My Home Akrida and My Home Sayuk look like the same project twice. Both are 12 towers of G+39 with 3,780 homes, both are by My Home on the Gopanpally side of Tellapur, and they even share survey numbers. The real difference is time. Sayuk is handing over homes now, while Akrida’s first six towers are still rising. Here’s how My Home Akrida vs My Home Sayuk compares on the facts My Home has published.
Key takeaways
- My Home Sayuk has handovers and fit-outs under way in all 12 towers; My Home Akrida is still under construction
- Same tower count, same floors, same 3,780 homes, nearly the same land
- Akrida’s 2 BHK and 2.5 BHK are about 35 to 40 sq ft bigger on carpet
- Akrida has two extra 3 BHK sizes with large balconies, and two clubhouses instead of one
- Neither project has a published price

The two projects share survey numbers 366/P, 368/P and 369/P, so they’re on the same block of land. Sayuk’s permit is from 2021 and Akrida’s from 2022. On paper, Sayuk is Akrida’s older twin.
Construction Stage: Move In Now or Wait
This is the main reason to pick one side of My Home Akrida vs My Home Sayuk. My Home’s update of 1 October 2026 says “handovers and fitout works are in progress” in all 12 Sayuk towers and at Club Sayuk.
At Akrida, the same update shows two speeds. Towers 7 to 12 have their structure up, with screed and punning done to the 37th–39th floor. Towers 1 to 6 were still rising, at the 29th to 38th-floor roof slab. My Home doesn’t print a completion date for Akrida, so ask for it in writing and check the TG RERA certificate.
In practice, Sayuk means you can see your actual flat, the lobby and the club before you pay. Akrida means a longer wait, but more of the price can be paid in stages while it’s built.
Sizes and Carpet Area
Both brochures publish an area statement with carpet and saleable area for every home, so this part of My Home Akrida vs My Home Sayuk can be compared like for like.
| Home | Akrida saleable / carpet (sq ft) | Sayuk saleable / carpet (sq ft) |
|---|---|---|
| 2 BHK | 1,399 / 948–952 | 1,355 / 915 |
| 2.5 BHK | 1,622 / 1,113–1,114 | 1,573 / 1,075 |
| 3 BHK | 1,926 / 1,335–1,337 | 1,926 / 1,335 |
| 3 BHK | 2,012 / 1,339 | Not offered |
| 3 BHK | 2,262 / 1,581–1,582 | 2,262 / 1,579 |
| 3 BHK | 2,347 / 1,584 | Not offered |
Three things stand out. First, Akrida’s 2 BHK has about 33 to 37 sq ft more carpet than Sayuk’s, and its 2.5 BHK about 38 to 39 sq ft more. That’s a slightly bigger bedroom or living room, not a new room.
Second, the 1,926 and 2,262 sq ft 3 BHKs are the same size in both projects, down to a few square feet of carpet. If you want one of those, the choice really is only about timing and price.
Third, Akrida adds two 3 BHK sizes Sayuk doesn’t have: 2,012 and 2,347 sq ft. They carry balconies of about 123 to 125 sq ft, against 54 to 70 sq ft for the other homes in both projects. Our My Home Akrida price guide shows what that balcony does to the rate on carpet.
Both projects have eight homes on each typical floor. Ask how many lifts serve those eight, and our note on the homes-per-lift ratio explains why it matters at 39 floors.
Clubhouses: Two or One
Akrida splits its club space into two buildings: Cotta, 58,000 sq ft over G+4, and Terra, 47,000 sq ft over G+3. Futsal sits on Cotta’s terrace and pickleball on Terra’s. My Home Sayuk has a single club of 1 lakh sq ft.
On clubs, My Home Akrida vs My Home Sayuk is close on total floor area. What changes is the walk from your tower and how crowded each club feels at peak hours. Our guide to two clubhouses instead of one covers the trade-offs, including running costs.
Price and Charges
Neither My Home Akrida nor My Home Sayuk has a published price. My Home’s pages leave the price field empty for both, as of 3 November 2026.
Whatever you’re quoted, Telangana adds about 12.5% on every ₹1 Cr for a home under construction: 5% GST plus about 7.5% stamp duty, transfer duty and registration. At Sayuk, homes are being handed over, so ask whether GST applies on your purchase. We haven’t checked that rule, so get the answer in writing.
Both projects supply AC power points only, so add the cost of your own units either way.
My Home Akrida vs Sayuk: Which One Suits You
Pick My Home Sayuk if you want to move in soon, want to see the finished flat before you pay, or are happy with the 1,926 or 2,262 sq ft 3 BHK, which are the same in both. You’ll likely be choosing from leftover stock or resale, so the floor and facing you want may not be on offer.
Pick My Home Akrida if you want a slightly bigger 2 or 2.5 BHK, one of the large-balcony 3 BHKs, or a longer runway to pay. The honest downside: you’re betting on a completion date My Home hasn’t published, and Towers 1 to 6 still have floors to go.
Either way, My Home Sayuk is the best sample flat My Home Akrida buyers will get. Walk it before you book, as our guide to visiting the developer’s completed project suggests.
What to Ask
- At My Home Akrida: the TG RERA completion date for your tower, in writing.
- At My Home Sayuk: the actual maintenance charge residents are paying now, and how handovers have gone.
- For both: the carpet area of your flat in the agreement, and every extra charge as a separate line.
- For both: how many lifts serve each floor of eight homes.
- For both: no more than 10% before a registered agreement for sale, under section 13 of the RERA Act.
