My Home hasn’t published a price for Grava, its 1,289-home, 4 BHK-only tower project in Neopolis, Kokapet. What it has published is an area statement for every home. That’s enough to work out a fair My Home Grava price yourself, spot the one size that costs more and gives you less, and know what a full cost sheet should list before you visit.
Key takeaways
- My Home hasn’t published a My Home Grava price list or a price per square foot, as of 2 November 2026
- Two Rajapushpa towers nearby list starting prices that work out to roughly ₹10,900 to ₹13,000 per sq ft
- Carpet is only 61–65% of saleable area, so the rate on carpet is about 1.5 times the quoted rate
- The 4,685 sq ft home costs more than the 4,615 sq ft one but has 88 sq ft less carpet
- GST and Telangana duty add about 12.5%, and running costs for chiller AC and a 1.2 lakh sq ft club come on top

My Home Grava Price: What’s Official
Nothing, on the My Home Grava price. My Home’s project page shows no My Home Grava price, and the price field in its page data reads ₹42 lakh, which can’t be right for a 4,365 sq ft home. It’s a data error. The brochure has no price sheet either. We checked both on 2 November 2026.
What is official: 1,289 homes in 7 towers on 17.52 acres, all 4 BHK, from 4,365 to 8,640 sq ft saleable, and TG RERA number P02400007342. Construction is well along. On 31 October 2026, Towers 1 to 5 were working on the 30th-floor slab.
We also looked for reported figures. News coverage of Grava has been about the project and its lift contract, not its price, so there’s no My Home Grava price per square foot we’d repeat.
If the sales team says “price on request”, our guide on what to do when the price isn’t published lists the questions that usually get a number in writing.
What Nearby Towers Charge
The best guide to the My Home Grava price is what other large 4 BHK towers in Neopolis ask on their own websites. Rajapushpa lists two of them on its Neopolis projects page:
| Project (Rajapushpa’s figures) | Homes | Sizes (sq ft) | Starting price | Works out to |
|---|---|---|---|---|
| Casa Luxura | 4 BHK | 5,735–7,790 | ₹7.45 Cr | about ₹13,000/sq ft |
| Skyra | 3 & 4 BHK | 3,140–5,235 | ₹3.41 Cr | about ₹10,860/sq ft |
The last column is our arithmetic, assuming each starting price is for the smallest home. It isn’t a rate Rajapushpa publishes. Still, it gives you a band of roughly ₹11,000 to ₹13,000 per sq ft to test any My Home Grava price sheet against.
Why does Neopolis cost this much? Land. HMDA’s auctions here have fetched over ₹100 Cr an acre. Our note on Kokapet land value shows how that feeds into flat prices.
My Home Grava Price by Size, at Two Rates
Here’s the My Home Grava price, at base level, for five sizes at the two ends of that band. Both rates are hypothetical. Neither is the actual My Home Grava price. Swap in the real rate once you have it.
| Home | Saleable (sq ft) | At ₹11,000/sq ft | At ₹13,000/sq ft |
|---|---|---|---|
| 4 BHK (Towers 3, 4, 5, 7) | 4,365 | ₹4.80 Cr | ₹5.67 Cr |
| 4 BHK (Towers 2, 6) | 4,615 | ₹5.08 Cr | ₹6.00 Cr |
| 4 BHK (Towers 2, 6) | 4,685 | ₹5.15 Cr | ₹6.09 Cr |
| 4 BHK + home theatre | 5,400 | ₹5.94 Cr | ₹7.02 Cr |
| 4 BHK + HT + office (Tower 1) | 8,640 | ₹9.50 Cr | ₹11.23 Cr |
These are base figures, not the full My Home Grava price you’ll pay. GST, duty, floor rise, parking and club fees come on top, and we add them below.
The Carpet Trap in the My Home Grava Price
My Home quotes saleable area. That adds your balcony and a share of common areas, including external walls, to the carpet you actually live in. At Grava, carpet (including the maid’s room) is 61–65% of saleable, so any My Home Grava price per square foot is about 1.5 times higher on carpet.
At a hypothetical ₹11,000 per sq ft saleable, here’s what each home costs per square foot of usable floor:
| Home | Saleable / carpet (sq ft) | Base at ₹11,000 | Works out on carpet to |
|---|---|---|---|
| 4 BHK | 4,365 / 2,835 | ₹4.80 Cr | about ₹16,940/sq ft |
| 4 BHK | 4,615 / 2,955 | ₹5.08 Cr | about ₹17,180/sq ft |
| 4 BHK | 4,685 / 2,867 | ₹5.15 Cr | about ₹17,980/sq ft |
| 4 BHK + HT | 5,400 / 3,530 | ₹5.94 Cr | about ₹16,830/sq ft |
| 4 BHK + HT + office | 8,640 / 5,605 | ₹9.50 Cr | about ₹16,960/sq ft |
Look at the two homes in Towers 2 and 6. The 4,685 sq ft home has 70 sq ft more saleable area than the 4,615 sq ft one, so at a flat rate it costs about ₹7.7 lakh more, or ₹8.7 lakh with GST and duty. Yet it has 88 sq ft less carpet. Most of the extra is balcony.
If you like a big balcony, fine. If you want room inside, the cheaper home is the bigger one. Ask for the carpet figure for your exact flat before you compare any My Home Grava price sheet.
The All-In Cost on Every ₹1 Cr
On a home under construction in Telangana, you pay 5% GST. Stamp duty, transfer duty and registration come to about 7.5% in all, under G.O.Ms.No.59 and 60 of July 2021. Sources split that 7.5% differently, so confirm it with the Sub-Registrar.
| On every ₹1 Cr of agreement value | Amount |
|---|---|
| GST at 5% | ₹5,00,000 |
| Stamp duty, transfer duty and registration at 7.5% | ₹7,50,000 |
| All-in | ₹1,12,50,000 |
Apply this to whatever My Home Grava price you’re quoted. Duty is charged on the higher of the price or the government guidance value. On the hypothetical ₹4.80 Cr home, the all-in figure is about ₹5.40 Cr before any extras.
Then ask for a My Home Grava price sheet that lists floor rise (on a 50-floor tower it adds up), car parks, club membership, corpus fund, maintenance advance, and legal and utility fees. Our guide to floor rise, PLC and hidden charges shows how these stack up.
Running Costs: The Part of the Price Nobody Quotes
Grava’s specification is generous, and generous systems cost money to run. Every home has central AC from water-cooled chillers, metered by a prepaid BTU meter. Each tower in 2 to 7 has nine lifts for four homes a floor. The clubhouse is 1.2 lakh sq ft over seven levels, with a heated terrace pool.
None of this shows up in the My Home Grava price list. Water, power, gas, AC and maintenance all run on prepaid billing. My Home hasn’t published the maintenance rate or the AC tariff, and we won’t guess. Ask for both in writing: maintenance per sq ft per month, and the rate per unit of cooling.
One more cost is yours from day one: the kitchen granite platform and sink are in the buyer’s scope. The brochure gives only plumbing points.
Here’s the honest downside. On a home this size, the monthly bill for AC and upkeep can matter as much as a small difference in the My Home Grava price per square foot. Don’t sign before you’ve seen it.
Cash You’ll Need
Whatever the final My Home Grava price, RBI rules cap a home loan at 75% of the property value above ₹75 lakh. Banks usually don’t fund GST or duty, so those come from your pocket.
On the hypothetical ₹4.80 Cr home, that’s about ₹1.20 Cr of down payment plus about ₹60 lakh of GST and duty: close to ₹1.8 Cr in cash before extras. Under section 13 of the RERA Act, the developer can’t take more than 10% before a registered agreement for sale.
Because the towers are already 20 to 30 floors up, a good part of a construction-linked plan may fall due soon after you book. Ask how much of the My Home Grava price is payable at signing.
For a second My Home project to compare against, our My Home Vyoma price guide runs the same maths for its Financial District launch.
FAQs
What is the My Home Grava price?
My Home hasn’t published one. Rajapushpa’s 4 BHK towers nearby list starting prices that work out to roughly Rs 11,000 to Rs 13,000 per sq ft. Ask for a written My Home Grava price on a named flat.
Is there a My Home Grava price sheet PDF?
Not from My Home. The official brochure has sizes and an area statement but no prices. A PDF price sheet circulating online didn’t come from the developer.
What is the My Home Grava price per square foot?
No official rate exists. Whatever rate you’re quoted is on saleable area. Carpet is 61 to 65% of saleable, so the rate on carpet is about 1.5 times higher.
Why does My Home’s website show Rs 42 lakh for Grava?
It’s a data error in the page’s price field. The smallest home is 4,365 sq ft, and nothing in Neopolis sells near that figure.
How much extra will I pay on top of the My Home Grava price?
About 12.5% for GST, stamp duty, transfer duty and registration in Telangana, plus floor rise, car parks, club, corpus, maintenance advance and the kitchen platform.
How much can I pay before the agreement?
No more than 10% of the price before a registered agreement for sale, under section 13 of the RERA Act.
Sources we checked (2 November 2026): My Home’s My Home Grava page and brochure, including its saleable area statement and specifications, and Rajapushpa’s Neopolis projects page.
The rates in our tables are hypothetical and the arithmetic is ours. Telangana charges were checked in October 2026; confirm them with the Sub-Registrar. Check the registration on the Telangana RERA portal.
