There’s no Lodha Hopefarm price yet. Lodha’s own page for the project, which it calls Lodha Whitefield, has an enquiry form and a list of travel times, but no price, no sizes and no RERA number. This guide covers what you can still work out: what Lodha’s own investor filings hint at, what Lodha charges elsewhere in Bangalore, what every ₹1 Cr turns into on registration day, and how to handle expression-of-interest money before there’s a price list.
Key takeaways
- Lodha hasn’t published a Lodha Hopefarm price, a price list or a rate per sq ft
- The project has no Karnataka RERA registration or application yet, so nothing can be legally sold
- Lodha’s April 2026 investor deck plans two unnamed new Bangalore projects in FY27, at an average of roughly ₹11,100 to ₹14,300 of sales value per sq ft (our arithmetic)
- Lodha’s published starting price at Elanza, off Sarjapur Road, is ₹2.45 Cr for a 3 Bed
- Inside BBMP, taxes and registration add about 12.6%: every ₹1 Cr becomes about ₹1.13 Cr

What Lodha Has Published
Very little. The page title reads “Lodha Whitefield – Upcoming Residential Project in Bangalore | Lodha Hope Farm”. It says the site is at Hope Farm Junction, one minute from the Hope Farm metro station and from ITPL Main Road, by Lodha’s own travel times.
It talks about hospitality, with an in-house service team that Lodha says comes from the world’s top hotels. It doesn’t give configurations, home sizes, the number of homes, towers, floors or land area. There’s no launch date and no possession date either.
And there’s no price. That’s normal for a project at this stage, but it means the only Lodha Hopefarm price that counts will be the one Lodha puts in writing after it registers with RERA. Our guide to price on request projects explains how to get a written quote without committing early.
The Figures Going Around
Search for the Lodha Hopefarm price and you’ll find starting prices, land areas and home sizes on listing sites. None of it comes from Lodha. The land area alone is given three different ways.
We don’t quote any of those numbers here. Here’s the honest problem: with no RERA filing and no price list, there’s nothing official to check a quote against. A figure you’re told on a call today may not be the figure in the agreement.
What you can do is build a sense of the range from Lodha’s own filings and its other Bangalore projects. That’s what the next two sections do, with every assumption labelled.
What Lodha’s Investor Deck Suggests
Lodha Developers is listed, so it tells investors things it doesn’t put on project pages. Its investor presentation of 24 April 2026 has a slide on its FY27 launch pipeline, covering April 2026 to March 2027.
| Bangalore, new projects in FY27 | Area | Est. sales value (GDV) | Our average per sq ft |
|---|---|---|---|
| Owned land, 1 project | 0.7 mn sq ft | ₹10.0 bn | About ₹14,300 |
| Joint development, 1 project | 0.9 mn sq ft | ₹10.0 bn | About ₹11,100 |
The deck doesn’t name either project. Lodha Whitefield is the only Bangalore project on Lodha’s site without a RERA registration, so it may be one of the two. That’s our inference, not Lodha’s statement.
Even if it is, an average sales value per sq ft isn’t a price. It blends every home, floor and view, and it’s usually worked out on saleable area, not carpet. Treat ₹11,100 to ₹14,300 per sq ft as a rough marker for what Lodha expects to earn on new Bangalore launches, nothing more.
Our guide to what listed developers tell investors shows how to read these decks for yourself.
A Lodha Benchmark: Elanza
Lodha publishes prices for Elanza, its project off Sarjapur Road in Dommasandra. Lodha’s own price page starts at ₹2.45 Cr for a 3 Bed and ₹2.99 Cr for a 3 Bed + study, with indicative sizes of 1,500 to 2,300 sq ft.
Elanza isn’t a stand-in for Hope Farm. It’s in Anekal taluk, outside BBMP, on 19 acres with 698 homes, and its RERA completion date is 30 September 2031. A site next to a Whitefield metro station could be priced quite differently.
What Elanza does show is how Lodha sells in Bangalore: a published starting price per home type once the project is registered. Expect the same at Hope Farm, and don’t commit until you see it.
The All-In Cost on Every ₹1 Cr
Whatever the price turns out to be, the charges on top are predictable. The project will be sold under construction, so 5% GST applies. Most of Whitefield is inside BBMP, where the stamp duty surcharge is 2% of the duty. The exact survey numbers aren’t public yet, so confirm this on the khata once they are.
| Charge | On every ₹1 Cr |
|---|---|
| Agreement value | ₹1,00,00,000 |
| GST at 5% | ₹5,00,000 |
| Stamp duty at 5% | ₹5,00,000 |
| Cess at 10% of duty | ₹50,000 |
| Surcharge at 2% of duty | ₹10,000 |
| Registration at 2% | ₹2,00,000 |
| Total charges | ₹12,60,000 |
| All-in | ₹1,12,60,000 |
That’s 12.6% on top. If the site turns out to be outside BBMP, the surcharge is 3% of the duty and the total is 12.65%. Scale it to any quote: a ₹3 Cr agreement value comes to about ₹3.38 Cr, and a ₹4 Cr one to about ₹4.5 Cr.
Car parking, clubhouse membership, a maintenance deposit and utility charges are often billed outside the agreement value. Ask for them on the same sheet.
How much of your own cash
Above ₹75 lakh, RBI rules cap a home loan at 75% of the value, and banks don’t fund stamp duty or registration. On every ₹1 Cr, that’s ₹25 lakh of your own plus ₹7.6 lakh in stamp duty, cess, surcharge and registration: about ₹32.6 lakh before GST.
At an assumed 8.5% over 20 years, each ₹1 lakh borrowed costs about ₹868 a month. A ₹75 lakh loan, the 75% on ₹1 Cr, comes to about ₹65,100 a month. That’s an assumption, not a bank quote.
EOI Money and the 10% Rule
Expressions of interest are reportedly being collected for this project. An EOI paid before RERA registration isn’t a booking. There’s no registered project, no approved plan and no price in force, so you can’t hold Lodha to a unit or a rate.
If you pay one, get a receipt that names the amount, says it’s fully refundable, and gives a refund deadline. Our guide on what an expression of interest should say lists the clauses to look for.
Once the project is registered, RERA caps what a promoter can take before a registered agreement for sale at 10% of the price. That’s ₹10 lakh on every ₹1 Cr. Anything more before the agreement is a red flag.
What to Ask For Before You Pay
A call from a sales team isn’t a price. Ask for these in writing:
- The RERA registration number, once Lodha files. Check it on the Karnataka RERA portal.
- The unit: tower, floor, facing and home type being quoted.
- Its RERA carpet area, and whether the rate is on carpet or saleable area.
- The full cost sheet, with floor-rise and view premiums shown separately.
- Every extra charge: parking, clubhouse, maintenance deposit, utilities.
- The payment plan and the completion date that will go into the agreement.
- The EOI terms: amount, refund conditions and how it’s adjusted against the price.
FAQs
What is the Lodha Hopefarm price?
Lodha hasn’t published one. Its Lodha Whitefield page has no price, sizes or RERA number, so ask for a written cost sheet once the project is registered.
Is Lodha Whitefield the same as Lodha Hopefarm?
Yes. Lodha’s page is titled Lodha Whitefield and also uses the name Lodha Hope Farm, for a project at Hope Farm Junction in Whitefield.
Is Lodha Hopefarm RERA registered?
Not as of 28 October 2026. The Karnataka RERA project list shows no Lodha registration or application in Whitefield.
What do taxes and registration add at Lodha Hopefarm?
About 12.6% if the site is inside BBMP, or 12.65% if outside. Every ₹1 Cr of agreement value becomes about ₹1.13 Cr all-in.
How does Lodha price its other Bangalore projects?
At Elanza, off Sarjapur Road, Lodha’s own price page starts at ₹2.45 Cr for a 3 Bed and ₹2.99 Cr for a 3 Bed + study. Hope Farm’s location is different, so its price may be too.
Should I pay an EOI for Lodha Whitefield?
Only a fully refundable amount, with a written receipt and refund deadline. An EOI before RERA registration doesn’t secure a unit or a price.
Sources we checked (28–30 October 2026): Lodha’s Lodha Whitefield project page, Lodha’s investor presentation of 24 April 2026, Lodha’s Elanza price page as recorded on our Elanza listing, and the Karnataka RERA project list. The per-sq-ft averages, cost, cash and EMI figures are our arithmetic. The link between Lodha Whitefield and the FY27 pipeline is our inference. The 8.5% interest rate is an assumption. Statutory rates checked 30 October 2026.
