Shriram Villaments Bannerghatta Road Price
Shriram is planning an “exclusive villament community” on about 5 acres of Bannerghatta Road, under a joint development agreement it announced on 3 November 2025. Its August 2026 investor deck puts the launch in October to December 2026, with plans submitted and approvals awaited.
| Home | Likely size | Price |
|---|---|---|
| 3 BHK villament | About 2,400–2,500 sq ft | About ₹2.9 Cr onwards* |
| 4 BHK villament | About 2,800–3,200 sq ft | About ₹3.4 Cr onwards* |
*Expected price, excluding GST, stamp duty and registration. Ask us for the latest cost sheet for a named unit before you pay a booking amount.
Shriram hasn’t announced the unit mix or sizes. The sizes above are guides, based on Shriram’s earlier villaments: its 4 BHK villaments at Chirping Woods ran from 2,650 to 3,600 sq ft. When the plans come out, the sizes could move, and the price with them.
The Rate per Sq Ft
Shriram has given two numbers that let you work out the Shriram Villaments Bannerghatta Road price per sq ft. Its press release put the project’s sale value at “over ₹350 crores”. Its investor deck puts the size at 0.30 million sq ft.
₹350 Cr divided by 3,00,000 sq ft is about ₹11,700 per sq ft. That’s our arithmetic, and because Shriram said “over” ₹350 Cr, treat it as a floor rather than a ceiling.
At that rate, a 2,450 sq ft villament comes to about ₹2.87 Cr and a 2,900 sq ft one to about ₹3.39 Cr. That’s where the expected prices come from.
Two things can push the launch rate up. Villaments usually price above apartments on the same road. And launch prices on Bannerghatta Road have been rising: a new tower project off the same road started at about ₹11,900 per sq ft in 2026. So don’t be surprised if the first price list lands above ₹11,700.
The All-In Cost
Shriram hasn’t said exactly where on Bannerghatta Road the site is. That matters, because the inner stretch near Hulimavu and Gottigere is inside the city corporation and the outer stretch towards Jigani is in Anekal taluk, outside it. The stamp duty surcharge is 2% of the duty inside and 3% outside.
Here’s the 3 BHK at ₹2.9 Cr, under construction:
| Item | Outside BBMP | Inside BBMP |
|---|---|---|
| Agreement value | ₹2,90,00,000 | ₹2,90,00,000 |
| GST at 5% | ₹14,50,000 | ₹14,50,000 |
| Stamp duty at 5% | ₹14,50,000 | ₹14,50,000 |
| Cess at 10% of duty | ₹1,45,000 | ₹1,45,000 |
| Surcharge | ₹43,500 (3%) | ₹29,000 (2%) |
| Registration at 2% | ₹5,80,000 | ₹5,80,000 |
| All-in | ₹3,26,68,500 | ₹3,26,54,000 |
That’s 12.65% on top outside BBMP, or 12.6% inside. The 4 BHK at ₹3.4 Cr comes to about ₹3,83,01,000 all-in outside BBMP.
So the Shriram Villaments Bannerghatta Road all-in cost depends on the exact site.
Cash You’ll Need, and the EMI
RBI rules cap a home loan at 75% of the property value once the loan is above ₹75 lakh. Banks also won’t lend against stamp duty and registration.
On the ₹2.9 Cr villament, a 75% loan is ₹2,17,50,000. Against an all-in cost of ₹3,26,68,500, that leaves about ₹1,09,18,500 you’d need in cash, spread over the payment plan.
At 8.5% over 20 years, the EMI on ₹2.175 Cr is about ₹1,88,750 a month. That’s our arithmetic, and your rate will depend on your bank and your profile.
If you’re thinking of renting it out, a 3% gross yield on ₹3.27 Cr needs about ₹81,700 a month in rent. A 4% yield needs about ₹1.09 lakh. Villaments are mostly bought to live in, and the rent rarely covers the EMI.
Villament Extras to Ask About
The headline Shriram Villaments Bannerghatta Road price won’t be the whole bill. A villament cost sheet has a few lines you won’t see on a standard flat. Ask for each one in writing when the price list comes out.
- Private terrace or garden. Is it in the saleable area, charged separately, or exclusive-use common area?
- Undivided share of land. How many sq ft of the 5 acres is yours?
- Car parks. How many, and are they at your door or in a basement?
- Club membership and corpus fund. Both are usually outside the base price.
- Maintenance advance. How many months, at what rate per sq ft, and on what area?
- Home lift provision. A duplex means stairs. Ask whether a lift can be added later, and at whose cost.
It’s a joint development, so the landowner gets a share of the homes. Ask whether you’re buying from Shriram’s share or the landowner’s, and who signs your agreement.
Against a Flat on the Same Road
The closest registered comparison is Godrej Vanantara, a 36-acre, 16-tower apartment project off Bannerghatta Road. Godrej’s starting price is ₹1.49 Cr for a 1,250 sq ft 2 BHK, roughly ₹11,900 per sq ft.
So per sq ft, the Shriram Villaments Bannerghatta Road price looks close to a new flat nearby. What you get for the extra ₹1.4 Cr or so is twice the space, a duplex layout, a far bigger land share and only about 24 homes to the acre, by our estimate, against roughly 56 at Godrej Vanantara. What you give up is a registered project you can book today, and a deeper resale market.
Until Shriram registers this project, it can’t legally be sold. If someone asks for money now, it’s an expression of interest at most. Get any refund terms in writing, in days.
