Assetz Codename Sublime price: what a 3 BHK in Hoskote costs all-in

Assetz Codename Sublime Price: What a 3 BHK in Hoskote Costs All-In

The Assetz Codename Sublime price isn’t on Assetz’s website. What you’ll find are portal quotes of about ₹1.82 to 2.06 Cr for two 3 BHK types. We took those quotes, checked them against Assetz’s own carpet areas, added every government charge for a home outside BBMP, and worked out what you’d actually pay and how much cash you’d need before the first EMI.

Key takeaways

  • Assetz hasn’t published an Assetz Codename Sublime price. Portals quote ₹1.82 to 1.84 Cr for the 1,735 sq ft home and ₹2.04 to 2.06 Cr for the 1,945 sq ft one
  • That’s about ₹10,500 to 10,600 per sq ft of super built-up, and about ₹15,000 per sq ft of carpet plus balcony
  • Government charges add 12.65%, so a ₹1.84 Cr home costs about ₹2.07 Cr all-in
  • Loans above ₹75 lakh are capped at 75% of the price, so you’d need about ₹69 lakh in cash for the ₹1.84 Cr home
  • The bigger home costs about ₹15,800 for each extra sq ft of carpet, more than the average rate

What the Price Quotes Say

Assetz’s project page lists the homes but not the Assetz Codename Sublime price. It says “EOI open” and asks you to enquire. So every figure online comes from portals and brokers.

On 23 October 2026, the Assetz Codename Sublime price quotes we found were close to each other:

Home Super built-up Carpet + balcony Quoted price
3 BHK Type 8 1,735 sq ft 1,219 sq ft ₹1.82–1.84 Cr
3 BHK Type 7 1,945 sq ft 1,358 sq ft ₹2.04–2.06 Cr

The areas are Assetz’s. The Assetz Codename Sublime price figures aren’t. And one source calls its figure “all-inclusive” while the others call theirs the base price. That difference alone is worth about ₹23 lakh, so ask which one you’re being quoted.

A few pages show an Assetz Codename Sublime price of ₹1.73 Cr or ₹1.93 Cr. Those look like older or rounded quotes. Our guide to “price on request” covers how to get a real number in writing.

Price per Sq Ft, Done Properly

The Assetz Codename Sublime price per sq ft depends on which area you divide by. Assetz gives two: super built-up area (SBUA) and what it calls TCA, the RERA carpet area plus the balcony.

Quote Per sq ft SBUA Per sq ft carpet + balcony
₹1.84 Cr, 1,735 sq ft ₹10,605 ₹15,094
₹2.06 Cr, 1,945 sq ft ₹10,591 ₹15,169

The gap between the two versions of the Assetz Codename Sublime price per sq ft is about 30%. That’s the share of your super built-up area that’s walls, lobbies, lifts and clubhouse rather than floor you live on.

Compare the Assetz Codename Sublime price with other projects on carpet area only. A rival quoting ₹9,500 on super built-up can cost more per usable sq ft if its efficiency is lower. Our page on Old Madras Road property prices has corridor rates to compare against.

The All-In Cost

Hoskote is outside the old BBMP limits, so the stamp duty surcharge is 3% of the duty. For an under-construction home, here’s what the Assetz Codename Sublime price becomes once the government takes its share.

Charge ₹1.84 Cr home ₹2.06 Cr home
GST at 5% ₹9,20,000 ₹10,30,000
Stamp duty at 5% ₹9,20,000 ₹10,30,000
Cess at 10% of duty ₹92,000 ₹1,03,000
Surcharge at 3% of duty ₹27,600 ₹30,900
Registration at 2% ₹3,68,000 ₹4,12,000
Total charges ₹23,27,600 ₹26,05,900
All-in ₹2,07,27,600 ₹2,32,05,900

That’s 12.65% on top of the Assetz Codename Sublime price in both cases. Registration doubled to 2% on 31 August 2025, so older calculators will show less.

Our guide to stamp duty and registration in Bangalore shows the working.

The Cash You Need

The Assetz Codename Sublime price is only part of the cash question. RBI rules cap a home loan above ₹75 lakh at 75% of the property’s value, and the government charges come from your own pocket. So the cash you need for the ₹1.84 Cr home looks like this:

  • Down payment at 25%: ₹46 lakh
  • Government charges: ₹23.28 lakh
  • Total cash: about ₹69 lakh, before parking, club or deposits

The loan would be about ₹1.38 Cr. At an assumed 8.5% over 20 years, that’s an EMI of about ₹1.2 lakh a month once it’s fully drawn. Your bank’s rate will differ, so treat this as a rough guide.

The long wait adds cost. The RERA completion date is 31 January 2032. If you’re renting until then, that’s more than five years of rent alongside pre-EMI interest. Our guide to the cost of carry on a long possession date does those sums.

Is the Bigger Home Worth It?

On the Assetz Codename Sublime price list as portals report it, Type 7 costs about ₹22 lakh more than Type 8 at the top quotes. For that you get 210 sq ft more super built-up, but only 139 sq ft more carpet plus balcony.

So the extra space costs about ₹15,800 per sq ft of carpet, a little above the average Assetz Codename Sublime price per sq ft. Not a bad deal, but not a discount either.

Before you choose between the two at this Assetz Codename Sublime price, ask Assetz where the extra 139 sq ft goes. A larger living room or bedroom is worth paying for. A bigger balcony may not be, at ₹15,800 a foot.

Extras to Ask About

The quoted Assetz Codename Sublime price is rarely the whole story. Ask for each of these in writing before you pay the EOI.

  1. Car parking: one bay or two, and whether it’s included
  2. Floor rise: the rate per floor, since portals report towers of over 30 floors
  3. Club membership, for a clubhouse of about 62,000 sq ft
  4. Maintenance deposit and advance maintenance: how many months, at what rate
  5. Power and water connection charges, often billed at handover
  6. Legal and documentation fees

Add them to the Assetz Codename Sublime price before you compare it with anything else. Our guide to maintenance charges, corpus and sinking fund explains what each deposit is for.
