Hope Farm Whitefield: Where It Is

Hope Farm is a junction, not a village. It sits at the eastern end of the ITPL stretch of Whitefield, PIN 560066, where ITPL Main Road meets Whitefield Main Road.

Lodha describes the location in its own project FAQ as “Hope Farm Junction”, with road links through Whitefield Main Road and Old Madras Road, and the metro station next door.

For the background on the wider suburb, Wikipedia has a short page on Whitefield.

For buyers, the useful way to think about Hope Farm is this: it’s the far end of the ITPL belt, closer to Kadugodi and the Hoskote side than to Marathahalli or the Outer Ring Road.

The Metro at Hope Farm

This is the area’s biggest change in recent years. Namma Metro’s Purple Line has a station at the junction, called Hopefarm Channasandra. It’s one of the Whitefield stations before the Whitefield (Kadugodi) terminus.

Lodha puts its project 1 minute from the station by car. Walk it yourself from the site before you count on it as a daily walk.

The Purple Line runs west through KR Pura into the city. Our guide to the Whitefield metro and the Purple Line lists every station and where the interchanges are.

A station at the corner doesn’t fix every commute. If your office is on the Outer Ring Road, the line doesn’t run there, and you’ll still be on the road.

Jobs and Commutes from Hope Farm

The pull here is the Whitefield tech belt. Lodha’s project FAQ names ITPL, the EPIP Zone, Brigade Tech Park, GR Tech Park and Alembic City, which Lodha calls “home to Google’s largest campus in India”.

These are Lodha’s own travel times by car “during normal traffic”:

Place Lodha’s travel time
Hope Farm metro station 1 min
ITPL Main Road 1 min
Google, Alembic City 5 min
International Tech Park Bengaluru (ITPB) 10 min
Outer Ring Road 30 min

Note the last line. Even Lodha’s own figure puts the Outer Ring Road half an hour away. If you work at Bellandur or Marathahalli, Hope Farm is the wrong end of Whitefield for you.

“Normal traffic” is doing a lot of work in that table. Drive the route at 9 am and 6 pm on a weekday before you rely on any of these.

Schools, Hospitals and Malls

Lodha lists these nearby, with its own car times where it gives them:

Type Place Lodha’s figure
Hospital Manipal Hospital Whitefield 10 min
Hospital Aster Hospital 10 min
Hospital Vydehi Hospital, Sri Sathya Sai Super Speciality Hospital Named, no time given
School National Public School 15 min
School Delhi Public School Whitefield 20 min
School The Deens Academy, Vydehi School of Excellence, Chrysalis High Named, no time given
Mall Nexus Shantiniketan 15 min
Mall Phoenix Marketcity 20 min
Mall Nexus Whitefield, VR Bengaluru Named, no time given
Hotel Bengaluru Marriott 10 min

That’s a well-served list for a suburb. The catch is the school run: 15 to 20 minutes on Lodha’s figures for the two big names, before peak-hour traffic.

BBMP and Paperwork

Most of Whitefield is inside BBMP, now part of Greater Bengaluru. If a site is inside, the stamp duty surcharge is 2% of the duty. Outside, it’s 3%.

On a ₹1 Cr home under construction, that’s the difference between total charges of 12.6% and 12.65%. Small money, but the khata and civic services matter more than the surcharge.

Lodha hasn’t published survey numbers for its Hope Farm site, so we can’t confirm which side of the line it falls on. Ask for the khata and the approved plan before you pay anything.

Projects Around Hope Farm

The new name is Lodha Whitefield, which Lodha’s page title also calls “Lodha Hope Farm”. It’s listed as upcoming. There’s no RERA registration and no application for it on the Karnataka RERA list we checked on 28 October 2026.

Lodha hasn’t published the size, number of homes, towers, price or launch date. Listing sites quote land areas that don’t agree with each other, so we don’t use them.

Elsewhere in Whitefield, we cover registered projects such as Brigade Granada, which is worth comparing if you want something you can book under RERA today.

If you’d rather have a villa than a flat, NVT Oikos in Pattandur Agrahara is a villa project two metro stops west.

The Downsides

The Outer Ring Road is far. Lodha’s own number is 30 minutes, and that’s in normal traffic.

Junction traffic. A metro station, ITPL Main Road and Whitefield Main Road all meet here. That’s good for access and bad for the hour around office start and finish.

Nothing to book yet. The Lodha project is unregistered. Any money you pay now is an expression of interest, not a booking with RERA protection. Our guide on ECC Road, Whitefield covers another part of the suburb with more registered stock.
