My Home Akrida price: per sq ft maths and the all-in cost, Gopanpally, Hyderabad

My Home Akrida Price: Per Sq Ft Maths, Carpet Rates and the All-In Cost (2026)

My Home Akrida is a 3,780-home project on the Gopanpally–Tellapur road, and half its towers already have their structure up. But there’s still no published My Home Akrida price, and no price sheet in the brochure. Here’s how to work out what a 2, 2.5 or 3 BHK will really cost, what the brochure leaves out, and what to get in writing before you pay.

Key takeaways

  • My Home hasn’t published a My Home Akrida price list or a rate per square foot, as of 3 November 2026
  • Homes run from 1,399 sq ft (2 BHK) to 2,347 sq ft (3 BHK) saleable
  • Carpet area is published for every home, at about 67 to 70% of saleable, so you can compare on usable space
  • There’s no AC: only power points, so budget for your own units
  • GST and Telangana duty add about 12.5% to whatever price you agree

My Home Akrida Price: What’s Official

Nothing yet on the My Home Akrida price. The price field on My Home’s project page is empty, and the 38-page brochure has no price sheet. That was on 3 November 2026.

What is official: 12 towers of G+39 on 24.99 acres, 3,780 homes, 81% open space, two clubhouses of 58,000 and 47,000 sq ft, and TG RERA number P01100007443. Homes come as 2 BHK, 2.5 BHK and 3 BHK. Our My Home Akrida listing has the full unit list.

The stage matters for the price you pay up front. On 1 October 2026, Towers 7 to 12 had their structure up and screed and punning (wall finishing) done to the 37th–39th floor. Towers 1 to 6 were still rising, between the 29th- and 38th-floor roof slab.

Any “price sheet” or per-sq-ft figure you see online didn’t come from My Home. Treat it as a guess until a sales manager puts a My Home Akrida price on a named flat in writing.

My Home Akrida Price by Size, at Three Rates

Here’s the base My Home Akrida price for all six sizes at three rates. All three rates are hypothetical. They’re round numbers to show the scale, not My Home’s price. Swap in the real rate once you have it.

Home Saleable (sq ft) At ₹8,000/sq ft At ₹9,000/sq ft At ₹10,000/sq ft
2 BHK 1,399 ₹1.12 Cr ₹1.26 Cr ₹1.40 Cr
2.5 BHK 1,622 ₹1.30 Cr ₹1.46 Cr ₹1.62 Cr
3 BHK 1,926 ₹1.54 Cr ₹1.73 Cr ₹1.93 Cr
3 BHK 2,012 ₹1.61 Cr ₹1.81 Cr ₹2.01 Cr
3 BHK 2,262 ₹1.81 Cr ₹2.04 Cr ₹2.26 Cr
3 BHK 2,347 ₹1.88 Cr ₹2.11 Cr ₹2.35 Cr

Every ₹1,000 change in the rate moves the 2 BHK by about ₹14 lakh and the biggest 3 BHK by about ₹23 lakh. So when you ask for the My Home Akrida 2 BHK price or a 3 BHK quote, ask for the rate too, not just the total.

For the My Home Akrida price on 3 BHKs, note that half the homes on a typical floor are 3 BHKs, in four different sizes. The spread between the smallest and largest 3 BHK is 421 sq ft, which at any of these rates is a gap of ₹34 to 42 lakh.

The Rate on Carpet

Here’s the good news in the My Home Akrida price picture: the brochure’s area statement gives carpet area for every home. Saleable area adds your balcony and a share of lobbies, corridors and external walls. Carpet is only the space inside your walls, and under the RERA Act it’s what the agreement must state.

Home Saleable (sq ft) Carpet (sq ft) Carpet share Rate on carpet at a hypothetical ₹9,000 saleable
2 BHK 1,399 948–952 about 68% about ₹13,250
2.5 BHK 1,622 1,113–1,114 about 69% about ₹13,100
3 BHK 1,926 1,335–1,337 about 69% about ₹12,980
3 BHK 2,012 1,339 about 67% about ₹13,520
3 BHK 2,262 1,581–1,582 about 70% about ₹12,880
3 BHK 2,347 1,584 about 67% about ₹13,340

Look at the 2,012 sq ft home. It’s 86 sq ft bigger than the 1,926 on paper, but only 2 to 4 sq ft bigger inside. The difference is mostly a larger balcony (123 sq ft against 64) and a bigger share of common area. The same goes for the 2,347 against the 2,262.

So at the same saleable rate, those two big-balcony homes carry a higher My Home Akrida price per usable square foot. If you want the balcony, fine. If you don’t, the 1,926 and 2,262 sq ft homes give you nearly the same rooms for less.

What the My Home Akrida Price Leaves Out

Air-conditioning. Akrida has power outlets for ACs in the living room and bedrooms, and no units. With a 3 BHK, that’s four ACs to buy and fit on top of the My Home Akrida price.

Geyser and purifier. Bathrooms have a geyser provision and the kitchen a water-purifier provision. Provision means the point, not the appliance.

Charges on the cost sheet. Ask for floor rise, any east- or west-facing premium, car parking, clubhouse membership, corpus fund, maintenance advance, prepaid meter deposits and legal fees, each as a separate line. Our guide to floor rise, PLC and hidden charges shows how fast these add up.

Running costs. These sit outside the My Home Akrida price too. Water, power, gas and maintenance are billed through an automated prepaid system, and water comes from bore wells through a treatment plant. Ask for the maintenance rate per sq ft before you sign.

If a sales team only says “price on request”, our note on what to do when the price is on request lists what to ask for.

The All-In Cost on Every ₹1 Cr

On a home under construction in Telangana, you pay 5% GST. Stamp duty, transfer duty and registration come to about 7.5% in all, under G.O.Ms.No.59 and 60 of July 2021. Sources split that 7.5% differently, so confirm it with the Sub-Registrar.

On every ₹1 Cr of agreement value Amount
GST at 5% ₹5,00,000
Stamp duty, transfer duty and registration at 7.5% ₹7,50,000
All-in ₹1,12,50,000

Apply this to whatever My Home Akrida price you’re quoted. Duty is charged on the higher of the price or the government guidance value. On the hypothetical ₹1.26 Cr 2 BHK, the all-in figure is about ₹1.42 Cr, before ACs, floor rise and the other charges.

Cash You’ll Need

Whatever the final My Home Akrida price, RBI rules cap a home loan at 75% of the property value above ₹75 lakh. Banks usually don’t fund GST or duty, so those come from your pocket.

On the hypothetical ₹1.26 Cr 2 BHK, that’s about ₹31 lakh of down payment plus about ₹16 lakh of GST and duty: roughly ₹47 lakh in cash before extras. Under section 13 of the RERA Act, the developer can’t take more than 10% before a registered agreement for sale.

Towers 7 to 12 are already in finishing works, so much of a construction-linked plan may be due at signing. Ask what share of the My Home Akrida price is payable up front, and in which tower. My Home’s sister project has a similar breakdown in our My Home Udyan price guide.
