Hennur Bagalur Road, Bangalore: area guide from Kothanur through Kannur and Chikkagubbi to Bagalur, 2026

Hennur Bagalur Road: An Area Guide From Kothanur to Bagalur (2026)

Hennur Bagalur Road is what Hennur Main Road becomes once you’re past Kothanur: a long run north-east through Kannur, Dodda Gubbi and Chikkagubbi to Bagalur. Most Hennur guides stop around Hennur Cross. This one starts where they stop. It goes village by village, using the addresses printed on RERA certificates, and covers the paperwork that changes along the way, what the metro does and doesn’t do here, and what to check before you buy.

Key takeaways

  • Past Kothanur, the villages on Hennur Bagalur Road fall in three different administrative pockets, and the RERA certificates show it
  • Kannur, Dodda Gubbi and Chikkagubbi are in Bidarahalli hobli, Bengaluru East taluk; Bagalur is in Jala hobli on the Yelahanka side
  • Certificates near the city end carry BBMP ward numbers; the Chikkagubbi ones don’t, so the stamp duty surcharge is likely 3%, not 2%
  • There’s no metro on this road. The Pink Line stops at Nagawara, and the airport Blue Line runs along Bellary Road instead
  • Two different villages are called Bagalur. One is on this road; the other is in Hoskote taluk

Hennur Bagalur Road: Where It Runs

Start at the city end of Hennur Main Road and keep going north-east. Past Kothanur, brokers stop calling it “Hennur Road” and start calling it Hennur Bagalur Road, or Hennur Bagalur Main Road. The name changes; the road doesn’t.

The stretch this guide covers runs roughly Kothanur, then Byrathi and Kannur, then Dodda Gubbi and Chikkagubbi, then Kadusoppanahalli and on to Bagalur. We haven’t given distances or drive times between them, because we couldn’t verify any. Drive it yourself, once at 9am and once at 7pm.

For the inner end, from Hennur Cross to Kothanur, read our Hennur Road area guide. It covers the shops, schools and rents that this guide skips.

Village by Village

A project’s brochure says “Hennur”. Its RERA certificate says something more exact: the village, the hobli, the taluk and a PIN. We read the 2026 certificates for this road, and here’s what they print.

Kothanur

Certificates write it “Kothunuru village, Hennur Main Road”, in Bengaluru North taluk, PIN 560077. Don’t mix it up with the other Kothanur in south Bangalore, PIN 560076. Sobha Magnus is registered there, not here.

Byrathi, Kannur and Dodda Gubbi

These sit in Bidarahalli hobli, Bengaluru East taluk. Byrathi’s certificates carry BBMP ward 54. Kannur shows up with two PINs: some projects print 560077 and Concorde Sienna prints 562149. That alone tells you the PIN isn’t a reliable guide to where city services stop.

Geddalahalli, K Narayanapura and Kyalasanahalli, just off the road on the city side, are in K R Puram hobli with PIN 560077. K Narayanapura and Kyalasanahalli carry ward 25.

Chikkagubbi

Chikkagubbi is the village behind the Sobha talk. It’s in Bidarahalli hobli, Bengaluru East taluk. The one recent registered project here, Assetz Mizu & Ki, gives its address as “Hennur Main Road, Chikkagubi village” with PIN 562149. It was approved on 7 August 2026, with completion due by 31 August 2030.

This stretch of Hennur Bagalur Road isn’t new to apartments. Adarsh registered three projects here in 2018: Wisteria Phase 1, Tranqville and Pinecourt, with completion dates between 2020 and 2022.

Kadusoppanahalli and Bagalur

On Hennur Bagalur Road past Chikkagubbi, Kadusoppanahalli is still Bidarahalli hobli, PIN 562149. Further on, Bagalur, Sathanur, Hoovinayakanahalli and Byappanahalli switch to Jala hobli on the Bengaluru North (Yelahanka) side, still PIN 562149.

Bagalur itself is a village; the 2001 census, cited on Wikipedia’s Bagalur page, counted 7,519 people. It’s now one of the busiest addresses on RERA filings around here.

The BBMP Edge

This is the part of Hennur Bagalur Road that most buyers miss. Certificates for Byrathi carry ward 54, and K Narayanapura and Kyalasanahalli carry ward 25. The Chikkagubbi certificates we read carry no ward number at all.

That matters for money. The stamp duty surcharge is 2% of the duty inside the old BBMP limits and 3% outside. On a home under construction, the total on top of the price is about 12.6% inside and 12.65% outside.

The gap is small on paper: ₹5,000 on every ₹1 Cr. The bigger difference is the khata type, who supplies water, and who maintains the roads. A missing ward number on a certificate is a hint, not proof, so check the khata of the exact plot.

Our page on stamp duty and registration charges has the full working.

The Aerospace Park Plots

Near Bagalur, several projects give addresses like “plot R-9” or “plot R-12” of the KIADB Hitech, Defence and Aerospace Park. These are housing plots inside the park’s residential sector, not village land.

Buying on KIADB land works differently. Ask how the land was allotted, what the lease or sale terms say, and whether resale needs KIADB consent. Our guide to buying a home inside an industrial park explains the questions.

Metro: What’s Real

There’s no metro on Hennur Bagalur Road, and we found no line planned along it.

The Pink Line ends at Nagawara, south of Hennur. Wikipedia expects the Dairy Circle to Nagawara section around March 2027. The airport Blue Line runs on the other side, via Hebbal, Yelahanka, Bagalur Cross and Doddajala along Bellary Road.

That “Bagalur Cross” station is the reason some listings claim a metro for this road. It isn’t on it. In 2016 a route from Nagawara via Kannur and Bagaluru was looked at as the shortest option, at 25.9 km, but it wasn’t the one chosen.

Airport and Ring Road

Kempegowda International Airport is about 35 km north of the city near Devanahalli, according to Wikipedia. Bagalur sits on the airport side of the city, which is a large part of its appeal. We haven’t quoted a drive time from Chikkagubbi.

The Satellite Town Ring Road is a 280.8 km ring under construction. Its 80 km Dabaspet to Hoskote section opened on 11 March 2024. We found nothing showing it touches Hennur Bagalur Road, so don’t pay extra for a broker’s “near STRR”.

For other options closer to the airport, see our page on apartments near Bangalore airport.

The Downsides

  • No metro. Buses, cars and cabs are it, and that won’t change soon.
  • One main road. Most traffic between Hennur and Bagalur uses Hennur Bagalur Road itself. Drive it at peak hour.
  • Mixed paperwork. Wards, hoblis and taluks change every few villages. Read the certificate, not the brochure.
  • Lots of building. The 2026 approvals in PIN 562149 mean years of construction traffic and dust.
  • Unregistered names. “Sobha Hennur” is on listing sites, but on 31 October 2026 Sobha had no RERA filing in Chikkagubbi.

Our list of new launch projects in Hennur names every 2026 approval along this stretch.

What to Check

Ask Why
Ward number and khata type Decides the surcharge and who runs civic services
Water source in writing Outside BBMP, it may be borewells or tankers
Village, hobli and taluk on the certificate Kothanur and Bagalur both have namesakes elsewhere
KIADB terms, if it’s a park plot Lease and resale rules differ from village land
Planned road widening Ask the developer and the local body; we found no public plan
Lakes or low land next to the site Buffer zones can limit building and flood in heavy rain

Are there two Bagalurs?

Yes. The one on this road is in Jala hobli, PIN 562149. Another Bagaluru is in Sulibele hobli, Hoskote taluk, PIN 562129. Check which one a project is in.

Sources we checked (31 October 2026): Karnataka RERA certificates for 2026 projects along the road, Wikipedia’s pages on Bagalur, the Blue and Pink Lines, Kempegowda International Airport and the Satellite Town Ring Road, and sobha.com. Look up any registration on the Karnataka RERA portal.
