Ruchira Projects is a young East Bengaluru developer that’s about to try something much bigger than anything it has finished. Founded in 2014, it has delivered mid-size apartment projects around Whitefield. Its new launch, Ruchira The Rise at Budigere Cross, is two towers reaching 511 ft. If Ruchira is on your shortlist, this guide covers what the company has built, what it publishes about itself, what we couldn’t confirm, and how to check the rest before you pay a token amount.
Key takeaways
- Ruchira Projects was founded in 2014 by Ram Goniguntla and works almost entirely in East Bengaluru
- Completed projects include Ruchira Iris (Whitefield), Aarna (Immadihalli) and Lilium (Kadugodi)
- Ruchira The Rise is a big step up: press coverage describes it as the developer’s first tower above 40 floors

In this guide
A note on method. Everything here comes from Ruchira’s own websites, press coverage and RERA records as shown on aggregator sites. Where sources disagree, we say so. We don’t give a rating, because a rating built from marketing material would only be a guess.
Who Ruchira Projects Is
Ruchira Projects is a Bengaluru residential developer. Its project microsite says the company was founded in 2014 by Ram Goniguntla, and the main company website describes him as an IIM Bangalore alumnus. Press coverage in 2026 described the firm as having “13+ years” of experience. That’s a slightly different figure from 2014, which may reflect experience before the company was formed.
Its office is in Whitefield, and nearly all its projects are in East Bengaluru: Whitefield, Kadugodi, Immadihalli, Kannamangala and now Budigere Cross. That focus is a point in its favour. A developer that knows a few square kilometres well usually handles local approvals, land titles and contractors better than one spread across the city.
The legal entity matters more than the brand. For Ruchira The Rise, an aggregator’s copy of the RERA record names the promoter as Ruchira Developers LLP. An LLP is a common structure for Indian developers, but it means the entity on your agreement may be different from the one behind earlier projects. Check the promoter name on each project’s RERA record.
Why this matters: if something goes wrong, your claim is against the promoter named on the RERA certificate. Read that name, and ask how it relates to the Ruchira Projects brand, before you pay.
What Ruchira Has Built
Here’s the Ruchira Projects portfolio as the company and press coverage describe it in 2026.
| Project | Where | Status |
|---|---|---|
| Ruchira Iris | Whitefield | Completed |
| Ruchira Aarna | Immadihalli | Completed |
| Ruchira Lilium | Kadugodi | Completed |
| Ruchira Park East | Kannamangala | Under way |
| Ruchira Villa Feliz | Off Sarjapur Road | Under way |
| Ruchira The Rise | Budigere Cross | New launch, 2026 |
| Villas, a high-rise and a plotted project | Kolathur, Varthur and STRR Hoskote | Upcoming, per press |
We couldn’t find the size, unit count or handover date for each completed project from a reliable source, so we haven’t printed them. Ask Ruchira Projects for that list, with occupancy certificate dates. A developer with a good record should be glad to share it.
Three completed projects in about twelve years is a modest record. It’s normal for a developer this age, and it gives you real buildings to visit. That’s the most useful thing you can do before you book with any developer.
The Step Up: Ruchira The Rise
Ruchira The Rise is a different scale from anything Ruchira Projects has delivered:
- two towers, G+34 and G+42, joined by a Sky Bridge at level 34
- a total height of 511 ft, about 156 m
- 342 homes on 4 acres, from 2 BHK to 4 BHK and duplexes
- a registered completion date of 30 October 2031
Press coverage describes it as the developer’s first tower above 40 floors. Tall towers aren’t just bigger mid-rise buildings. They need stronger foundations, wind and seismic design, high-speed lifts, refuge floors, pressurised fire stairs and much more careful site logistics. A sky bridge between two towers adds its own engineering on top.
None of that is unusual for an experienced high-rise team. The question is who’s on Ruchira’s team. Ask Ruchira Projects to name the structural consultant, the main contractor, the lift supplier and the façade consultant for The Rise. Then look up those firms’ own records. On a 42-floor building, their experience matters as much as the developer’s.

What We Couldn’t Confirm About Ruchira Projects
- Delivered area and families housed. The company website has counters for these, but in October 2026 they showed placeholder values (“0M+” and “0+”) rather than real figures.
- On-time delivery. We couldn’t find a reliable comparison of promised and actual handover dates for Ruchira’s completed projects.
- RERA complaints and orders. None turned up in our searches. The K-RERA portal doesn’t allow automated searches, so check it by hand.
- Press independence. Much of the 2026 coverage of Ruchira The Rise is a single paid press release syndicated across several news sites. It counts as one developer-supplied source, not several independent ones.
None of these is a finding against Ruchira Projects. They’re the gaps a buyer should close before booking, and a developer can usually close them in a day if the answers are good.
Small Developers vs Big Names
Most people considering Ruchira Projects are also looking at a national or long-established Bengaluru developer on the same corridor. Here’s what changes.
Price. Ruchira’s own FAQ says The Rise is priced below comparable Whitefield launches. Smaller developers often are, partly because they don’t carry a big brand premium.
Track record. Large developers have dozens of finished buildings and active resident groups you can talk to. A younger developer has a handful, so each visit counts for more.
Financial depth. If sales slow, a larger company can usually fund construction from elsewhere. A smaller one leans more on customer payments. RERA requires 70% of collections to go into a project escrow account, which helps, but ask how much of the project is funded by bank loans versus your instalments.
Attention. At a big developer your project is one of many. At a smaller one it may be the flagship, and The Rise clearly is. That can mean more care, or more strain.
Neither is automatically safer, whether you pick Ruchira Projects or a bigger name. Compare like with like: the same configuration and carpet area, the same handover year, and each developer’s record on its last three completed buildings.
How to Check Ruchira Projects in a Week
The same seven steps work for Ruchira Projects or any developer.
- Ask for the completed-project list with occupancy certificate dates, and pick the two oldest.
- Walk those buildings. Look at a top-floor lobby, the basement after rain, the lifts, the clubhouse and the external paint.
- Talk to two residents, ideally from the association. Ask what took longest to fix and whether the developer responded.
- Search the K-RERA portal at rera.karnataka.gov.in for the promoter names, and read the completion dates and any extensions.
- Check for complaints and orders against those promoters on K-RERA, and search consumer forum judgments.
- Look up the company filings on the government MCA portal: partners or directors, and any charges registered.
- Name the high-rise team. For The Rise, get the structural consultant, contractor and lift supplier in writing.
The step people skip is number 3. Residents will tell you how a developer behaves after the last flat is sold, and no brochure can.
Ten Questions to Ask Ruchira Projects Before You Book
Take this list to the sales office. Write down the answers, and ask for the important ones in writing.
- Which entity is the promoter on the RERA certificate, and how is it related to Ruchira Projects?
- Can you share every completed project with its occupancy certificate date?
- How many months late, if at all, was each completed project against its RERA date?
- Who are the structural consultant, main contractor and lift supplier for this project?
- How is construction funded: bank loan, equity, or mainly customer instalments?
- Which floors carry homes, and what’s the floor-rise charge per floor?
- When will the clubhouse and shared amenities be handed over, relative to my tower?
- What’s the water source, and is there a BWSSB connection plan?
- What’s the expected maintenance rate per sq ft, and what does it cover?
- Will the specification schedule, with brand names, be attached to my agreement?
Good answers come quickly and in writing. If questions 2, 3 or 4 get vague replies, treat that as a finding in itself.
Reading developer marketing
One habit helps with any builder. Separate what’s in a legal document from what’s in a brochure. The RERA filing, the sale agreement and the specification annexure bind the developer. Renders, “100+ amenities” counts and phrases like “one of the tallest” don’t. With Ruchira Projects, the microsite is unusually detailed on areas, which is good. Still, the agreement is what you can enforce, so check that its numbers match.
Our Read on Ruchira Projects
Ruchira Projects is a focused, young East Bengaluru developer with a few completed buildings you can visit. Its project materials are more detailed than most. The Rise microsite publishes RERA carpet areas, balcony areas and super built-up areas side by side, which plenty of larger developers don’t do.
The open question is scale. Going from mid-size projects to a 511 ft twin tower is a big step, and the company’s public record doesn’t yet show it can do that. That’s not a reason to walk away. It’s a reason to do the checks above more carefully than you would with a developer that has built ten towers this tall.
