The Expected SNN Raj Azaleas Price

SNN Raj Corp lists Raj Azaleas as upcoming: about 30 acres, G+24 towers and 2, 3 and 4 BHK homes. It hasn’t given sizes or a price list. Its July 2026 blog says specifications “will be announced closer to the official launch”.

So the SNN Raj Azaleas price figures below are expectations, not SNN’s list. We’ve used about ₹16,000 per sq ft and sizes that are typical for new Haralur Road launches.

Home Size (illustrative) Expected price
2 BHK About 1,250 sq ft About ₹2 Cr onwards*
3 BHK About 1,800 sq ft About ₹2.9 Cr onwards*
4 BHK About 2,800 sq ft About ₹4.5 Cr onwards*

*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.

The sizes are our illustration. When SNN files with RERA, the carpet area for each unit will be on record, and that’s the number to compare.

SNN Raj Azaleas Price per Sq Ft: Where ₹16,000 Comes From

Haralur Road isn’t a budget address. It sits between the Outer Ring Road tech parks, HSR Layout and Electronic City, and resale flats there trade at around ₹16,000 per sq ft.

SNN’s own Raj Etternia is a few hundred metres from the Azaleas map pin. Resale 2 BHKs there have been offered at about ₹16,000 a sq ft too. The SNN Raj Azaleas price is unlikely to open far below that, because a new launch next door rarely opens far below the resale rate of an older project on the same road.

The SNN Raj Azaleas price could still land higher. New towers with lake views and 60-plus amenities often carry a premium over older stock. We’ve used the lower end because nothing official exists yet.

How it compares nearby

Further along towards Sarjapur Road, Prestige Eaton Park at Sompura lists 3 BHKs from about ₹1.9 Cr. That’s a cheaper entry for a bigger home, but it’s well outside the Haralur–HSR belt. On Haralur Road, you pay for the location.

SNN Raj Azaleas Price All-In

The base price is never the cheque you write. On a home under construction you pay GST, plus stamp duty, cess, a surcharge and registration when you register the agreement.

SNN’s map pin falls inside the Bengaluru South City Corporation, which replaced BBMP for this area. So we’ve used the 2% surcharge. If the final site turns out to be outside the limits, the surcharge is 3% and the all-in rises by ₹10,000.

On a ₹2 Cr 2 BHK Amount
Base price ₹2,00,00,000
GST at 5% ₹10,00,000
Stamp duty at 5% ₹10,00,000
Cess at 10% of duty ₹1,00,000
Surcharge at 2% of duty ₹20,000
Registration at 2% ₹4,00,000
All-in ₹2,25,20,000

That’s 12.6% on top of the base price. On a 3 BHK at ₹2.9 Cr, the same rates take the all-in to about ₹3.27 Cr.

Then come the extras that sit outside most base prices: floor-rise charges, lake-view premiums, car parks, club membership and the maintenance deposit. In a G+24 tower, floor rise alone can add lakhs on an upper floor. Ask for every one of them in writing, because they can move the real SNN Raj Azaleas price by more than the base rate does.

Cash, Loan and EMI

Above ₹75 lakh, banks lend up to 75% of the property value. They don’t fund stamp duty or registration. Here’s what that means for the SNN Raj Azaleas price.

2 BHK at ₹2 Cr 3 BHK at ₹2.9 Cr
Loan at 75% ₹1.5 Cr ₹2.175 Cr
Your own money About ₹75 lakh About ₹1.09 Cr
EMI at 8.5%, 20 years About ₹1.3 lakh a month About ₹1.89 lakh a month

Those are our numbers, at a sample rate. Your bank’s offer will differ.

Does the SNN Raj Azaleas price work for investors?

At about ₹2.25 Cr all-in, a 3% gross rent yield needs about ₹56,300 a month. A 4% yield needs about ₹75,100. New 2 BHKs on Haralur Road would have to rent at the top of the market to get there. That’s the honest catch: at this price, it’s a home first and a rental second.

Why the SNN Raj Azaleas Price Could Open Lower

About 30 acres is large for Haralur Road. A project that size sells in phases over years, and builders often open the first phase at or a little below the area’s resale rate to move it quickly.

That can work for early buyers. It can also mean the first phase gets the less popular towers, facings or floors. Ask which towers open first, and whether those are the ones that face the water.

It cuts the other way at resale. When you sell, your buyer will be able to compare your flat with new SNN stock in the same project. That keeps a lid on what you can ask, whatever the SNN Raj Azaleas price is at launch.

What to Ask Before an EOI

SNN Raj Azaleas isn’t on the Karnataka RERA list yet. Under the RERA Act, a project can’t be advertised or sold before registration, so any money you pay now is an expression of interest at most.

  1. Is the EOI fully refundable? Get the number of days in writing.
  2. Does the EOI fix a price? If not, it only fixes your place in the queue.
  3. Which SNN company signs? SNN uses a different company for each project.
  4. What’s the carpet area? Compare carpet, not super built-up.
  5. What’s the full cost sheet? Base price, floor rise, view premium, car park, club and deposit.
  6. Can I see the soil report? SNN had to rebuild a tower at nearby Raj Etternia after a wrong soil report, so this is a fair question.

If you’d rather compare it with SNN’s other launches, SNN Electronic City Phase 1 is expected to start lower, at about ₹1.15 Cr for a 2 BHK.
