Shriram Sarjapur Road price: what to expect before the price list

Shriram Sarjapur Road Price: What to Expect Before the Price List (2026)

There’s no Shriram Sarjapur Road price yet. Shriram Properties hasn’t named the project, registered it on RERA or published a price list. What it has published is enough to work out a ballpark: about 5 lakh sq ft of saleable area worth an estimated ₹550–600 crore. This guide turns those two numbers into what a home might cost, all-in, and explains why the real Shriram Sarjapur Road price could land somewhere else.

Key takeaways

  • Shriram’s own figures imply an average of ₹11,000–12,000 per sq ft of saleable area. That’s our arithmetic, not a Shriram price
  • On that basis, a 1,500 sq ft home would be ₹1.65–1.80 Cr before taxes
  • Taxes and registration add about 12.65% outside BBMP, so ₹1.80 Cr becomes about ₹2.03 Cr
  • The project isn’t on Karnataka RERA, so nothing can legally be sold yet
  • Shriram’s investor presentation puts the launch in January–March 2027

What Shriram Has Published

Everything official comes from two documents: a press release filed with the stock exchanges on 16 February 2026, and Shriram’s investor presentation of May 2026. Here’s what they say about the site:

Detail Shriram’s figure Source
Land About 4 acres, bought outright Press release
Saleable area About 5 lakh sq ft Press release
Gross development value About ₹550–600 crore Press release
Product Apartments, “premium high-rise” Both
Area in the launch plan 0.51 million sq ft Investor presentation
Launch “Latter part of 2026” / Q4 FY27 Press release / presentation

Two things that decide the Shriram Sarjapur Road price are missing: the size of each home and the rate per sq ft. Shriram hasn’t said whether this will be 2, 3 or 4 BHK, how many homes there will be, or how tall the towers are.

The launch date has also slipped on paper. In February, Shriram said the latter part of 2026. In May, the presentation listed it for Q4 of FY27, which is January to March 2027, with “plan submission work in progress”.

The Implied Shriram Sarjapur Road Price

Gross development value is what a developer expects to collect from selling everything. Divide it by the saleable area and you get an average rate:

  • ₹550 crore ÷ 5 lakh sq ft = ₹11,000 per sq ft
  • ₹600 crore ÷ 5 lakh sq ft = ₹12,000 per sq ft

That’s our arithmetic from Shriram’s numbers. It isn’t a Shriram Sarjapur Road price, and Shriram hasn’t quoted any rate. Here’s what that range would mean for a few home sizes, purely as an illustration:

Saleable area (illustration) At ₹11,000 per sq ft At ₹12,000 per sq ft
1,200 sq ft ₹1.32 Cr ₹1.44 Cr
1,500 sq ft ₹1.65 Cr ₹1.80 Cr
1,800 sq ft ₹1.98 Cr ₹2.16 Cr

These sizes are ours too, and so is every Shriram Sarjapur Road price in the table. Shriram hasn’t published a single floor plan, so treat the table as a way to size your budget, not a quote.

Shriram Sarjapur Road Price, All-In

Whatever the Shriram Sarjapur Road price turns out to be, a home bought before completion carries 5% GST. On top of that come stamp duty at 5%, cess at 10% of the duty, a surcharge on the duty and registration at 2%.

The surcharge depends on where the site is. It’s 3% of the duty outside BBMP and 2% inside. Shriram hasn’t given the exact address. Dommasandra and most Anekal-taluk villages on Sarjapur Main Road are outside BBMP, so we’ve used 3%. Our guide to buying property outside BBMP limits covers what else changes, from khata to water.

Charge ₹1.65 Cr home ₹1.80 Cr home
Agreement value ₹1,65,00,000 ₹1,80,00,000
GST at 5% ₹8,25,000 ₹9,00,000
Stamp duty at 5% ₹8,25,000 ₹9,00,000
Cess at 10% of duty ₹82,500 ₹90,000
Surcharge at 3% of duty ₹24,750 ₹27,000
Registration at 2% ₹3,30,000 ₹3,60,000
Total charges ₹20,87,250 ₹22,77,000
All-in ₹1,85,87,250 ₹2,02,77,000

That’s 12.65% on top of the Shriram Sarjapur Road price. If the site turns out to be inside BBMP, the surcharge on a ₹1.80 Cr home drops to ₹18,000 and the all-in figure to ₹2,02,68,000. The difference is small, but check the khata anyway.

None of this includes car parking, clubhouse membership, a maintenance deposit or utility charges, which builders usually bill separately.

How Much Cash You’d Need

At any likely Shriram Sarjapur Road price, the home costs more than ₹75 lakh, so RBI rules cap a home loan at 75% of the value. Banks don’t fund stamp duty, cess, surcharge or registration either. On our two illustrations, your own money before GST looks like this:

Home (illustration) Your 25% Stamp duty, cess, surcharge, registration Own cash before GST
₹1.65 Cr ₹41,25,000 ₹12,62,250 ₹53,87,250
₹1.80 Cr ₹45,00,000 ₹13,77,000 ₹58,77,000

Add the GST if your bank won’t include it in the loan: another ₹8.25–9 lakh. So plan on something like ₹54–68 lakh of savings for a home in this range.

Why the Launch Price Could Be Higher

Here’s the honest catch with this whole exercise. A GDV figure is an average across the life of a project, and it’s an estimate made months before launch. Several things push the real Shriram Sarjapur Road price above it:

  • Launch-phase pricing. The average includes every home, from the cheapest low-floor unit to the best top-floor one.
  • Price rises during sales. Developers usually raise rates as a project sells, so the first homes can be cheaper than the average, and the later ones dearer.
  • Area definitions. Saleable area includes common areas. Your carpet area will be well below it, so the rate per sq ft of usable floor is higher than ₹11,000–12,000.
  • The press release said “premium”. Shriram describes itself as a mid-market and mid-premium developer, and this site as a premium high-rise. That points to the top of its range, not the bottom.

Until there’s a price list, our guide on what to do when the price is “on request” is the best way to handle any figure a broker gives you.

Against Lodha Elanza

The nearest published price to set against a future Shriram Sarjapur Road price is Lodha Elanza on the Varthur–Sarjapur Road at Dommasandra. Lodha’s own price page lists ₹2.45 Cr+ for its 3 Bed and ₹2.99 Cr+ for the 3 Bed with study, and the project is RERA-registered. Our Lodha Elanza page has the details.

Lodha gives sizes of 1,500 to 2,300 sq ft as indicative and doesn’t pair a size with the ₹2.45 Cr. If that price bought a 1,500 sq ft home, it would be about ₹16,300 per sq ft. That’s our pairing and may not be right, but it shows how far a launch price can sit from an average implied by GDV.

The bigger difference is legal, not financial. Lodha Elanza can be sold. Shriram’s project can’t, until it’s registered.

What to Ask For

If anyone is taking money for this project now, it can only be an expression of interest. The RERA Act doesn’t allow a project to be advertised or sold before registration. Look it up on the Karnataka RERA portal before you pay anything.

When the Shriram Sarjapur Road price list arrives, ask for:

  • The rate per sq ft, and whether it’s on carpet or saleable area
  • The RERA carpet area of the exact home you’re quoted
  • Floor-rise, facing and corner premiums, line by line
  • Car parking, clubhouse, maintenance deposit and utility charges
  • The payment plan, and how much is due before the agreement is registered
  • The company name on the agreement. Shriram uses several in Karnataka
  • The exact survey numbers, so you can check the khata and the BBMP status

FAQs

What is the Shriram Sarjapur Road price?

Shriram hasn’t published one. Its figures of about 5 lakh sq ft and ₹550–600 crore imply an average of ₹11,000–12,000 per sq ft of saleable area. That’s our arithmetic, not a Shriram price.

What would a 1,500 sq ft home cost all-in?

At the implied range, ₹1.65–1.80 Cr before taxes. With GST, stamp duty, cess, a 3% surcharge and 2% registration, that’s about ₹1.86–2.03 Cr outside BBMP.

Is the Shriram Sarjapur Road project RERA-registered?

No. It wasn’t on the Karnataka RERA list on 28 October 2026, so it can’t legally be sold yet.

When will Shriram launch on Sarjapur Road?

Shriram’s February press release said the latter part of 2026. Its May 2026 investor presentation listed Q4 FY27, which is January to March 2027.

How much cash would I need?

On a ₹1.80 Cr home with a 75% loan, about ₹58.77 lakh before GST: your 25% share plus stamp duty, cess, surcharge and registration.

Is it cheaper than Lodha Elanza?

Possibly, but nobody can say yet. Lodha publishes ₹2.45 Cr+ for its 3 Bed. Shriram hasn’t published any price, and launch prices often sit above a GDV average.

Sources we checked (29 October 2026): Shriram Properties’ press release of 16 February 2026, its FY26 investor presentation (May 2026) and Q1 FY27 earnings call transcript (August 2026), the Karnataka RERA project list, and Lodha’s published prices as recorded on our Lodha Elanza page.
