, but nobody publishes what that includes.
- You want resale liquidity. Villas at this ticket sell slowly compared with 2 and 3 BHK flats.
The RERA problem
This is the single thing we’d push hardest on. Some sources list a RERA possession date of 1 December 2029, which would imply the project is registered. Others say registration is still awaited. No registration number appears anywhere we can find.
Until a number exists, a project cannot legally be advertised or sold as registered, and you should not pay a booking amount. Check it yourself on the Karnataka RERA portal. Don’t accept a screenshot from anyone, us included.
How it compares
The obvious alternative in the same belt is Brigade Granada on Whitefield-Hoskote Road – a high-rise township, 1 to 4 BHK from about Rs 1.07 Cr. It answers a completely different question: far less space per home, far lower entry price, closer to the metro. If your budget is Rs 1-2 Cr rather than Rs 5 Cr+, that’s your comparison, not this.
What you get inside the villa
Published specification for the homes runs to vitrified tile flooring, a granite kitchen platform with a stainless steel sink, and branded fittings. Security is gated with CCTV surveillance across the community.
That’s a normal specification for this segment, and we’d treat it as a starting point rather than a promise. Specifications change between launch and handover more often than buyers expect, and what binds the developer is the schedule attached to your agreement, not the brochure.
Ask for the specification annexure by name. If a fitting brand matters to you, get it listed rather than described as “branded” or “premium”.
Amenities across the 20 acres
The community carries a clubhouse with a banquet hall and amphitheatre, a swimming pool with a separate kids’ pool, a gymnasium, jogging track, sports court, hammock garden and landscaped open space.
Here’s the honest read on that list: 240 households funding a clubhouse produces a smaller facility than 2,000 households funding one. Low density is what you’re paying for, and reduced amenity scale is the cost of it. If a large, heavily equipped clubhouse is high on your list, a township will serve you better than a villa community.
What we’d ask the developer before booking
- What exactly does “all-inclusive” cover? Does Rs 5.40 Cr include GST, stamp duty and registration, or none of them? The gap is roughly Rs 68 lakh.
- What is the plot premium schedule? Corner, larger and park-facing plots price differently, and across 240 villas the spread is significant.
- Is the plot sold as a demarcated plot or undivided share? This changes your legal position materially and most buyers never ask.
- What is the maintenance figure per villa, and the corpus at handover? Villa communities cost more per home to run than towers.
- What does the agreement pay if December 2029 slips?
None of these are awkward questions. A developer who won’t answer them in writing is telling you something.
