New projects in Hoskote, 2026: RERA registrations by Sobha, Godrej, Sumadhura and Assetz

New Projects in Hoskote: Every Big-Builder RERA Registration of 2026

New projects in Hoskote are arriving faster than ever. Karnataka RERA approved 45 projects in Hoskote taluk between January and late October 2026, more than in the whole of 2025. Most are small layouts. But Sobha, Godrej, Sumadhura, Assetz and Sowparnika all registered here this year. We pulled their certificates and set out where each one is, when it’s due, and how to compare them.

Key takeaways

  • Hoskote taluk had 45 RERA approvals dated 2026 by 23 October, against 41 in all of 2025
  • The big names include Sobha OneWorld, Godrej Florenne, Godrej Parkshire, Sumadhura Belfort, Assetz Naru & Nami and Sowparnika The Native
  • RERA completion dates for these new projects in Hoskote run from December 2029 to August 2033
  • “Hoskote” on an ad can mean anywhere in a 294-village taluk. The certificate names the actual village
  • The certificate doesn’t say whether a project is flats, villas or plots. Ask, and check the filing

How Many New Projects in Hoskote

To count new projects in Hoskote, start with the code. Karnataka RERA gives each taluk one, and Hoskote’s is 1250/304, and it’s in every project number registered there. We counted every one on the RERA list on 23 October 2026.

Year RERA approvals in Hoskote taluk
2025 (full year) 41
2026 (to 23 October) 45

So 2026 has already passed 2025, with two months to go. That’s the clearest sign of how many new projects in Hoskote are on the way.

Most new projects in Hoskote come from smaller local firms, and many of the names suggest plotted layouts. The national and big Bengaluru names are a smaller group, and they’re the ones covered below. For the corridor itself, see our Old Madras Road and Hoskote guide.

The Big-Builder Registrations

Here are the new projects in Hoskote from large developers, taken from the RERA certificates. The village is the one on the certificate.

Nagarjuna Mizar Kolathuru 2 May 2026 31 Dec 2029

Sowparnika The Native Poojena Agrahara 1 Oct 2026 31 Aug 2033
Assetz Naru & Nami Ph 1 Dandupalaya 8 Oct 2026 31 Jan 2032

There’s more behind some of these new projects in Hoskote. Sobha registered six One Residences phases on the same day. Godrej added Florenne Phases II and III in September and October. Nagarjuna registered a second project, Alcor, alongside Mizar.

Two of these new projects in Hoskote have pages on our site. See Sobha OneWorld, with six One Residences phases.

The other is Assetz Codename Sublime, which Assetz has registered as Naru & Nami.

Which Hoskote?

Hoskote taluk has 294 villages in five hoblis. When an ad says “Hoskote”, the project could be on Old Madras Road, the Whitefield–Hoskote road or well off either.

The certificates show how spread out these new projects in Hoskote are. Most are in Kasaba hobli, around the town: Dandupalaya, Kolathuru, Nadavathi, Amanidoddakere, Poojena Agrahara and Sarkariguttahalli. DS Max Skysampurn is in Anugondanahalli hobli, a different part of the taluk.

Do this first: take the village name off the certificate and find it on a map yourself. Then drive it from your office at peak hour. Two new projects in Hoskote can be many kilometres apart.

Some ads go further and call Hoskote “Whitefield”. Our post on “Greater Whitefield” explains why.

The metro is another reason to check: the Purple Line ends at Whitefield (Kadugodi), short of Hoskote. Our Whitefield metro guide has the stations.

Completion Dates Compared

The spread is wide. Nagarjuna Mizar is due by the end of 2029. Sowparnika The Native has until August 2033. That’s nearly four years apart for new projects in Hoskote registered within months of each other.

  • By 2030: Mizar (Dec 2029), Belfort (Aug 2030), Florenne (Sep 2030), Parkshire (Dec 2030)
  • 2031 to 2032: Skysampurn (Jun 2031), Naru & Nami (Jan 2032), One Residences Ph 1 (Jul 2032)
  • 2033: The Native (Aug 2033)

A longer date isn’t worse in itself. A large project simply takes longer to build. But it’s more time paying rent alongside an EMI. Our guide to the cost of carry on a long possession date does the sums.

Plan on the RERA date, not the brochure date. Portals listing new projects in Hoskote often print an earlier one.

What Buying Here Costs

All the new projects in Hoskote sit outside the old BBMP limits. That means the 3% surcharge on stamp duty, not 2%. Here’s what that adds on each ₹1 Cr of agreement value for an under-construction home.

Charge Per ₹1 Cr
GST at 5% ₹5,00,000
Stamp duty at 5% ₹5,00,000
Cess at 10% of duty ₹50,000
Surcharge at 3% of duty ₹15,000
Registration at 2% ₹2,00,000
Total ₹12,65,000 (12.65%)

Plots among the new projects in Hoskote are different: no GST on land, but stamp duty and registration still apply. Our guide to property outside BBMP limits covers khata and tax too.

For corridor rates, see our page on Old Madras Road property prices.

How to Compare Them

When you shortlist new projects in Hoskote, line them up on the same five facts. All of them are on the RERA filing or should be in writing from the builder.

  1. Village and survey number, from the certificate
  2. RERA completion date, not the marketing one
  3. Price per sq ft of RERA carpet, with parking, club and deposits added
  4. Water source: municipal line, borewell or tanker
  5. Phase: which towers your registration actually covers

Then, for each of the new projects in Hoskote on your list, visit a finished project by the same builder. Our guide to visiting a developer’s completed project lists what to look at.

For the water question, read our post on borewells and tankers.
