There’s no My Home Konadasapura price yet. My Home Group hasn’t published a price list, its website doesn’t show a Bengaluru project, and there’s no Karnataka RERA registration. Still, you can work out a lot before the price list arrives. This guide covers the land cost behind the site, the one registered price in the same village, what every ₹1 Cr turns into on registration day, and what to ask before you hand over any money.
Key takeaways
- My Home hasn’t published a My Home Konadasapura price, a price list or a rate per sq ft
- Figures from about ₹60 lakh to over ₹2 crore circulate online. None of them comes from My Home
- The land was bought at about ₹9,150 per sq ft of land, our arithmetic from the BDA auction rate
- Ruchira The Rise, registered in the same village, publishes a start of ₹1.65 Cr for a 2 BHK
- Outside BBMP, taxes and registration add about 12.65%: every ₹1 Cr becomes about ₹1.13 Cr

My Home Konadasapura Price: What My Home Has Said
Nothing about the My Home Konadasapura price. My Home Group’s website lists 36 projects, and every one is in Hyderabad. There’s no Bengaluru project page and no Bengaluru entry in its sitemap.
The group’s only public word on Bengaluru is a press release of 22 January 2026. It says My Home is entering Mumbai, Bengaluru and Chennai with ₹4,100 crore of committed capital. It doesn’t name a site, a project or a price.
The Konadasapura link comes from news reports, not from My Home. A Hyderabad company, reported as Srini Nirman (also spelt Sreni Nirman), won the 52-acre BDA plot there, and reports tie that company to the Jupally family that runs My Home. Our post on the My Home Bangalore auction covers the deal in full.
So the only My Home Bangalore price that counts will be the one the promoter puts in writing after it registers with RERA. Until then, every number is somebody’s estimate.
The Figures Going Around
Search for the My Home Konadasapura price and you’ll find plenty. Figures from about ₹60 lakh to over ₹2 crore are being quoted for this project under its various names: My Home Konadasapura, My Home Hoskote, My Home Whitefield, Codename Anandam.
We don’t treat any of them as the My Home Konadasapura price. None comes from My Home, and they don’t agree on the land area, the floor count or even whether there are 1 BHK homes.
One of them is worth a second look. A starting price of ₹1.65 Cr that turns up for this project is exactly the published starting price of Ruchira The Rise, a different, registered project in the same village. It looks borrowed, not quoted.
That’s the honest problem: with no RERA filing and no price list, there’s nothing official to check a quote against.
The Land-Cost Math Behind the My Home Konadasapura Price
The one hard number behind this project is what the land cost. At the BDA e-auction on 5 January 2026, the 52-acre plot went for ₹2,097 crore, which reports put at ₹98,466 per sq m, or about ₹40.13 crore an acre.
Converted, that’s roughly ₹9,150 per sq ft of land. That’s our arithmetic, not a figure from BDA or My Home.
Land per sq ft isn’t the price per sq ft of a flat. A tall project spreads each sq ft of land over many sq ft of homes, so the land share of a flat’s price is a fraction of that number. How small a fraction depends on how much the sanctioned plan lets the builder put up, and that plan isn’t public.
A rough per-home illustration
Listing sites say the plan has 5,735 homes. We couldn’t find the document that figure comes from, so treat it as unconfirmed. If it’s right, and if every rupee of land cost sat on the homes, the land works out to about ₹36.6 lakh per home.
It won’t all sit on the homes. The plot was auctioned as commercial land, and the plans described online include offices and retail. Whatever share those take, the land cost per home drops. We don’t know that share, so this is a ceiling, not an estimate.
What it does tell you: My Home paid a full price for this land, ₹468 crore more than BDA expected. Don’t expect the My Home Konadasapura price to look like a distress sale.
A Registered Price in the Same Village
If you want a real number from Konadasapura itself, Ruchira The Rise is it. It’s registered with K-RERA (approved 16 July 2026, completion 30 October 2031), and Ruchira publishes a start of ₹1.65 Cr for a 2 BHK.
That’s a checkable price today. It isn’t My Home’s price. A different builder, a far bigger community and a different amenity set can move the number either way. Use it to sense-check a My Home Konadasapura price quote, not to predict one.
Godrej Woodscapes is also registered in Konadasapura, with its latest phase, Boulevard, approved in August 2026. For prices along the wider corridor, our guide to Old Madras Road property prices has the rates.
The All-In Cost on Every ₹1 Cr
Whatever the My Home Konadasapura price turns out to be, the charges on top follow a formula. A new launch is sold under construction, so 5% GST applies. Konadasapura is a village outside the old BBMP limits, where the stamp duty surcharge is 3% of the duty. Confirm this on the khata once the site is public.
| Charge | On every ₹1 Cr |
|---|---|
| Agreement value | ₹1,00,00,000 |
| GST at 5% | ₹5,00,000 |
| Stamp duty at 5% | ₹5,00,000 |
| Cess at 10% of duty | ₹50,000 |
| Surcharge at 3% of duty | ₹15,000 |
| Registration at 2% | ₹2,00,000 |
| Total charges | ₹12,65,000 |
| All-in | ₹1,12,65,000 |
That’s 12.65% on top. Scale it to any quote: a ₹1.5 Cr agreement comes to about ₹1.69 Cr, and a ₹2 Cr one to about ₹2.25 Cr.
Parking, clubhouse, deposits and utilities are often billed outside the agreement value. In a township this size, ask too whether there’ll be a separate township maintenance bill on top of your tower’s.
How much of your own cash
Above ₹75 lakh, RBI rules cap a home loan at 75% of the value, and banks don’t fund stamp duty or registration. On every ₹1 Cr, that’s ₹25 lakh of your own plus ₹7.65 lakh in stamp duty, cess, surcharge and registration: about ₹32.65 lakh before GST.
At an assumed 8.5% over 20 years, each ₹1 lakh borrowed costs about ₹868 a month. A ₹75 lakh loan comes to about ₹65,100 a month. That’s an assumption, not a bank quote.
EOI Money and the 10% Rule
Channel partners have talked about an expression-of-interest window for this project. An EOI paid before RERA registration isn’t a booking. There’s no registered project, no approved plan and no price in force, so you can’t hold anyone to a unit or a rate.
If you pay one, get a receipt from the promoter company itself, not a broker. It should name the amount, say it’s fully refundable, and give a refund deadline. Our guide on what an expression of interest should say lists the clauses to look for.
Once a project is registered, RERA caps what a promoter can take before a registered agreement for sale at 10% of the price. That’s ₹10 lakh on every ₹1 Cr. Anything more before the agreement is a red flag.
What to Ask For Before You Pay
A call from a sales team isn’t a My Home Konadasapura price. Ask for these in writing:
- The K-RERA registration number, once the project is filed. Check it on the Karnataka RERA portal.
- Which company is the promoter: My Home Constructions, Sreni Nirman or another entity.
- The survey numbers, and confirmation that it’s the 52-acre BDA plot.
- The unit: phase, tower, floor, facing and home type being quoted.
- Its RERA carpet area, and whether the rate is on carpet or saleable area.
- The full cost sheet, with floor-rise and view premiums shown separately.
- Every extra charge: parking, clubhouse, deposits, township maintenance.
- The EOI terms: amount, refund conditions and how it’s adjusted against the price.
FAQs
What is the My Home Konadasapura price?
My Home hasn’t published one. There’s no price list and no RERA registration yet, so ask for a written cost sheet once the project is registered.
Is My Home Konadasapura RERA registered?
Not as of 31 October 2026. The Karnataka RERA project list shows no registration or application by My Home or Sreni Nirman.
Are My Home Hoskote and My Home Whitefield the same project?
Yes. My Home Hoskote, My Home Whitefield, My Home Kadugodi and Codename Anandam are names used for the same 52-acre site at Konadasapura.
How does the land cost affect the My Home Konadasapura price?
The reported winning bid was ₹2,097 crore for 52 acres, about ₹9,150 per sq ft of land by our arithmetic. Spread over a tall project, the land share per sq ft of home is a fraction of that.
What do taxes and registration add to the My Home Bangalore price?
About 12.65%, because Konadasapura is outside BBMP. Every ₹1 Cr of agreement value becomes about ₹1.13 Cr all-in.
Should I pay an EOI for My Home Konadasapura?
Only a fully refundable amount, paid to the promoter company, with a written receipt and refund deadline. It doesn’t secure a unit or a price.
Sources we checked (31 October 2026): My Home Group’s website and projects page, My Home’s press release of 22 January 2026, news reports of the BDA auction from early February 2026, the Karnataka RERA project list and certificates for Ruchira The Rise and Godrej Woodscapes, and Ruchira’s published price as recorded on our listing. The land-cost, cost, cash and EMI figures are our arithmetic. The 8.5% interest rate is an assumption. Statutory rates checked 29–30 October 2026.
