Villas in Budigere Cross are where many East Bengaluru families end up once they’ve priced a villa in Whitefield and winced. The junction on Old Madras Road has open land, a short run to Whitefield and an airport route that skips Hebbal. It also has no metro, thin civic services and a water question every buyer has to answer. This guide covers what’s on sale, how to read a villa price, what you’ll really pay, the checks that matter outside BBMP limits, and who a villa here suits.
Key takeaways
- Budigere Cross is a junction on Old Madras Road between KR Puram and Hoskote, not Budigere town further north
- At NVT Under the Open Sky, channel partners quote ₹5.11–6.42 Cr for 4 BHK villas on plots of 1,824–2,336 sq ft
- Judge a villa on its land rate, not just its built-up rate: around ₹28,000 per sq ft of plot here against about ₹35,600 at a villa project inside Whitefield
- Most land here is outside the old BBMP limits, so expect a 3% stamp duty surcharge, a panchayat property record and a water plan you need in writing
- It’s a home or a long hold. Rents don’t come near a 3% gross yield at these prices

Where Budigere Cross Is
The name trips people up. Budigere is a small town in Devanahalli taluk, well north of the city. Budigere Cross is a junction on Old Madras Road (NH-75), roughly 10 km past KR Puram and about the same distance short of Hoskote, where the road to Budigere and the airport branches north.
When a villa developer says “Budigere Cross”, they usually mean one of the villages around that junction. NVT’s brochure for Under the Open Sky, for example, gives Nimbekaipura village in Bidrahalli Hobli, with the pin code 560049.
Developers selling villas in Budigere Cross also like to say “near Whitefield”. On a map, that’s fair. At 9am, it’s a separate trip.
Our Budigere Cross area guide covers schools, shops, hospitals and roads in more detail. This piece sticks to villas in Budigere Cross.
Why Villa Buyers Look at Budigere Cross
Three reasons come up again and again when families shortlist villas in Budigere Cross.
Land. Villas in Budigere Cross exist because a villa needs a plot, and Whitefield ran out of affordable ones years ago. Around the junction there’s still room for gated villa communities of 6 to 14 acres.
Price. The same rupee buys a bigger plot here than in Whitefield, which is why villas in Budigere Cross keep getting shortlisted. More on the numbers below.
The airport. Heading north from the junction towards Devanahalli avoids Hebbal. For a family that flies often, that’s worth a lot.
There’s a fourth, quieter reason: the developers already building here. When a builder has finished one project nearby, you can go and see how it aged. That’s rare in a new micro-market, and it’s one of the better reasons to look at villas in Budigere Cross.
Villas in Budigere Cross: What’s on Sale in 2026
We only name projects whose details we’ve read on the developer’s own website. Several other projects are marketed as villas in Budigere Cross; treat their figures with care until you’ve seen the builder’s documents and the RERA record.
Two projects by one builder show the range well. NVT Quality Lifestyle lists both as Budigere projects on its website.
| Project | Status | Size | Villas | Built-up area |
|---|---|---|---|---|
| NVT Stopping by the Woods | Completed | 14 acres | 124 | 2,981 sq ft (4 BHK + home office + activity room) |
| NVT Under the Open Sky | Under construction | 6.5 acres | 74 | 3,446–4,240 sq ft (4 BHK, three types) |
Those numbers tell you something about density. Stopping by the Woods works out to about 9 villas an acre; Under the Open Sky to about 11. Both are far lower than an apartment tower on the same land, which is the point of buying a villa.
You can read the completed project’s details on NVT’s Stopping by the Woods page. More useful still is a visit: ask residents how the roads, water and clubhouse hold up years after handover.
For NVT’s full record, including what it doesn’t publish, see our guide to NVT Quality Lifestyle projects.
Plot sizes to expect: at Under the Open Sky, plots run from 1,824 sq ft (32 ft × 57 ft) to 2,336 sq ft (32 ft × 73 ft). That’s typical of new villas in Budigere Cross. Ask for the plot dimensions of your exact villa number on the approved layout, not the brochure average.
How to Read the Price of Villas in Budigere Cross
Apartment buyers compare price per sq ft of built-up area, and many do the same with villas in Budigere Cross. With a villa, that number hides the thing you’re really paying for: land.
Take the three villa types at NVT Under the Open Sky, using the prices channel partners quote (approximately all inclusive, October 2026).
| Villa type | Plot | Built-up | Quoted price | Per sq ft built-up | Per sq ft of plot |
|---|---|---|---|---|---|
| Celeste | 1,824 sq ft | 3,446 sq ft | ₹5.11 Cr | ~₹14,800 | ~₹28,000 |
| Breeze | 2,144 sq ft | 3,930 sq ft | ₹5.88 Cr | ~₹15,000 | ~₹27,400 |
| Aurora | 2,336 sq ft | 4,240 sq ft | ₹6.42 Cr | ~₹15,100 | ~₹27,500 |
The per-sq-ft columns are our arithmetic, and they’re the fairest way to compare villas in Budigere Cross. Notice the smallest villa is the dearest per sq ft of land. That’s common: the entry type sells fastest, so it carries a premium.
Now compare a villa inside Whitefield. At NVT Oikos in Pattandur Agrahara, a channel partner quotes ₹6.55 Cr for a 1,840 sq ft plot, about ₹35,600 per sq ft of land. So a similar-sized plot costs roughly a quarter less among villas in Budigere Cross. That gap is the whole case for buying here, and it’s also what you give up in metro access and finished roads.
Apartments around the junction were quoted near ₹12,500 per sq ft in mid-2026. Our breakdown of Old Madras Road property prices has the sources and the rental side.
Ask for carpet area. NVT’s brochure says its prices are based on carpet area, and few villa builders publish it. Get the RERA carpet figure for your villa before you compare rates across projects.
What You’ll Actually Pay
Here’s the gap between a quoted price and your cheque, using two villas in Budigere Cross at NVT Under the Open Sky. The site is outside the old BBMP limits, so the surcharge is 3% of stamp duty.
| Item | Celeste at ₹5.11 Cr | Aurora at ₹6.42 Cr |
|---|---|---|
| Agreement value | ₹5,11,00,000 | ₹6,42,00,000 |
| GST at 5% | ₹25,55,000 | ₹32,10,000 |
| Stamp duty at 5% | ₹25,55,000 | ₹32,10,000 |
| Cess at 10% of duty | ₹2,55,500 | ₹3,21,000 |
| Surcharge at 3% of duty | ₹76,650 | ₹96,300 |
| Registration at 2% | ₹10,22,000 | ₹12,84,000 |
| All-in | ₹5,75,64,150 | ₹7,23,21,300 |
That’s about 12.7% on top. The quotes already include club, corpus and deposits, but they don’t say whether GST is in. If it is, take the GST row off.
Karnataka doubled registration to 2% on 31 August 2025, so a cost sheet from before then understates it. Our guide to registration charges in Karnataka shows how each charge is worked out.
Not in the table for these villas in Budigere Cross: preferred location charges for corner or park-facing villas, franking and monthly maintenance. Get each as a line item.
Checks for Villas in Budigere Cross, Outside BBMP Limits
Much of the land around the junction is under village panchayats, not the city corporation. That changes four things for anyone buying villas in Budigere Cross.
Water
Many projects rely on borewells and tankers rather than a Cauvery connection. A villa family uses more water than a flat, and gardens drink. Water is the first thing to settle for villas in Budigere Cross. Ask where the water comes from, how deep the borewells are, whether there’s a treatment plant and who pays for tankers if the borewells fail.
Property record and tax
Outside BBMP, the property record and tax usually come from the panchayat, often through e-Swathu. Ask which record your villa will get, and whether the layout is approved by a planning authority. Our guide on how to verify plot approval in Bangalore lists the documents to see.
Stamp duty surcharge
It’s 3% of the duty outside BBMP rather than 2%. On a ₹5.11 Cr villa that’s about ₹25,550 extra. Small, but it should be on the cost sheet.
Lift and stairs
New villas in Budigere Cross are usually ground plus two floors. At Under the Open Sky, NVT’s plans show a lift in two of the three types and none in the third. If parents will live with you, check this villa by villa. Our guide to the home lift for a villa covers costs and safety.
Verify the RERA record yourself. Search the project on the Karnataka RERA portal and read the completion date and quarterly updates. Don’t rely on a date in a sales message.
Commute Reality
Commute is where villas in Budigere Cross win or lose. Sources differ on distances, partly because “Budigere Cross” covers several kilometres of road. These are the ranges we’ve used.
| Destination | Distance | Our comment |
|---|---|---|
| Whitefield / ITPL | 10–13 km by road | The easy commute, if you avoid KR Puram |
| KR Puram | 10–13 km | One of the city’s slowest junctions at peak |
| Kempegowda Airport | 24–30 km | Via Budigere, skipping Hebbal |
| Nearest metro | Whitefield (Kadugodi) | No station near the junction |
A KR Puram–Hoskote metro extension was only at the feasibility-study stage as of January 2026. Don’t price villas in Budigere Cross on it.
The Satellite Town Ring Road section from Doddaballapur to Hoskote has been open since March 2024. It mostly helps freight and trips around the city, not your daily drive to an office.
The Downsides
Say these out loud before you book one of the villas in Budigere Cross.
- No metro for years. The extension isn’t sanctioned.
- City-bound traffic. If you work in Indiranagar, Koramangala or the CBD, every trip goes through KR Puram.
- Hospitals. The large multi-specialty hospitals are in Whitefield and beyond. Time that drive if someone at home needs regular care.
- Construction. Several big apartment launches will keep trucks and dust on the roads for years.
- Resale. Few buyers shop above ₹5 Cr, and identical villas in one project compete with each other.
And the rental maths. All-in at about ₹5.76 Cr, a 3% gross yield needs about ₹1.44 lakh a month in rent. Rents for villas in Budigere Cross aren’t close. If you’re weighing a villa against a flat as an investment, our comparison of villa plots and apartments sets out the trade-offs.
Who Villas in Budigere Cross Suit
It works if
- you work in Whitefield, ITPL, EPIP or Hoskote’s industrial belt
- you fly often and like an airport route without Hebbal
- you want a garden and a private plot for less than Whitefield charges
- you’ll stay ten years or more, which is how villas in Budigere Cross make sense
It doesn’t work if
- you commute towards the city centre every day
- you need the metro or a big hospital close by
- you want rental income
