My Home Vipina is 3,720 homes in eight towers of G+46 at Tellapur, and every tower is already built to the top. Yet there’s still no published My Home Vipina price. Here’s how to work out what a 2, 2.5 or 3 BHK will really cost, why the carpet area changes the maths, and what to add before you sign.
Key takeaways
- My Home hasn’t published a My Home Vipina price list or a rate per square foot, as of 3 November 2026
- Homes run from 1,325 to 2,180 sq ft saleable, and the area statement gives carpet for every one
- The 2,180 sq ft 3 BHK is 85 sq ft bigger than the 2,095 on paper, but only 10 sq ft bigger inside
- There’s no AC and no AC piping: budget for both
- GST and Telangana duty add about 12.5% to whatever price you agree

My Home Vipina Price: What’s Official
Nothing yet on the My Home Vipina price. My Home’s project page has no price for Vipina, and the brochure has no price sheet. That was on 3 November 2026.
What is official: 8 towers of G+46 on 20.61 acres, 3,720 homes, 81% open space, a 1 lakh sq ft clubhouse over four floors, and TG RERA number P01100006053. The promoter is My Home Infrastructures Pvt Ltd. Our My Home Vipina listing has the full layout.
The stage matters for the My Home Vipina price you’ll pay up front. On 1 October 2026, Towers 1 to 3 had flooring done to the 45th floor and Tower 4 to the 44th. Towers 5 to 8 had screed laid up to the 43rd–46th floor. The structure’s finished; the insides aren’t.
So any “My Home Vipina price sheet PDF” you find online didn’t come from My Home. Treat it as a guess until a sales manager puts a figure on a named flat in writing.
My Home Vipina Price by Size, at Two Rates
Here’s the base cost of the four sizes at two rates. Both rates are hypothetical. They’re round numbers to show the scale, not the real My Home Vipina price per sq ft, so swap in the actual rate once you have it.
| Home | Saleable (sq ft) | At ₹8,000/sq ft | At ₹9,500/sq ft |
|---|---|---|---|
| 2 BHK | 1,325 | ₹1.06 Cr | ₹1.26 Cr |
| 2.5 BHK | 1,655 | ₹1.32 Cr | ₹1.57 Cr |
| 3 BHK | 2,095 | ₹1.68 Cr | ₹1.99 Cr |
| 3 BHK | 2,180 | ₹1.74 Cr | ₹2.07 Cr |
Every ₹500 change in the rate moves the 2 BHK by about ₹6.6 lakh and the bigger 3 BHK by about ₹10.9 lakh. Small gaps in a quoted My Home Vipina price per sq ft add up quickly.
The 2.5 BHK is the most common home: four of the ten on every typical floor. If you’re flexible on size, that’s where you’ll have the most choice of floor and facing.
My Home Vipina Price on Carpet Area
Quotes are on saleable area, which adds your balcony and a share of lobbies, corridors and external walls to the space inside your walls. Carpet area is only the inside. Unlike some My Home brochures, Vipina’s gives carpet for every home, so you can test any My Home Vipina price against usable square feet.
| Home | Carpet (sq ft) | Carpet share | Carpet rate at ₹8,000 saleable | At ₹9,500 saleable |
|---|---|---|---|---|
| 2 BHK | 861 | 65.0% | ₹12,311 | ₹14,620 |
| 2.5 BHK | 1,110 | 67.1% | ₹11,928 | ₹14,164 |
| 3 BHK (2,095) | 1,410 | 67.3% | ₹11,887 | ₹14,115 |
| 3 BHK (2,180) | 1,420 | 65.1% | ₹12,282 | ₹14,585 |
Look at the two 3 BHKs. At the same saleable rate, the 2,180 sq ft home costs 85 sq ft more, about ₹6.8 lakh at ₹8,000. But it gives you only 10 sq ft more carpet. The rest is a bigger balcony (121 sq ft against 64) and a bigger share of common area.
If the balcony matters to you, the higher My Home Vipina price on the 2,180 is fair. If it doesn’t, the 2,095 sq ft home is the better buy per usable foot. The 2.5 BHK works out cheapest on carpet of all four.
What the My Home Vipina Price Leaves Out
The base My Home Vipina price is never the whole bill. Ask for each of these in writing before you agree a My Home Vipina price:
- Floor rise: a charge per sq ft that usually climbs with the floor. In a G+46 tower, the top floors can carry a lot of it.
- Car park: often priced separately per slot.
- Clubhouse membership: Club Vipina is 1 lakh sq ft, and someone pays for it.
- Corpus fund and maintenance advance: usually collected at handover.
- Gas connection and prepaid meter deposits: each home gets piped gas and a prepaid power meter.
- ACs and piping: the brochure lists power points for ACs in the living room and bedrooms, but no units and no copper piping.
Here’s the honest negative: on a 2.5 or 3 BHK, fitting split ACs in every room is a real cost the brochure leaves to you. Our guide to floor rise, PLC and hidden charges shows how these extras stack up.
The All-In Cost on Every ₹1 Cr
On a home under construction in Telangana, you pay 5% GST. Stamp duty, transfer duty and registration come to about 7.5% in all, under G.O.Ms.No.59 and 60 of July 2021. Sources split that 7.5% differently, so confirm it with the Sub-Registrar.
| On every ₹1 Cr of agreement value | Amount |
|---|---|
| GST at 5% | ₹5,00,000 |
| Stamp duty, transfer duty and registration at 7.5% | ₹7,50,000 |
| All-in | ₹1,12,50,000 |
Apply this to whatever My Home Vipina price you’re quoted. Duty is charged on the higher of the price or the government guidance value. On the hypothetical ₹1.32 Cr 2.5 BHK, the all-in figure is about ₹1.49 Cr, before ACs, floor rise and the charges above.
Cash You’ll Need
Whatever the final My Home Vipina price, RBI rules cap a home loan at 75% of the property value above ₹75 lakh. Banks usually don’t fund GST or duty, so those come from your pocket.
On the hypothetical ₹1.32 Cr 2.5 BHK, that’s about ₹33 lakh of down payment plus about ₹16.5 lakh of GST and duty: roughly ₹50 lakh in cash before extras. Under section 13 of the RERA Act, the developer can’t take more than 10% before a registered agreement for sale.
Because every tower is in finishing works, much of a construction-linked plan may already be due when you book. Ask what share of the My Home Vipina price is payable at signing, and whether you’d be in Towers 1 to 4, which are ahead, or 5 to 8.
